This home comfortably sleeps 6 guests between 2 private bedrooms and a queen size sleeper sofa in the living room.
Bedroom #1 includes a king size bed and ensuite bathroom with a single vanity, Jacuzzi bathtub, and glass walk-in shower.
Bedroom #2 includes a twin-over-full bunk bed, woodstove, and ensuite half bathroom with a large single vanity.

• Driveway parking available for 4 vehicles.
• This home is equipped with two (2) external security cameras. The first is located on the front door, actively monitoring the front walkway. The second is located on the storage garage in the back of the property (guests do not have access), actively monitoring the storage garage.
• Pet friendly! Maximum 1 dog allowed. If you are bringing a pet, please note that the pet fee is not included in the total price. An additional flat fee of $150 applies, and a maximum of 1 pet is allowed in the unit. • Detached carport is not available for guest use.
• In Hill Country where bugs and scorpions are not always avoidable - the property will have pest control routinely, but some things are unavoidable.
• Boat trailer parking is available.
• Firewood for the wood-burning woodstove in bedroom is not provided. Fireplace in living room is decorative only.

HOUSE RULES:
• Must be 21+ to book.
• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
• Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
• Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
• Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
• Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
• Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
• Parking: Follow local parking rules. Fines for violations.
• Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
• Maintenance: Report issues promptly. No refunds for mechanical failures.
• Payments & Deposits: Major credit card required. Security deposit may be used for damages.
• Lost & Found: $25 minimum shipping cost for lost items.
• Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.

This home will be stocked with a starter set of consumables such as soaps and paper products. Guests are advised to either bring or purchase additional after arrival.
