Summary:
Nianna Tea Estate is a stone dwelling surrounded by luscious tea leaf terraces, organic vege-farm and fresh water stream. The estate is located in the town of Deenaty close to the Sivan Temple.
For a farm-to-table experience this is the perfect place for you! Pick carrots, radish, beetroot, red cabbage, tea and more, and the caretaker will prepare a meal for you. We offer BBQ & Bonfire.
We provide a drivers room.
The Space:
The Plantation House is located amidst 20 acres of lush Broken Orange Pekoe (BOP) leaves. The house is the focal point of the estate but there is great trekking in all directions. To the north lies multiple terraces of tea leaves which once climbed leads to a potable fresh water stream. To the south is a fully-organic vegetable farm (seasonal) and tea weighing area with staff quarters.
The house itself has a bedroom on the upstairs and downstairs levels. These 2 fabulous rooms sleep 4 people comfortably, plus we have a 2 person sleeper sofa and and single sleeper, allowing 8 guests to stay comfortably. An extra mattress is available on request. Both bedrooms have en-suite bathrooms and there is a full extra bathroom. There is a living room with a TV downstairs and a sitting room upstairs. There are 2 outdoor viewing decks on the north and south side, from here wild animals such as bisons and deer can be spotted.
The house has a cosy dining room that seats 4 comfortably, the kitchen is full-service and open for you to use. There is a powder room attached to the dining room. We have a washing machine on property. For in-house dining, a chef is available at a small fee.
Nianna is the ideal place to catch up with some quiet time, play family games, dive into a great book or take in the freshest air you will ever experience.
We recommend driving to the estate in an SUV or high vehicle as the approach can be muddy. Arriving after 5pm is not advised either as the last 1 km of road doesn't have lighting. If your vehicle cannot manage the last 1km to the estate we can arrange for a transport to take you at a very reasonable cost, and you can park your car safely.
We provide a room for drivers to stay comfortably.
Guest Access:
Guests will be greeted by Dinesh the house keeper. He will make your stay very comfortable and assist you with any of your needs. You have full access to the rooms, kitchen and entire estate.
The Neighborhood:
The neighbourhood is a very charming place. Kagguchi has some lovely tea shops with locally made food. Deenaty is a very quiet and sparsely populated village, do not expect to find any large retail shops here, in fact we advise you to bring your own consumables.
There is a local town in walking distance (5 mins) from the Estate with houses and shops. There also neighbouring estates.
Getting Around:
You are advised to drive your own car to the estate as public transportation is very limited. Parking is available on the estate and vehicles parked here will be safe.

We have upgraded the road tremendously to the Estate so travel there should be far easier now with any vehicle.

When booking, kindly ensure you have selected the correct number of guests.
We do not stock food items at The Estate and suggest you to purchase whatever you like to eat and drink before arriving. Dinesh is on hand to prepare and serve you meals as per your choice.
Services:
1. Chef service (based on group size):
1-4 guests: breakfast INR 100, lunch INR 200, dinner INR 200
5-8 guests: breakfast INR 200, lunch INR 400, dinner INR 400
- BBQ: INR 300
- Bonfire: INR 500
All ingredients are extra, this is the fee for the Chef to cook only for the entire group per meal. Payment can be made directly to the Chef.
2. To procure ingredients on your behalf: up to INR 500 per trip. Payment to be made directly to the staff.

If you try to check-in with more guests or if we find more guests staying in the house than booked online then the booking will be cancelled. Please ensure the correct number of guests are on the booking to avoid your booking being cancelled.
Visitor Policy
Only the number of guests on the booking may enter the property. Should guests wish to have visitors they are required to make a request through the platform they booked on. A Government issued photo ID is required for each visitor and admission is subject to approval. Visitors are not allowed on property without prior approval.
Absolutely no visitors will be allowed after 10pm. Additional guests must be added to the booking.
