From the second the gates close behind you, this lovely, spacious property starts to work its magic. Up the drive, you'll pass the little stone guesthouse to the right and looking up, see the outside balcony running the length of the main villa on your left. Park alongside beautiful grounds of olive and fruit trees and be drawn in by the meandering pathway up to the upper part of the gardens. Here, a private pool, pergola and pool house host sweeping views as you take in the whole of La Canutola from this enviable perch. Back down the path and up the stone steps, you'll enter the arched front door (noticing the outdoor pizza oven on your left). Step into the foyer and the open-plan space, impeccably restored using traditional wood beams, handmade tiles and terracotta, and local wrought iron. The high quality decor throughout the house is restrained to allow the natural stone window surrounds, wooden doors and terracotta floors take center stage. There are many beautiful dining spots to choose from ... the large modern kitchen with island, the indoor dining table, the spacious outdoor porch spanning the length of the first floor, or the romantic portico just off the kitchen. Every bathroom and bedroom is roomy and bright with views from every window of either the property, the Niccone Valley, or the surrounding forests, great for hiking or biking. You'll feel miles from anywhere yet are actually seconds from the borgo Lisciano Niccone, with bar, shops & pharmacy, and only a short drive either direction over the mountain to Tuscany's famous Cortona, or, to Umbria's Tuoro with breathtaking views overlooking Lago Trasimeno. If you're visiting in summer, the road through the Niccone Valley is flanked by fields of sunflowers. La Canutola is the perfect retreat to escape from the hustle of modern life, unwind and recharge. Its simplistic beauty is made more welcoming by the fact that this is a family home, so all the little things are provided to make your stay complete ~ from coffee maker to tea kettle, to pool and bath towels, games, books and uncluttered spaces for your own belongings. You'll feel immediately at ease by the inviting warmth of this splendid Italian retreat.

Beautiful stay in lisciano niccone umbria
Isolated and quiet but walking distance from village. Surrounded by mountains. Lovely Italian style house, spacious and outdoor eating areas so enjoyable. The pool area is lovely. Oliver was so helpful for anything we needed or for advice. We were sad to leave.

Amazing restored villa on border of Tuscany
We just finished our holiday at this villa with 2 other couples for 10 days, and we had an incredible stay! The Villa is beautifully restored with modern bathrooms, great kitchen, pizza oven, and beautifully furnished. The Villa is very private but only a short distance to town with shopping and lovely little restaurants. The amazing towns of Assisi, Sienna, Orvieto, Cortona, Montepulchiano, etc are all very easy drives. Beautiful pool. And the pizza oven works great…we did a pizza night and had pizza cook in 90 seconds! Lots of firewood for the oven and the wood fireplace in the living room. Spectacular scenery from the patio off the dining room, and a lovely vibe covered patio off the kitchen. We will definitely be back! Oh and if you get a chance to have the property manager Oliver take you on a tour of a local craft olive pressing plant do it!!! It was a great experience.

Stunning, beautiful, gorgeous. What can I say, we loved it! We only had a week so just wanted to totally relax and everything was perfect. Oliver was super helpful and full of information, the area is, of course, beyond beautiful. Easy to shop for food and Oliver very kindly arranged a chef to cook pizzas in the pizza oven on our last night which was fabulous. We e been lucky enough to stay at many villas around the valley and this was our outright favourite. Would dearly love to return. Thank you to the whole team The Clarke Family

Perfect getaway
Very relaxing and secluded location with good access to nearby Cortona, Lake Trasimeno, and many other great places to visit. The hosts Oliver and Cynthia are outstanding and will go out of their way to make you feel at home. They helped us organize a good portion of our visit, making suggestions, reservations, suggesting places and sending a good deal of context about them. Our first night reservation that they made at nearby Simon Corsetti Girasoli was amazing. They also arranged for a really nice pair of cooks to come and fix us two dinners, one a full-course meal and the other one a pizza night using the oven next to the house. A new well had been installed before our arrival and there were some minor issues with it, but Oliver was supercommunicative and attentive throughout. Definitely recommend!

Family getaway to Umbria
Our family of eight-three couples, two children, had a memorable two week vacation at Villa Canutola. The photos cannot do justice to the setting and stately house. The pool and pool house were a welcome respite after a hot day of touring the Italian countryside. The property managers were responsive and helpful with tips and suggestions. As a son-in-law stated, “I could stay two more weeks.” The small town of Lisciano Niccone had some exceptional unassuming dining spots. People there were helpful and friendly. The location was ideal for touring the towns of Assisi, Arezzo, Perugia, Montefalco, Siena and Montepulciano. The train station in Terontola was a short drive for trips to Florence and Venice. The Villa was fully stocked and appointed. It was a perfect retreat for us. We would return!

Tuscany or Umbria! The best of both worlds....no need to choose!
The villa was exactly as expected....clean, spacious, comfortable, quiet, and well laid out. Host Cynthia answered all of our questions before booking and property manager Oliver was amazing. He greeted us, showed us how everything worked and was very responsive to our requests for recommendations. We had some trouble with the tire on our car and he quickly had us organized with a local service centre with very good service. The local towns of Lisciano Niccone and Mercatale were easy to access for groceries, etc. and the villa was central for driving to hilltop towns. We visited 8 over our two week stay. There is also easy access to hiking trails from the villa. The villa was well equipped for cooking including an outdoor pizza oven and charcoal grill. It was great for indoor or outdoor dining. We would definitely return to this villa and recommend it to others.
