**Signed Rental Agreement and Valid Government Issued ID Required after booking**
-No Parties
-No smoking or vaping allowed inside cabin
-Must be at least 25 years old to book
-Please respect our neighbors (Quiet time 10pm-7am)
-No pets/animals allowed in cabin due to allergies
-Please leave the place like you found it
-Please do not flush anything other than toilet paper
-Please use dark towels for removing make-up (not white towels!)
Terms and Conditions
**It is your responsibility to read carefully. By booking, you are contractually agreeing to honor ALL cabin rules. Booking guest is responsible for the cabin and all possessions therein.
**The person booking must be 25 years of age (Owner may require a government issued ID to be provided prior to receiving access to cabin)
1. Party Members (MAX 16 Guests)
-Person booking the property must occupy property during the rental dates. No third party bookings allowed. If a third party books the property and does not stay, the owner reserves the right to cancel the reservation without refund to the guest.
-Price of staying includes ONLY booked guests. No one else can be present at any time, day or night, without prior discussion and advance permission.
-All persons listed on the Rental Agreement or added subsequently by The Renter will be bound by the terms of this agreement. Occupancy of this property is restricted to those names listed on the Agreement. The Rental Applicant is considered to be the Lead Renter and will assume full responsibility for all members of the Rental Group throughout the rental period. Information or instructions relating to this rental will be communicated to the Rental Applicant only and not to any third-party member of the Rental Group.
**No parties allowed. If a party occurs, the owner reserves the right to cancel reservation without refund to guest.
2. Occupancy of the Property
-Regardless of the published maximum number of persons a property can accommodate, the number of guests staying at the property is strictly limited to the number of guests on your specific Rental Agreement.
-Should Owner receive notice that there are additional Vacationers/guests staying on the premises which were not disclosed, a minimum of $500 fine will be charged for each undisclosed person. Guest agrees to pay without dispute.
-Owner reserves the right to cancel reservation with no refund to guest at any time if more guests are staying than stated on the reservation.
3. Condition of the Property
The Property has been inspected prior to you occupying and therefore The Renter undertakes to:
-Notify The Owner immediately with regard to any damage and/or maintenance issues that require attention
-Keep the property and all furniture in or about the property in the same state of repair and condition as found at the commencement of the rental
-The Renter shall follow the departure instructions provided by The Owner
4. Use of Internet
-No illegal downloading is permissible, and a charge may be levied if this is discovered. It is The Renter’s responsibility to check for restrictions before commencing any download.
5. Smoking
-Smoking or vaping anywhere inside (strict) of ANY substance! Smoking is permitted outside only. Please dispose of cigarettes appropriately. By booking, guest agrees to pay a minimum of a $2,500 fine if anyone in the groups smokes or vapes inside. Guest agrees to pay without dispute.
5. Pets
-No Vacationer or Vacationer guest pets are allowed in or on the premises due to allergies. If a guest brings a pet or animal, guest will forfeit their security deposit and the remainder of the stay will be canceled with no refund. Guest agrees to rule without dispute.
6. Garbage
The Renter is responsible for bringing the garbage to trash cans in the driveway. Trash day is Monday.
7. Equipment and Facilities Provided
Equipment and facilities are provided at the discretion of The Owner. Whilst every attempt is made to ensure that such equipment is in working condition for the duration of the rental period, should a breakdown or some other situation occur that renders a non-essential element unusable, the Owner does not take responsibility for replacing or refunding The Renter for the lack of use of these equipment or facilities. The equipment and other facilities referred to include, but are not exclusive to, the golf cart and televisions. The Renter must report any inoperative or defective equipment to The Owner promptly. The Owner will make every reasonable effort to have repairs made as soon as possible. While every attempt will be made to ensure that all advertised equipment and appliances are in working condition at the commencement of a rental period, no refund will be issued for a mechanical failure of dishwasher, washer, dryer, golf cart or TV.
8. Refunds
If a breakdown should occur to fundamental elements such as water systems, plumbing, and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made. This does not apply to system breakdown caused by misuse. The Owner is not liable, nor will provide a refund, for any stoppage of electrical systems caused by extreme weather or other circumstances beyond his control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighboring properties, or any nuisance afforded by the natural elements of the location.
9. Host is not liable for and cannot be sued or held responsible for any accidents, falls, injuries, sicknesses, etc. that may happen. Guests are responsible for their own medical treatment/bills no matter what the cause.
10. Tampering with, turning off, or disabling any security equipment around the house (WiFi router, exterior security cameras) will result in the security deposit and entire reservation being forfeited without refund.
11. As a guest, you are responsible for leaving the accommodation in the same condition it was in when you arrived. It is the guests responsibility to leave the cabin and yard tidy. Before checking out, clean up all messes. Additional cleaning fees apply if messes are left. Guest agrees to pay without dispute.
12. Guests are expected to honor the neighborhood by keeping noise to reasonable levels. Quiet time is 10pm-7am. Disrespectful, rude, unruly, out of control or overly noisy bookings will be terminated without refund and forfeiting deposit. Guest agrees without dispute.
14. Damages to property- Cabin is inspected after each guest. If any damages occur to the interior or exterior of the cabin due to negligence on guests behalf, the guest agrees to pay for repairs without dispute.

-Make sure all kitchen appliances have been turned off (coffee pot, stove, oven etc)
-Turn off ceiling fans and lights in all rooms
-Return all furniture, pillows, and games to original locations
-Remove perishable food items from refrigerator and freezer
-Place all bagged garbage in trash cans in driveway
-Set thermostat to 76 degrees (Air conditioning in Summer Months) or 55 degrees (Heat in Fall/Winter Months)
-Close and lock all windows and doors
-Return patio furniture to original locations
-Ensure that propane to BBQ grill is in OFF position
-Ensure that propane to fire pit is in OFF position
