Welcome to 'Perch' Vegas Getaway, the TOP 38th Floor Junior (studio) suite with private balcony strip & pool views is located closest (shortest walk via enclosed, temperature controlled walkway) to the MGM Grand and Strip. The top ten floors are considered penthouses but ours is the TOP - 38th Floor!
The Suite feature a KING bed with a plush mattress and a QUEEN pullout bed that accommodates an additional two guests, and a large flat screen TV.

Suite bathroom features a Jacuzzi tub, separate walk-in shower, his and her sink, separate toilet and a TV in the bathroom.

You will have access to all The Signature and MGM Grand amenities, including 6.5 acres of pools and Lazy River. FREE use of pool towels with room key.

FITNESS CENTER (Tower 1 & 3), POOLS (1,2, & 3), STARBUCKS (Tower 1) are in the same building you are staying - TOWER 1. Delights serves breakfast and lunch in Tower 2. Food/snacks and beverage service is in Tower 1. Tower 3 pool is currently closed. Hours and availability are subject to change w/o notice.
You can get around the neighborhood via ride share, limo, taxi, and monorail. Guests of The Signature at MGM Grand receive complimentary valet parking for up to one vehicle per reservation. Parking for additional guest vehicles is available at the MGM Grand self-parking structure.
Why does the property have no reviews, even though we hold the status of Superhost? This is a new property, and I have been consistently providing exceptional service since 2014.
Check in - Please note that the front desk will place a hold on your credit card of $100 per night (max. $300) for incidental charges. You will get your money back if no charges were made. You must be at least 21 to check in. ID is required and your first and last name must match with the reservation's name. If not please provide us with the correct name on your ID before your arrival.
Maximum occupancy is limited to 4 guests, no exceptions, strictly enforced. Number of guests must not exceed original number of guests during booking. People other than those in the Guest party as originally agreed upon may not stay in the property. Any other person in the property is the sole responsibility of Primary Guest. Extra guests added after booking will incur a $10 + tax per night, per person.
Primary adult occupant guest on reservation (21 and older) acknowledges that he or she is legally responsible for compliance by all occupants
★ Please note the privately owned junior suite is serviced by an independent cleaning company during normal business hours. Your reservation includes a pre and post check-out clean only. Additional services are available for a fee, such as towel service, daily housekeeping, etc. Daily cleaning is NOT part of the rate. Additional cleaning service is available for a fee upon request.
★ The Signature Hotel does NOT clean, service or supply any additional in-room amenities.
★ No Smoking Resort: No smoking of any substance (including vaping, marijuana) is allowed on the premises including the balcony. NOT 420 FRIENDLY! We will charge you a minimum of $500 for smoke damage cleaning.
The suite is privately owned; the owners are not responsible for accidents, injuries, or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guests. We are not responsible for spoilage of food and beverages. By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Owner shall not accept liability for any inconvenience arising from stoppage in supply of water, gas, electricity, plumbing, weather conditions, natural disasters, acts of God, change in policy (rules & regulations) by the City of Las Vegas/Clark County or Home Owner Association (HOA), or reasons beyond his control.
We do not assume responsibility/liability for the closure of any facility or the refusal of access to our guests. It is important to be aware that all amenities are under the management and operation of the MGM Signature resort. This encompasses the entire range of amenities, including but not limited to the pools, gym, business office, laundry room, restaurants, and car valet service. The resort management reserves the right to alter opening hours or temporarily close any or all amenities for various reasons. Additionally, access to these amenities may be denied or revoked by the resort management if guests fail to adhere to their posted rules. If you have any inquiries concerning access to resort amenities, please feel free to contact MGM Signature representatives for clarification.
Plumbing issues: Please contact the engineer through the front desk for all plumbing issues. If temporary repair is required, you agree to permit access for repairs upon notification. We shall not be liable to you for damages; no refund will be given in case of temporary failure.
Only use appliances for their intended uses.
Lost and found: Items left behind must be claimed within five calendar days after checked out. Contact housekeeping to arrange for pick up or possibly ship out for fee. Items will be trashed after five days. Owner will not be responsible for lost or unclaimed items.
Emergency: Call 9-1-1 for fire, police, and medical emergency.
Guests to follow and practice state and federal regulations and recommended universal personal protection and disinfection protocols to limit transmission of all diseases. Despite our careful attention to cleaning, there is still a chance you could be exposed to an illness at the suite.
Mediation: Tenant and Owner agree to mediate any dispute or claim arising between them out of this Agreement. Each party waives his right to trial by jury in any matter and action under this Agreement. Mediation fees, if any, shall be divided equally among the parties involved. Mediation location must be within 20 miles of this property.
