DWELLING 1: MAIN HOUSE

Ground floor: Bedroom 1: Queen Bed + ensuite, Bedroom 2: Queen Bed, Bedroom 3: 2 Single beds. Main bathroom. Cinema room.
First floor: Bedroom 1: Queen Bed + ensuite, powder room. Kitchen and living space. Study.
Head to the top deck for tranquillity and the Peninsula's breathtaking ocean views, with a clear view of the Melbourne CBD skyline. Great hideaway to catch some rays and quiet time. A great space for families to gather especially on a warm evening to watch the sunset.
First floor features a fully equipped kitchen and outdoor decking with large outdoor dining table. You can be sizzling lunch on the BBQ, whilst looking beyond to the ocean views and keeping an eye on the children playing in the pool below.
On the ground floor, gather for a movie in the cinema room. Settle into reclining chairs watching on a 75” screen TV with 5.1 surround sound.
A pool table on the outdoor balcony adjacent to the cinema room keeps the family together and entertained. A change in temperature does not mean the end of fun, the same decking has an outdoor inbuilt gas fireplace heater so that you can huddle under blankets whilst sipping hot chocolate, playing card and board games. The entertaining space allows for everyone to choose their space and activity whilst still being together.
The garage has a 2-car garage under lock and key, and another 2 cars can remain in the driveway behind the electric gate.
DWELLING 2: POOL HOUSE BAR and STUDIO
Total: Bedroom 1: Queen bed + ensuite. Kitchen. Main bathroom. Studio space.
Of an evening, the adults can gather for cocktails, music and their turn in the heated pool and spa. The pool house bar opens to another fully equipped kitchen where you can cook and serve snacks and drinks. The space and pool light up to provide a resort style feel.
The studio room can be used for craft painting, lounging, or playing music on the piano keyboard.
The property features a 7m in-ground magnesium salted solar heated pool and spa. Inflatable toys, cushions, chairs are provided.
DWELLING 3: BUNGALOW
Total: 2 Queen beds in the living area. Kitchen. Main bathroom.
An entire family with 2-3 children can use this space as their room or alternatively a great sleeping and playing hub for the kids. Board games, Nintendo Wii, and their own TV. Basic kitchen facilities are all within the bungalow.
Note: there is another single mattress bed that can be used in this room.
Internet WIFI covers the property.
All dwellings have air conditioner and heating facilities.

* WE DON’T ACCEPT ANY BOOKING RELATED TO END-OF-SCHOOL BREAK UPS OR ANY TYPE OF GATHERING, PARTY OR EVENT.
* WIFI INTERNET AVAILABLE.
* MAXIMUM NUMBER OF GUESTS IS 15.
* SORRY NO PETS, NO SCHOOLIES AND NO SMOKING (INSIDE AND OUT).
* MUST ABIDE BY MORNINGTON PENINSULA SHIRE COUNCIL 'Short Stay Rental Accommodation Local Law', NAMELY:
- Unacceptable behaviour includes loud:
- Aggressive behaviour;
- Yelling, screaming and arguing; and
- Cheering, clapping and singing.
- Off street parking for all occupants’ motor vehicles
- Additional accommodation is not allowed on site by way of tents, caravans, campervans or similar facilities
- Outdoor areas including swimming pools, spas, outdoor decking and balconies are not to be used between 11.00 pm to 7.00 am
- Excess waste to be removed
