HillsideVilla overlooking the Tuscan landscape between Florence Arezzo and Siena

A typical stone built Tuscan farm house in a wooded hillside setting, dating back to the 1800’s, where a particular breed of swallow, called Rondoni, flocks to the house to nest in its eaves, hence the name. At 500 metres high, “I Rondoni” is situated between Florence and Arezzo, enjoying breath-taking views of the Arno valley dotted with Chianti vineyards, olive trees, cypresses and picturesque villages.
A farmhouse for generations, I Rondoni has recently been restored to a high standard, retaining its rustic charm and authentic character. The house retains the original wooden roof beams and genuine old “cotto” floor tiles in several rooms. The traditional bread-making oven still works.
I Rondoni has a fully equipped kitchen with marble work tops, dining room seating up to 10 people, 3 double bedrooms, 2 family bathrooms, a further 2 guest toilets, 1 jacuzzi, 1 large sitting room and a cosy lounge, 1 panoramic balcony, a stone-paved terrace overlooking the garden. Wi Fi network.

OUTSIDE THE HOUSE -

A stone-paved terrace surrounds the house. Three traditional wooden entrance doors access different areas of the ground floor. The otherwise sunny terrace has a shaded area in front of the house overlooking the split level garden below where cypresses, pine and bay trees provide a haven for the swallows. The terrace and garden are perfect for sunbathing and enjoying al fresco dining often accompanied by enchanting fireflies

THE HAMLET -

I Rondoni together with 5 other stone houses clustered on the hillside is just 2 kms above the picturesque mediaeval village of Loro Ciuffenna. An enviable position with its own micro-climate, 500 metres high I Rondoni enjoys a gentle breeze which keeps you several degrees cooler on hot summer days than the valley below.
I Rondoni is a convenient location to enjoy some of the most compelling Tuscan attractions: the Chianti region, famous for its wine tasting and olive growing, Florence, Arezzo, Siena, Cortona, Pratomagno Regional Park just to name a few.
Typical Tuscan restaurants are easily reachable within 5-10 minutes drive from I Rondoni. So there is a lot to appeal to you whether you like country walks, history and culture or simply enjoy excellent rustic Italian cuisine.

FIESTE (sagre paesane) AND MARKETS -

The fieste of the local villages celebrating religious and rustic traditions, provide an excellent opportunity for visitors to mix with locals, sharing traditional dishes and wines.
Regular markets for food and clothes take place weekly in all the villages & towns nearby (see list below). There are also specialised antiques markets, most renowned being at Arezzo, which takes place over the first weekend of each month and several antiques markets are held in Florence, in Montevarchi (fourth Sunday), in Terranuova Bracciolini (second Sunday).
Closest Markets (within 10-15 minutes drive from I Rondoni)
San Giovanni Valdarno: Saturday morning (food – clothes)
Loro Ciuffenna Monday morning (food – clothes)
Figline Valdarno: Tuesday morning

MEDIAEVAL HERITAGE -

Mediaeval Pievi (churches) are spread along the range of hills linking Florence to La Verna Abbey north of Arezzo towards the Romagna region. It is called the Pievi road which follows the route of the ancient Roman Etruscan road. The Pieve di Gropina, dating back to the year 774 is the perfect summer venue for music and cultural events just 3 kms from I Rondoni.

COUNTRY WALKING -

From I Rondoni you can enjoy daily walks to suit your energy level from gentle strolls to strenuous trekking in the eastern hills of the Arno in the unspoilt Pratomagno National Park or in the west side of the Arno valley in the Chianti hills.
Walks can be easy and relaxing if you chose marked paths that run among olive trees and vineyards as well as alongside the “Balze” which are argilla pinnacles created by the erosion of the Arno valley. These feature in the background of the painting of Mona Lisa by Leonardo da Vinci. Alternatively, you can chose more challenging marked paths up steep hills through woods of chestnut, pine, spruce and oak trees for a 5 or 6 hour hike up to the summits.

SPORTS -

Enjoy a game of tennis on a traditional clay court among olive trees and cypresses in a most tranquil setting, 5 minutes drive, can be booked with the local Church of Montalto in day and night time.
Full sized outdoor swimming pools and leisure facilities are avaiable at Montevarchi and San Giovanni

SHOPPING -

Glasswork and leather crafted products were originally part of Tuscan history and have since developed in internationally renowned luxury brands available in the Outlets and Malls located a short drive away in Levanelle and Leccio.

Magical experience
Il Rondini provided a perfect balance. The views are nothing short of magical. The house provided the right mix of spaces where we could be together and still allowed room for personal space for the six of us. The environment is a quiet retreat surrounded by some of the most beautiful scenery one can imagine. It's a great base for exploring Tuscany or just relaxing.

Simply Gorgeous!
The pictures don't do the place justice. This villa is like something out of a Hollywood Rom Com set in an idealistic fictional Tuscan village. Not only is the villa and the views from every window simply stunning, the town of Loro Cuifena is one of the prettiest villages in all of Italy. The ONLY downside is that the drive up the mountain to the villa is not for the feint of heart.

This is a wonderful property for the traveler that is willing to drive and okay with narrow, hare turn roads. It is beautifully located on the mountain with a view to dream about. The kitchen was well stocked with all of the tools and pans you might need; but no extras like salt, pepper, etc. Minimal cleaning supplies, but a wonderful grill and outside seating. Beds were very comfy. The local property manager was wonderful and gave us ideas for basics like markets, grocery, restaurants and then assisted in other needs. Would definitely stay here again if returned to this location.

Wonderful central location with views of Tuscan countryside
We spent a little over a week at I Rondoni with our 2 teenage children and it was a great house in the perfect location to explore Tuscany. We had several day trips to nearby areas including: Florence, Arezzo, Montepulciano, Siena, Pisa, Lucca, Cinque Terre and San Gimignano. There is a large Co-op grocery store in nearby Montevarchi which adds to the convenience. This house is situated on a beautiful hillside overlooking the valley - the winding road that leads to the house took a couple of times to get used to! The property manager was prompt, welcoming and professional. She met at us at the bottom of the valley and lead the way up the hill and explained all the features of the house. The view from the house is spectacular. Every bedroom window, the patio and the terrace have panoramic views of the valley below. The kitchen is very well stocked for cooking and the bathrooms on each level make it convenient for a larger group. Highly recommend for your Tuscan adventure!

Overall impression- loved it and would recommend to friends
This villa was exactly as we imagined a Tuscan villa to be. Great ambience. The road to the villa was a bit daunting but after a month we had it down. Great location to get to many other towns and train. We loved the town and people of Loro Ciuffenna. Many of the beds were not the most comfortable. Communication with the owner was delayed when using the Vrbo email system but all in all a wonderful experience

Fabulous house, superb location
This is a fabulous house, plenty of space and the views are incredible. Although there are close neighbours it is very quiet and peaceful, which was a really important part of our holiday. The house is extremely well equipped and we were provided with plenty of towels (rather than the usual one hand and one bath towel each), and extra pillows, little things that really enhance your holiday. Loro Cieuffena was a beautiful medieval town on the river. We were treated like old friends at La Torre restaurant in the town and celebrated our wedding anniversary there. We spent several days exploring the Pratomagno mountain range, and following some of the ‘sette ponti’ walks. I have never experienced such utter peace and such fabulous views from some of the mountainside villages. Will definitely be returning, thank you Riccardo for sharing your beautiful house with us 😁

Fun, unique home with stunning views
This home has been well described in the comments and other reviews. So, a few additional thoughts: we are a family that cooks at home quite a bit; that being said, the kitchen was well stocked and had good appliances. Mattresses were comfortable (very important in my view). Though older, the house was very clean. The views were absolutely amazing and the terrace and balcony were great places to sit and enjoy the views of the valley far below. The swifts were so fun to watch as they swooped by and as they were feeding their young. All told, this house is really unique and a bit quirky, but it was a very fun place to be. You do have to be very careful of running too much electricity (appliances) at once or the fuses switch off. We learned very quickly where the fuse box was and what made it switch off! However, that was not a big deal and caused no one anything but a momentary hassle. Actually it kind of added to the charm of the house since it was so easy to fix. We would have loved to use the big outdoor, stone bread oven!!! Definitely consider this home as a wonderful and unique base in Tuscany.

Perfecto!
I wanted a rustic Tuscan countryside villa, and Il Rondoni delivered. The villa, nestled among olive trees and vineyards, was spacious, very clean, with an amazing view. It is ideally situated to take day trips to the surrounding hilltop towns and wineries. After a day of touring, it was heaven to sit on the terrace with some wine and watch the swifts fly in to roost for the night and watch the lights come on in the villages in the valley. The home consisted of a kitchen, dining room, and half bath on the ground floor; sitting room, 3 bedrooms, and two full baths on floor 1; sitting room with fireplace on floor 2; then a few steps up from that is a jacuzzi room, half bath, and a balcony with an amazing view. All equipment you need to prepare your own meals is available. The coop in Montevarchi has anything you wish in the way of fresh-made pizzas, pasta you can cook yourself, and an array of prepared dishes ready-to-eat. The mountain drive is at first daunting, but soon we were driving it like locals. The owner, Riccardo, was responsive and helpful from initial queries to departure. Would I stay again? Absolutely yes!

Il Rondoni was just what we were looking for in a Tuscany villa adventure!
We had a wonderful time! Gabriel met us in Loro Ciuffenna and took us up to the Villa which was quite an experience the first time! It felt like we were above everyone and everything else! The villa is rustic, but perfect for a relaxing vacation. After the crowds and bustle of Rome it was just what we needed! We had many great adventures, often visiting local villages or wineries that Riccardo had recommended for us. Thank-you for sharing your vacation home with us Riccardo - we will be sure to tell our friends. It was an amazing experience - one we will never forget!

Peaceful
We enjoyed very much staying in this lovely old house overlooking the Tuscan hills and valley. It was relaxing and quiet. The nearest little town, Loro Ciuffena, is also lovely, and the region offers many opportunities. We were looked after well by Riccardo and Gabriele, Gabriele picked us up from the train station when there was a difficulty with our car on the first day. All much appreciated. Guests will probably need a car here, carrying food up the hill would be difficult.

A perfect piece of Tuscan beauty!
Beautiful house. The stone walls, the beams, everything about it is beautiful! The little hamlet is quiet and isolated and very peaceful. The house itself had everything we needed. And the jacuzzi made it feel a little bit extra special! We were met by Sandro and his son who showed us the way and were very helpful getting us settled into the house. Please thank them for looking after us so well. A word of warning, the house is up a very steep, very narrow road which is a bit intimidating if you are from a city (like me!) but you get used to it very quickly. By the end of the week we were driving like locals! But if you are hiring a car, the smaller the better. And if you can hire a geared (manual) car, even better. We went for a lots of walks around the immediate area and on some of the little paths and the amount of wildflowers and butterflies and wildlife took our breath away. We spent every evening on the balcony watching the sunset and enjoying the amazing views. And we loved watching the swifts at night. Loro Ciuffenna is nice little town. Very easy to find if driving from the motorway. The whole area is well signposted. The bakery is especially nice and there are a couple of lovely food shops. There is a huge (absolutely massive!) supermarket in Montevarchi, again very easy to find, which has everything but I preferred going to the small shops in the villages. The gelateria in the town has lovely icecream. We only ate out once in Va' Pensiero but the food was gorgeous. The choices and the quality were fantastic. It is off a tiny little square but it is definitely worth finding. There are probably about half a dozen other restaurants too. The walk down to Loro Ciuffenna is about half an hour and 40 minutes back (it's uphill on the way back!) but it is such a beautiful walk that you don't even notice. Nearby the church in Gropina is worth a visit and is only 2 minutes from the town. We drove into Arezzo on a couple of days and loved it. It is a very nice city to visit. I would recommend this house and this area to anyone who wants a relaxing, peaceful stay in a gorgeous part of the country.

Beautiful old farmhouse with an amazing view!
We had a wonderful stay at Riccardo's place, a beautiful old house with an amazing view. Very quiet, very clean, the neighbours living in the house next door are also very nice. Communications with Riccardo went smoothly, our arrival was well prepared. Letizia, who received us, always answered whenever we contacted her and took care of all our needs and requests. Some minor points that were not perfect: - The kitchen is not very well equipped: Frying pans were old, pots were too small etc. for a house that is meant to accommodate groups of more than four. - The dining chairs are so uncomfortable that you do not want to sit at the table longer than necessary. - If you travel in a season where you cannot sit outside in the evening, be aware that the living room (despite a nice fire place) is the least cozy room in the house. - In many corners of the house you do not have Wifi.

Wunderbare Lage

Entspannter Aufenthalt in wunderschöner Landschaft/Relaxed stay in a beautiful landscape
Danke Riccardo! Although the weather did not play quite as we would have liked, we spent 2 wonderful weeks at Villa I Rondoni. The great views and tranquility made us forget about everyday life and enjoy Tuscany in all its diversity. With its location, the villa is a good starting point to explore and experience Tuscany. We enjoyed the stay in I Rondoni and did not regret going back here again. We miss, even now the view of the Valdarno Valley, at breakfast or in the evening with a glass of wine and various Tuscan delicacies. The only thing that bothered me was that the 2 weeks passed so fast! Thanks Riccardo!
