CHARGES TO RENTERS:
1. Housekeeping: 1 cleaning for 3 Days to 1 Week - $175.00 (added to booking);
2. Housekeeping: 2 cleanings per month $350. This fee charged as an "Additional Payment Request."
2. Electric & Gas for Monthly Rentals Only: Owner pays first $450. A deposit of $450 is added to your rental as an "Additional Payment Request." and renter pays any balance over the initial $450 if required by billing.
3. Heating of Pool/Spa charged as used: $20/day, $100/week, $400/mo. This is an optional charge unless specified prior to rental. The “cooling off” pool is 5 feet at its deepest, 30'x15' and wonderful pool for kids AND adults during hot summer days. The kids especially and some dogs just love that pool! For the youngest ones, or non-swimmers, a 5ft safety fence is raised.
4. There is a maximum of 6 persons in this home at any given time. The 3 beds do not accommodate more than 6 people. Should another guest stay over 6 persons, there is a added $50/night added charge. Children that can sleep in a bed and use a toilet count as a person.
This home is nestled in the Burbank Mountain Foothills on a tree-lined, safe, and upscale residential area. It is wonderfully close to everything fabulous and enjoyable about L.A.

Burbank like all of L.A. is still in recovery from covid years and months of strikes; however, there have been and are very positive signs of recovery. Owners do not always know in advance when they will be out of town and it's best for potential renters to assume owners, who have immense respect for guest privacy, may be on property. Owners have their own entrance and exit from backyard. There are no restrictions on your usage of outside garden areas, pool or spa. Owners very much enjoy all outdoor activities from kids, adults and dogs all having fun! The ADU is not for rent.

This property is a non-smoking home including vapes, and if smoking is taking place in house, your entire deposit or deep cleaning charge will be used to deep clean the entire home. Smoking is fine outside with doors closed and away from open doors & windows. Filming and photography for professional purposes anywhere on property is cause for immediate eviction. Owners really are easy going and friendly and very much enjoy guests enjoying themselves. Kids are definitely encouraged to be kids while staying. Owners are mostly unfazed by noise by kids or dogs and most adults within reason. Owners had a growing puppy bloodhound Catahoula long ago that was an exquisite jumper and a pain to contain... an 8ft fence solved that! So far...no escapees and privacy unless the gate is not closed for them. The exterior pool and jacuzzi reside in this rear garden area where ADU is. The pool is 5ft at its deepest with stairs at each end. It's great for both kids and adults to enjoy themselves and cool off for Summer Fun!!! A 5 ft. safety gate may be used which surrounds the pool and spa for our youngest guests. There are no restrictions for usage of the property, pool or spa EXCEPT any commercial or private filming or unauthorized parties of any kind which is a breach of rental terms. Termination immediate. If you are bringing your dog or cat, owners must be informed and there will be a charge for not picking up. Guests are responsible for their pet's cleanup.
