1-hour drive from Perth, 24 Beach Break Villa provides a relaxed atmoshphere with beautiful ocean/bushland views and sunsets from upstairs balcony.

This child friendly villa is situated in a safe, secure complex providing private access through a grassed area to a white sandy beach.
With 3 bedrooms and 2 bathrooms sleeps 8 comfortably which makes it ideal for 1 or 2 families or a group of friends. The large courtyard with BBQ is great for entertaining and is also a perfect space for the kids to play safely.

You may self cater in the well-equipped kitchen and outside BBQ area or use the local Country Club/Tavern. The on-site Café which offers a pleasant environment has recently been forced to close due to staff shortages, however, it may open again at any time.

Bedroom 3: Solid timber trio bunk, i.e. double bed under single top bunk plus pull-out single trundle on legs- all with good mattresses. Note top bunk is only for children or VERY lightweight adults.
Comfortably sleeps 8 (extra bed can be arranged on application)

If relaxing and lounging around the pool at the complex is not enough, perhaps you could try these options at Ledge Point:

Bowling green at the nearby Country Club
Fishing, walking or dolphin watching on the beach
Off-road driving on the surrounding tracks and dunes
Cycling on the roads/pathways
10 minute drive to Lancelin for a lazy lunch or dinner at a choice of several restaurants & 2 hotels/taverns.

Nearby places of interest are Lancelin, Gingin, Moore River, Seabird with New Norcia and the Pinnacles close enough to visit in a day.

Everything is provided (except food, drink and beach towels) for you to have a wonderful holiday break.

Whole house was just perfect. Has everything you need and very neat and super clean. Heaps of games and things for the kids and adults. Pool was lovely and the villa was so close to the beach. Lovely bottle of wine and wifi included. Will be recommending it to others and coming back again!

The house was clean and as advertised. It was bid enough for the family of two. There were plenty if activities for kids of all age group to do inside the house as we had rainy season when we were there. The only thing on our second night the power went off from 9pm and did not come back even after we left the property. We were not prepared for that. No fault of the owner or the property.

Quiet and Peaceful Retreat
Spent a great Christmas in this villa which caters for every need. It is tastefully decorated, quiet and peaceful, with lots of comfortable spaces to chill out and enjoy the slower pace of life in Ledge Point. Will be back for sure as the tennis court and pool are great for kids, and as it is a gated complex, it is safe for them to roam.

Beach Break 2023
We had a wonderful stay at the beautiful Beach Break villa. The villa was presented beautifully, very clean and inviting. The coastal decor fantastic and great for the family, lots of areas to chill and relax. The heated pool and tennis courts a hit and the beach a short stroll away. Jenny and Ross were wonderful to communicate with and we look forward to our next stay! Highly recommend. Thank you.

Beach Villa paradise
Spacious, clean, well-equipped and family friendly villa! Information and description was well described and easy access to the beach Check in was breeze, and close to nearby shops. Only minor downside was the accessibility to the games room. Otherwise a perfect place to getaway from the hustle and bustle of city life! Beautiful house and great host
We enjoyed our stay and will definitely come back. House was super clean and well equipped kitchen with great view from balcony. Kids had lots of fun playing tennis, puzzles and lots of books and toys to play with. Never bored and didnt want to leave the house at all. Nearby skatepark, playground and Lancelin Sanddunes. On top of that Jenny was super accommodating and easy to communicate with.

Incredible place and host
The house was super clean and so gorgeous, great view from the balcony, and was really well supplied. The private access to the beach was beautiful, went there every night to watch the sunset and star gaze. on top of that, the host was extremely accomodating to my needs and had the best communication. Will definitely be back, i highly recommend this place.

Perfect escape holiday to just drop and go. Accomodation has everything you could need including a portacot and high chair which i was so suprised to find! So lovely and relaxing, very clean and beautiful views and location! Will be back for sure!
