Summary:
Base Camp 49 is a new purpose built campus of four two-bedroom nightly rental homes, sleeping up to six guests each located on the ski trails in the heart of Mazama and the bank of the Methow River. All cabins enjoy private covered patios with dining, private propane fire pits, courtyards and stunning views in all directions.
Designed by one of the North-West's award winning architects, built to the highest standards and quality at every level, and tastefully furnished with modern décor and the perfect place to relax and build memories. The individual units are named after the nearby mountains: Goat Peak, Sandy Butte, Flagg Mountain and Lucky Jim Bluff.
The Space:
Basecamp 49’s four detached guest suites each have 2 bedrooms, 2 bathrooms, and an open-plan living space. The Master Bedroom has a queen bed and a private bathroom with direct access to the patio. The guest bedroom has a queen bed and a twin-size bunk bed.
The main living space has a well-equipped modern kitchen, dining table for six, with breakfast bar area seating four, a large sectional sofa provides ample room for six to spread out and relax. The living room has floor to ceiling windows and sliding doors opening onto the private covered patio.
The units are heated with radiant floors and air conditioning when the summer days heat up. There is wood burning stove to enjoy in the winter months as the snow falls. Each has a full size washer & dryer in case you need to clean some laundry after a long hike out in the wilderness.
There is large common grass courtyard for enjoyment of all guests adjoining the bank of the Methow River, each guest suite has yard games such as cornhole and bocce ball. There are also two large community wood burning fire pits on the campus for guests to use during certain hours and seasons.
The Neighborhood:
Base Camp 49 is located on the Methow River at the iconic Mazama Corner meadows. Conveniently located close to the junction of Lost River Road and State Route 20 on a private road. In front of the property is the Mazama Corner field which is a conservation easement with the Methow Conservancy, the winter-time ski trail John’s Way crosses this field providing convenient access to the Methow Trails network. The Methow Community trail for biking, walking, running, and skiing is adjacent to the campus as well along with the Mazama Trailhead just a few quick minutes away. The property also enjoys a private riverfront on the Methow River, and some of the best mountain views in Mazama.
It is a ½ mile, under 10 minute walk to the Mazama Store with its amazing bakery, well stocked grocery and ‘a little bit of everything good’. Further afield it’s a 22 minute drive to the Cutthroat Lake trailhead, 24 minutes to Washington Pass and 28 minutes to Maple Pass trailhead (*drive times according to google maps), making this a very convenient location for exploring the North Cascades National Park with its many world-class hiking trails. Great for beating the crowds and snagging a trailhead parking spot at peak seasons.
Getting Around:
Getting here: May to November, from Seattle and the westside, you can drive over State Route 20 and Washington Pass (check WSDOT for closures). Alternate, and winter routes from Seattle are via I90, Snoqualmie Pass and Bluett Pass, or via highway 2 over Stevens Pass (check WSDOT for driving conditions). Combine these routes and you have the scenic Cascade Loop. The nearest major airports are Spokane International Airport at 180 miles (year round) and Seattle-Tacoma International Airport (190 miles in summer / 260 miles in winter). Regional flights are also available at Pangborn Memorial Airport in Wenatchee located 102 miles away.
Getting Around: The location is walking distance from the Mazama Store and Trailhead. Winthrop is under 20 minutes drive / 14 miles south on 20. Methow Motion provides a private car service throughout the Methow valley.

Base Camp 49 comprises four separate cabins: you are booking one of these units. These are brand new purpose-built nightly rental homes that were completed in July 2022. The individual cabin names are Goat Peak, Sandy Butte, Flagg Mountain and Lucky Jim Bluff.
We manage this listing as a 'multi-unit', which means you'll be assigned to one of the cabins once booked. This allows us to efficiently dovetail reservations. If you have a preference for one of the cabins please let us know and we'll assign you to that unit if available. Please note that occasionally we may need to reassign units after booking in order to accommodate other reservations.
OUTDOOR SECURITY CAMERAS
There are two outdoor security cameras monitoring the parking areas. One camera is located under the car port near 7A, the other is on the private garage near 11A. There are NO camera's monitoring the cabin interiors, or private patios.
OCCUPANCY
FOUR guests are included in the nightly rental rate. Maximum occupancy is 6. For additional guests above 4 we charge $25 per guest per night. Exceeding the maximum occupancy for overnight guests is NOT allowed.
PRICING
Please note that the nightly rental rate varies with seasons and weekdays, please enter your proposed dates for an accurate quote.
TRIP CANCELLATION
The Super Strict 60 cancellation policy applies to all reservations: if you cancel more than 60 days before your stay 50% of the payment is non-refundable, if you cancel at less than 60 days 100% of the payment is non-refundable.
Cancellation policies are strictly applied. We suggest that you take out trip cancellation insurance in case you have to cancel due to iIllness or injury, flight cancellations and delays due to weather, or mandatory evacuations. If you are booking through Airbnb they offer add-on trip insurance on the checkout page. Some credit cards also include trip cancellation insurance.
PETS
Well behaved dogs are welcome. We charge a pet fee of $100 per dog per stay. We'll get in touch with you before your stay to confirm the number and type of dogs, and will request the pet fees at that time. Pets must be leashed while outside for safety and courtesy to other guests. There is a pet waste repository on site, please ensure you clean up after your pet. If dogs are left unattended inside the cabin they need to be crated. Please contact us if you need to borrow a crate. Cats are not allowed.
SKI HUT
For winter 2023/24 Base Camp 49 will have a ski waxing hut on the property so you can get prepped to ski right out your door on the John's Way cross-country ski trail, which connects to the largest trail system in North America. In addition to cross-country skiing you can ride your Fat Tire Bike or snowshoe on the adjacent trail. *Please note this is not yet completed.
PARKING & ELECTRIC VEHICLE CHARGING
If you are driving an electric vehicle over to the Methow Valley we have you covered as there is a charging station for each of the 4 units on the property. Each unit will have signage for parking and can accommodate 2 cars.
GROUP BOOKINGS
Please get in touch if you would like to reserve all four units for a group event with accommodation sleeping up to 24 guests. Additional offsite parking for large events can be accommodated, please inquire. For corporate or wedding events additional accommodations can be made.
