LLC Disclaimer:
We are consistently looking to attract new members to this LLC to help offset the common expenses to maintain the property.
This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership, which is not a new concept. It helps offset the common expenses between the member/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. We are consistently looking to attract new members to help offset the common expenses to maintain the property. This property can only be used by members of the LLC only.
Some features on this portal are incorrect and are required by Airbnb and I am unable to change them. The Operating Agreement of the LLC is the governing document. And the features and policies represented in this portal are not necessarily the correct policies. All policies are in the Operating Agreement. All occupants must be registered to occupy the residence.

Wedding Patio Courtyard is available year-round. Additional Fees do apply for Wedding Courtyard set up. 48hr notice is required.

Full Family Kitchen: Beautiful Counter Spaces, Large Dual Handled Refrigerator, Chef's Oven, Toaster, Microwave, Dual Dishwasher, Complimentary Coffee Station, Cooking Utensils, Cooking Pots/Pans, Cooking Essentials, and Dinnerware Sets for up to 16 guests.

Formal Dining Area: Dining Table for 10 plus 4 Bar Stools for extended sitting arrangements. Open-Floor layout overlooking the Lounging areas.

Lounge Area Main Floor: Large Sectional Sitting Area overlooking the Kitchen Space/Bar for convenient access. Perfect layout for group gathering or a refresher for family stays.

Game Loft Room/Lounge: Standard Size Pool Table with comfort lounge spaces for everyone to enjoy.

TV/Wifi Connections:
Access to Smart TVs with Roku TV and Hulu-TV Subscriptions.

Family Amenities: We have a Pack-n-play Set and High Chair available per request. We supply Outlet Protectors, Carbon Monoxide and Smoke Alarm detectors for safety and your comfort. Window Locks in all bedrooms for peace of mind.

Bedroom Layouts:
Dual King/Lounge Room with extended sitting area. Sink into the Memory Hybrid mattress and simply enjoy all the comfortable fresh bed linens and toiletries we prepared for each stay. Pool Lounge for The Adults to enjoy and relax while playing a round of Ballards.

Master Bedroom is Located Downstairs with a Full Walk-In Closet, Vanity Desk, Full Shower/Bath and Easy walking straight to your own private Courtyard.

2nd & 3rd & 4th Guest King Bedrooms with Hybrid Posturepedic King Mattress with extra bed linens and pillows for everyone's comfort. Shared Full 2nd and 3rd Bathroom with convenient access and complimentary toiletries in each stay. These bedrooms are located upstairs on the 2nd floor,


On-Site Laundry Units available. Laundry detergent is available as part of our grocery delivery service.


3 Compact Vehicles available on the driveway/private carport.

BBQ Grill is available for your request. Propane is not available. All guests will be responsible to do their own exchange propane rate. Additional fees do apply for delivered new propane tank.

Pool: There is no Heating Features in the pool. Jacuzzi is available. The Outdoor Pool is available all year round.

Our home is pet-friendly—please kindly note, we do have a pet-fee.

Completely Private Neighborhood with residential established residents and members. Our neighborhood is quiet and does require all members and occupants to create a peaceful environment for all members. Quiet Hours are strictly monitored with HOA and Security Patrol. Comfort, Safety and Tranquility is our main priority for everyone including our neighbors.

Starter Pack Essentials are included with all itineraries. This will include Travel Size Shampoo/Conditioners, Soaps, Dish Soaps and Trash Bags.

Cooking Essential including Salt/Pepper, Cooking Oils and Seasonings are available per request and as part of a Grocery Deliver Service option. Please send us a message for more details on Grocery Delivery services.

Checkout Time is before 10am

Quiet Hours are from 9pm-8am. All patio lights and pool equipment will shut down after 9pm. Please see listed House Rules for more details and fees.

Breakfast, Transportation and Grocery Pick up services be provided at additional fees.

Maximum Vehicles Parked in the property is 3 total. No Street Parking allowed. Vehicles may be towed at owner's expense.
