The Space:
Take the steps up to your vacation home in Jeffersonville, Indiana. The welcoming front porch offers a chair for enjoying your morning coffee outside. Open up the door, drop your bags, and relax! You'll first be greeted by a warm living room with pops of yellow, making the space feel happy, energetic, and lively.
A small coffee table with four chairs is in the living room, a perfect spot to enjoy breakfast. Sit down on the couch, turn on the T.V and enjoy some much-deserved downtime with your group. You'll feel right at home with the thoughtful decor in this space: a tall plant, vintage-inspired floor lamp, and cozy accent chair.
To the right of the entrance is the first bedroom, equipped with a queen bed, T.V., and closet space. The large windows in the bedroom allow natural light to pour in, but when it's unwanted, colorful curtains keep the sun away.
The first bathroom is right next door. This bathroom features modern, clean, and updated amenities. A shower/tub combo allows you to pick between a relaxing bath or a refreshing shower after a day of exploring Jeffersonville!
Next to the living room is a fully upgraded and practically designed kitchen. The kitchen is spacious enough for multiple people to help out with dinner! The granite countertops, modern stainless steel appliances, and abundant cabinet space make this kitchen both contemporary and homey.
Down the hallway beside the kitchen is the third bedroom. This bedroom has an eclectic and bohemian feel: soft white bedding on a double bed, colorful blankets, and a tall plant decorate the space. You'll also have generous closet space to unpack in this bedroom.
You'll also find a black accent wall and a staircase in this hallway. Walk up the stairs and find the next two bedrooms! To the left of the stairs is the third bedroom, which features a queen bed, a gorgeous rug, a ceiling fan, and a closet.
The upstairs bathroom has all of the same modern amenities as the first, including a bathtub. Enjoy a large and practical space to get ready for your day!
The fourth bedroom is the primary bedroom. This spacious and luxurious room features a king bed dressed in high-quality bedding, an accent chair, a T.V. that faces the bed, and a walk-in closet. The ensuite bathroom has a sleek standing shower and modern dark tile flooring.
In the basement, you'll find a ping-pong table where you and your group can transform a regular night at home into a competition for the champion title!
The gorgeous outdoor area is a fenced-in grassy area complete with plenty of chairs, perfect for enjoying the sunny weather. Take your morning coffee outside, or enjoy a lunch al fresco at the outdoor table.

All guests must sign our rental agreement as mandated by Indiana Law.
🔹 The minimum rental age is 21. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival.
🔹 An accurate guest count must be provided
🔹Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹 Quiet time is from 10pm - 8am
🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹 This property is dog-friendly with an additional fee, per pet. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹 The property must be locked and secured when guests are not in it.
🔹If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.
Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable:
Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.
Copyright Infringement:
Absolutely no illegal downloads. We will charge $50 if discovered.
Privacy:
This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.
Pest Control:
Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native “friends”, please take a picture or give us a call
Starter Supplies
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.
Property Care Instructions: Treat this Home Like Your Own
- Any/all outdoor umbrella(s) must be placed in the closed position when not in use, and at the time of check-out. This must be done in order to prevent breakage due to weather conditions. Failure to comply will result in an additional charge.
