This property is the PERFECT spot for an unobstructed view of the ECLIPSE!

Relax in complete seclusion on a private ranch with premium waterfront. The house is nestled above crystal clear water on 100 acres of stunning hill country. Breathtaking views, swimming, fishing, hiking and kayaking from the back porch. The wildlife diversity is incredible with blackbuck antelope, axis deer, whitetail, wild turkey, ducks on the waterfront and more. Fireflies at night and many species of birds visit the feeders (kept full year-round) at Stepladder.

*The nightly rate is based on 4 people. Each additional guest is $30 per night. The house sleeps a max of 12 people. $500 refundable deposit is due at check in.*

Enjoy luxury amenities such as 2 oversized gas fireplaces, true luxury linens/ feather down pillows, a soaker tub and separate shower in the master bath, gas stove/oven, Subzero fridge, a large game room with ping pong table, dart board and more. The huge back porch and back deck overlooking the water is equipped with a firepit and BBQ grill. There are 2 kayaks, a paddle board, tubes and a canoe there for your enjoyment.

Although the ranch offers complete privacy, the drive to the charming town of Leakey is only 4 minutes. Here you can find several amazing restaurants, a nursery, souvenir shopping, a tackle store, a grocery store, a meat market and more.

Step Ladder Ranch Lodge sits on 1/2 mile of private Little Frio Creek frontage.

On the Scenic byways of the Twisted Sister scenic HWY 337, 3 Miles from Leakey, 10 Miles from Garner State Park, 20 miles from Lost Maples State Park.

CLEANING FEE - A cleaning fee is assessed to this booking. However, if the departure checklist is not followed, an additional cleaning fee may be withheld from the refundable deposit.

PLEASE NOTE: When booking for Spring Break, Peak Season and Holidays;
Please do not leave a one night opening between your reservation and the reservation before or after you. If you leave a one-night opening, we will call you after your reservation processes through the system, to adjust your reservation dates. PETS: There is a pet fee of $30 per pet, per night. VRBO only has the capabilities of charging for ONE pet. For additional pets, that fee will need to paid when you check in. You must notify us that you will be bringing pets BEFORE your arrival at the property. Dog and crate inspection upon arrival. Pets must be kept in a crate when left indoors unattended and are not allowed on furniture and bedding. If pet hair is found on furniture or bedding your deposit will automatically be forfeited. Pets must be kept on a leash while outdoors. Owners must pick up animal waste from grounds or your deposit will be forfeited. Take along a baggie with you to pick up waste and then dispose of it properly in your outdoor trash can. Dogs cannot be left unattended on a leash outside. If you do not abide by our pet policy you will be asked to leave, and a refund of your rental fee and the pet deposit will not be issued.

Pets are NEVER allowed to chase wildlife.

I wanted to leave an honest review. Older beautiful house and open backyard. Very secluded, quiet house. Beautiful deck and big bedrooms. Lots of nice windows throughout the house. Lots of steps inside and outside house. Would not recommend for toddlers or senior citizens. Small showers, small kitchen, light water pressure. River does not flow, very muddy, not swimmable, which was disappointing. More for paddle boarding and kayaking which they provide.

Much needed family retreat
Family of 11 enjoyed this secluded home by the Dry Little Frio Creek especially after dealing with Hurricane Beryl and power outages. The water was lower than pictured but still approx 3 ft deep in places. Fishing was surprisingly good considering the water level. We enjoyed fishing, kayaking, cornhole, ping pong, hummingbirds and wildlife. The large decking and patio area offered ample room for the adults and teenagers to have their own space. The king size beds were comfy and appreciated by the adults. Cell service was limited (texting worked best) but the WiFi worked so well my son-in-law was able to work from there. A few negatives were the lack of rails to the many steps down to the creek and between the rock patio and new decking. Windows are great for lighting and a view but the bamboo shades give no privacy especially at night (even in the bathrooms) or block out the bright sun in the upstairs bedrooms. With the array of coffee flavors today we were disappointed there was not a Keurig to accommodate the variety of Kcup coffee eight of us had brought. We even saw kcup coffee sold at the local grocery store. So be prepared cause Folgers is the only bulk coffee sold. A great place for a large family gathering but could use a few improvements to meet that “truly” 5 star rating. The manager and maintenance are very accommodating and will address any issues to the best of their abilities. We will return when the water level is up again.

Beautiful place to relax!
This property was amazing! The location was very private and the home was beautiful. We had our own private spot on the Dry Frio where we could kayak, fish, or swim. The view from the back porch was incredible. There was plenty of space for the six of us to spread out. The beds were very comfortable and the house was tastefully decorated. There was plenty to do right there at the location without having to venture very far. Between the water activities and the outdoor game room, we kept very busy. We cooked out on the grill and spent time on the back porch watching the birds and deer. What a gem!

Seclusion!
It was my wife and I and our two dogs. One of our dogs is a lab mix and she took every opportunity to get in the water. She quickly learned the location of steps for easy access. We did experience one hiccup and that was the sporadic hot water. I called Veronica and the next thing I know, the maintenance guy shows up and troubleshoots the tankless water heater. Come to find out, it was spider webs preventing a full heating. All in all, this place is absolutely gorgeous and is very secluded.

Fall weekend getaway
A beautiful location on the creek with large shady trees. We watched deer, squirrels, and birds while we sat around the wonderful fire pit on the stone patio. The beds were comfy, bathrooms and kitchen are small but clean…the master bath does have a tub and more room. Perfect for parents, and grown children to stay. We will be back!

1st frio river family trip
One of the best places we have been! Veronica was very helpful all the way around! She is very friendly. This was our first trip to the frio river. It won’t be our last! This home had everything we needed! Fire pit, plenty of outdoor seating. Kayaks canoe floats all provided for our private access to the river. This was perfect for the kids! We will be back!

Recommend YES...... but.......
This a very nice home in an unbelievable location. However, don't be misled by "overlooks beautiful waterfront." The absolute implication is that the home is on the Frio River. It is not. This home is no where close to the Frio river. Expectations should be better managed. We thought we were renting a house on the Frio River. Having said that, the location was beautiful. The house had everything we needed and then some. The wildlife around the home was an added plus! Birds of many kinds...constant hummingbirds, deer, turkey and more. On our next to final day the master shower drain stopped working... water drained into the bathroom and on into the living room. It was a mess. I received an immediate response from the property manager and we were asked to check the drain. It was sooooooo nasty.... full of all kinds of nastiness...... WE were asked to clean out the drain trap. O.K., these things happen but we had no gloves ... nothing between us and the nasty drain. The manager apologized of course. We feel an apology was a little short. Overall...... outstanding location, great home, we recommend it highly.....open eyes about the river and hopefully no maintenance issues.

Beautiful property. The only thing we had trouble with was cell phone service while driving to the property but once we arrived and had Wi-Fi, problems were resolved. We had perfect weather and scenic views and played ping pong and other games provided.

Wonderful property just a few miles outside of Leakey and directly on a small, spring fed portion of the Dry Frio. Small kitchen but with professional appliances. We handled Thanksgiving with 6 without a problem. While it could sleep more than 6, we found our parties' size to be just about perfect for the property. We also had a 5 year old who had plenty of room. Nothing negative about this place, other than very unusual and uncomfortable furniture in an otherwise fantastic great room. Giant deck spaces surround the house, and they have a great fire pit as well as a very nice smoker we used for the Thanksgiving turkey. Check in was easy and efficient.

Memorable moments
Really built life long memories for my dad and sister and brother and there kids. I am the youngest son and have a successful company and have been wanting to do something special for my dad. The house was the perfect setting for us to connect we each other in private, the little dry creek had water so we swam, kayaked and canoed. We took my da to ox ranch to hunt and to drive tank to really have a blast. After that we came home and they gave us access to a deeper part of the frio where we swam and had a little cliff to drive off of. My dad literally cried in the kitchen when it was just me and him and thanked me for getting us all together and the property was amazing and for having our whole family there to connect. So that place meant a lot to me, very nice house, unique designs, great beds pillows bathrooms and all around a great place. Private ranch with a high fence a gate code to get in. So cool. Thanks so much for sharing the property with us!

So beautiful, so relaxing
The property was immaculate with gorgeous, majestic oak and cypress trees. The furnishings were five-star, the linens and towels were top notch and the beds were oh-so-comfortable. We enjoyed watching axis and white tail deer around the deer feeder and all over the area. Not a lot of dining options in Leakey or near-by towns but we made out OK. Veronica and Kyle were very helpful. We hope to return one day.
