THE SPACE
Welcome to Desert Hills Oasis... a home envious of a HGTV model. This house is designed in a rustic modern vibe throughout. Enjoy the festivals and valley sports in comfort and style in this well acquainted 3 bed/2ba home. A great place to relax and entertain. You have access to the entire house and the oasis themed backyard, complete with a saltwater pool/spa, fire pit with stone bench seating area, BBQ island, and outdoor TV for your complete experience. Bdrm 1 has a queen bed, Bdrm 2 has a queen Bed, Bdrm 3 has a queen bed. Additional sleeping offered with two large sectional sofas/chaise lounges, one of which has a queen pull out bed. This house will accommodate a small family or group of friends up to 8. The kitchen is well equipped. Pool towels, pool floats, toys and games, as well as four beach cruiser bicycles are available for your use. The pool is great place to cool off and the spa will work wonders on your achy body. The outdoor TV is great for enjoying your favorite shows and sports. Simply float in the pool while watching your favorite shows on the outdoor TV or relax to your cool music vibes. This is an oasis to relax and have fun. This oasis themed destination will Inspire you to relax, Invigorate your mind and body, while you Indulge in all it has to offer!
BEDS & SLEEPING SUMMARY
There are (3) Queen beds, two large sectional couches with chaise lounges and a pull out queen bed. This vacation rental sleeps (8).

CHILDREN & POOL
NOTE: There is no lifeguard on site and there is no safety pool fence around pool. There are two exterior access doors equipped with door breach alarms connected to the house alarm that will chime every time the doors are opened (back patio door & master bedroom slider). Guests have read and understand that their children(s) safety is their priority and they are responsible for proper adult supervision. There is no diving allowed into the pool or spa. This pool is only 5-6 feet in depth and diving is extremely dangerous and could lead to serious injury or death.

LOCAL ORDINANCE / GOOD NEIGHBOR POLICY
I encourage you to enjoy my property; however, if there is a noise complaint you may be subject to an initial fine of up to $500 from the City of La Quinta, followed by a possible eviction in egregious circumstances. Guests will not be issued a refund for issues related to a noise ordinance violation. It is important to respect the quiet enjoyment of neighbors. There is a mandatory 10% City of La Quinta Transient Occupancy Tax (TOT) added to your stay at time of booking.

If dates are blocked out and you need them, please contact me directly as I may be able to accommodate your stay. My priority is to ensure you enjoy your stay, so please let me know how I can exceed your expectations!
POOL/SPA HEATING
Pool can be heated in the winter with a daily charge of $100/night. There is no cost to heat the spa. Please let me know in advance if you would like the pool heated. Please note the homeowner can remotely access and control the pool/spa controls.
WHAT ARE THE ACCOMODATIONS?
Your vacation rental is completely furnished and well stocked with all major and small appliances, including a coffee maker, Keurig, and coffee bean grinder, along with some delicious Kona coffee beans that await your first cup of coffee poolside! The kitchen is well equipped with basic dining and serving essentials, including plates, bowls, silverware, cooking and grilling utensils, wine and drinking glasses, bar and wine accessories. We also have a high chair and pack n play for baby. If you find yourself in need of something, please contact me so I can accommodate your request.
HOUSE SUPPLIES
Your home will be stocked with an initial supply of trash bags, paper goods, kitchen cleaning supplies, laundry pods/dryer sheets, basic cooking spices, his & her body wash, and shampoo & conditioner. Other items include pool towels for all guests, and an ironing board and iron. There is also a tennis / ping pong table set up in the garage for your enjoyment (please do not move the table out of the garage).
PETS
For the health and safety of our guests, we have a No-Pets policy.
TRANSPORTATION
Your vacation home is central to many attractions, including walking or biking distance to the Indian Wells Tennis Stadium. Included are four easy riding beach cruiser bicycles equipped with lights, helmets and locks, if you choose to take a stroll. Of course any ride share service (Uber & Lyft) and traditional transit services (Taxi & Bus) are always available too. If you drove or rented a car, you may park the car(s) in the driveway. Street parking is strictly monitored and enforced. The driveway can accommodate 3 vehicles and if available you may park in front of the house. If you plan on attending the music festivals, there is a shuttle service close by, or you may opt to ride the bikes or use a ride share service. Guests using the bicycles are responsible for theft or damage to the bikes and the accompanying safety equipment.
LOCATION
Minutes from the Indian Wells Tennis Gardens, Empire Polo Fields, Old Town La Quinta and many golf courses. Hwy 111 is just down the street, with Costco, Target, Starbucks, Coffee Bean & Tea, and many other chain and local stores. Dining options are abundant and close. Just minutes from I-10, you can quickly head to Palm Springs and many valley casinos and other Coachella Valley destinations.

IMPORTANT NOTES
There is an extra charge for unapproved early check-in and/or late check-out or excessive cleaning and maintenance, if the property is left unkempt.
ILLEGAL SUBSTANCES OR MINORS IN POSSESSION
No illegal substances are allowed in the property and Minors shall not be in possession of alcohol or illegal substances. Violations will result in eviction from the property and no refunds will be issued.
CLEANING
There is a $250 non-refundable departure cleaning fee. Guests must clean the BBQ grill, or an additional $50 fee will be added to the non-refundable cleaning fee. Please leave the property in the same general condition as found during your arrival. We ask you treat this home like your own and take care of it the same.
Additional charges can occur if the following are found after leaving the property: odors of tobacco or cannabis smoke inside, stained linens/towels, excessively dirty appliances (oven/microwave/washer/dryer/refrigerator/BBQ grill), stained furnishings, missing or damaged goods or property, or moved furniture & appliances. Items requiring extra cleaning at departure will be charged to the guest. Bicycles and the accompanying safety equipment that is damaged will be assessed and charged to the guest.
Guests are encouraged to communicate any desired changes to the number of occupants on the rental agreement. The property should not be used by more than the number of adults and children listed in your reservation. Guests who sneak in, or fail to disclose the full number of guests staying on the property will be charged a per-person rate of $50 per night of their declared number of guests. At no time shall there be more than 8 guests overnight. Guests who violate this rule will be subjected to immediate eviction, due to a strictly enforced city ordinance. Quiet hours are from 10:00 PM - 8:00 AM. The responsible renter must be at least 25 years of age. Guests under 25 are welcome, but must be accompanied by a parent or legal guardian.
CHECK OUT PROCEDURES
•Check out is 11:00 AM: Guests will be charged the late
check out fee of $200 from the security deposit if late
check out has not been previously arranged or delays the house cleaning.
•Turn off all lights & appliances
•Leave the AC thermostat set to 78 degrees (unless locked)
•Check all bedrooms for personal items
•Take garbage out to the outdoor bins (burgundy)
•Pile all used towels on bathroom floors
•Close and lock all windows
•Leave any openers / keys in welcome basket
SPECIAL EVENTS & MUSIC FESTIVALS - MINIMUM 3 NIGHT BOOKING
There is a strict no cancellation policy for all special event and music festival timeframes. Festivals include, but are not limited to BNP Paribas Tennis, Coachella, Stagecoach & Desert Trip. NO CREDIT WILL BE ISSUED IN THE CASE OF EARLY DEPARTURE OR CANCELLATION FOR ANY MUSIC FESTIVAL BOOKING.
