The space
Newly remodeled, the 5-bedroom, 4-bath house features a chic, modern vibe and abundant space to gather with friends and guests, making memories that will last a lifetime. The inviting living room opens to the poolside dining and lounge area, a great spot for soaking up the sun or enjoying a nightcap under the stars.
An oversized kitchen delights the avid cook with quartz countertops, stainless steel appliances, and a generous 6-seater island ideal for entertaining. Plus, for larger groups, there's a sizable dining table that accommodates 8. After a fun-filled day, retire to comfortable bedrooms and wrap yourself in luxurious bedding. To cool off, head to your outdoor oasis and take a dip in the refreshing pool. A detached pool house with 2 queen beds and a half bath is accessible for overnight visitors. The bedrooms are tranquil, white rooms with soft, luxurious bedding.

Bed 5- Two Queen Beds with 1/2 bath no shower.

Additional Queen Floor Mattress is available.
Extra floor mattresses can be added for additional sleeping. The home has a laundry room with washer and dryer.

House Rules:
We have done everything possible for all our guests to enjoy the experience our house has to offer. This comes with several restrictions that will allow us to comply with the City Home - Sharing Ordinance as well as to respect our neighbors and continue hosting without getting complaints:
1. Absolutely No Smoking anywhere on the premises and no parties. Any noise complaints will be grounds to cancel the reservation immediately with no refund. We are equipped with NoiseAware and Ring Video Doorbell. L.A. is very strict and we want to make sure we can keep hosting our guests.
2. No amplified music as well as outdoor gatherings after 10pm in order to respect the peacefulness of the area and to show consideration for our neighbors. Swimming pool is off limits after 10:00PM for groups as well as kids.
3. NUMBER OF GUESTS. No outside guests are allowed. Only the number of people in your booking are allowed in the home. Please make sure to include in the reservation the correct number of guests staying.
4. Fire place is decorative only. Please do not put any type of fire on outside or inside, this includes any smoking. We live in a very high fire hazard severity zone.
5. PARTIES AND EVENTS ABSOLUTELY NOT ALLOWED .
Please note: A guest that will violate this strict rule, will lose his security deposit and will be evicted from the house on the same night.
6. CLEANLINESS is a high priority for our listings, please respect the house and clean up after your self.
7. Our gardener comes once a week on Tuesdays and our pool service is once a week on Tuesdays. NOTE: We do NOT offer pool servicing outside of our regular service days. If you would like to arrange the pool to be cleaned or serviced outside our regular day, we can TRY to make arrangements with our pool team, and if possible, the guest must pay any associated fees. We are not a hotel so please note that we do not offer pool/spa cleanings on demand. Due to the beautiful nature surrounding our pool & spa area, it is inevitable that leaves and twigs will gather up in the water and surrounding areas. ESPECIALLY between service days. Sometimes we have very windy days in LA and there may be more leaves and twigs than usual. If it is not our pool servicing day, we please ask that you kindly use the pool net to clean out any leaves/twigs and patiently wait for our next service day.
- By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of our property and entire resort home premises.
- The owners are not responsible for any accidents, injuries, illness that occurs while guests are on the premises or for the loss of their belongings.

- Why does the price change? We use a dynamic pricing software that changes the rates from time to time
- Can you tell me more about this Noiseaware system? Noiseaware is a gadget that alerts us when the noise level has reached it's threshhold. This device doesn't record video nor audio, it only notifies of the noise level inside and outside the
property.
-The pool has leaves and twigs, can you send someone over to clean? Due to the beautiful nature surrounding our pool area, it is inevitable that leaves and twigs will gather up in the water and surrounding areas. Sometimes we have very windy days in LA and there may be more leaves than usual. We do have pool servicing on a weekly basis, but if it is not our pool servicing day, we please ask that you kindly use the pool net to clean out any leaves/twigs. Appreciate your understanding with this!
Do you allow dogs/pets? No we do not. Service animals may be accepted with appropriate certification provided to us and if approved by hosts. There is also an additional $225 pet fee associated.
- Do you have serving dishes and utensils for large groups of people? We do have enough utensils that can serve the 16 guests max.
- Do you offer 1-night stays? No, our minimum is 2 nights during weekdays and 3 during the weekends.
- What does the extra mattresses looks like? We have floor mattresses, you can search an image and pretty easily find them.
- Can we request for a towel change? We do not provide hotel amenities. We do supply one regular towel and one pool towel for each guest during the entire stay, we also have washing and drying machines that you're welcome to use.
- Do you offer early check-in? Yes depends if we don't have guests checking out on the day of your arrival. Additional fees apply.
- Do you offer late checkout? Yes depends if we don't have guests checking in on the day of your departure. Additional fess apply.
- Can you explain the heating of the pool rates? The price is $75 per day, so you just need to multiply the number of nights you're staying for this rate to get a price. Now, if you choose to start heating it on day 2 of a 5-night stay, then you only calculate starting from day 2. If you would like us to heat the pool in advance of your arrival, just add an additional $100 to this rate.
- Do you offer discounts on the heating pool rates? Unfortunately, we're not able to. Our rates are lower than the ones charged by most pool houses of the same size, many charges between $75-125/day so this is the best price we can offer.
- How do I operate the pool / Jacuzzi? Pool and spa video instructions will be sent right after you've made payment for the heating. It’s very easy, just follow the video instructions exactly.
- Is there a smoking room? / Is smoking allowed on the property? No smoking is allowed anywhere inside and outside the house, please don't smoke in the backyard/pool area, it's not allowed there either.
- How many cars can we park in the garage or parking area? about 5-6 cars can park in the driveway. And easy free street parking.
- Is there a fee associated with early check-in/late check-out?
>Yes, for early check-in, it’s $25 per additional hour. If the house is ready, a 3 pm check-in with host approval is possible for free.

Quiet hours between 10pm-8am. NO PARTIES. Absolutely NO SMOKING whatoever. Please be considerate of our neighborhood. Anyone outside of the people on the reservation that will be at the house at any time needs to be confirmed with host.
House is equipped with Nest video doorbell and Noiseaware sound decibel monitoring inside and outside to prevent partying.
