By booking our home you agree to follow all rules and understand fees associated with a lack of adherence.

As stated in our listing, you will be asked to complete guest verification through Superhog, a third-party provider.
Please complete this at least 72 hours PRIOR to your stay to provide a smooth check-in. You will be given the choice between paying a $500 refundable security deposit or a $35 non-refundable damage waiver.

Guest agrees to truthfully disclose the purpose that the property will be used for, the number of guests, and if any pets will be accompanying them

★ GUEST POLICY ★

✔ Only 16 guests allowed at a time
✔ $20 per additional person (verified via cameras)
✔ Gatherings more than 16 guests need prior approval in writing by host
✔ Guests must be above the age of 21 to reserve
✔ Minors must accompanied by another guest 21 or older
✔ No illegal substances or prostitution
✔ No underage drinking
✔ Guests agree to pay all damages to the property

★ EARLY CHECK-IN / LATE CHECK-OUT ★

✔ $100 flat fee
✔ Not guaranteed for each stay
✔ Not permitted for stays with same day turnovers

★ POOL/SPA ★

✔ Pool and spa heating is not included in your booking
✔ Pool can be heated for $300 daily in fall/winter months (spa included)
✔ Pool can be heated for $150 daily in the spring/summer months (spa incl.)
✔ If you just wanted the spa heated, it's $50/ day and will be billed based on your usage, at the end of your stay
✔ Guest must pay the daily rate prior to heating
✔ No lifeguard on duty, swim at your own risk
✔ No unattended minors in pool/spa
✔ No diving
✔ No trash, glass, furniture or food in pool/spa (fees may apply)
✔ Spa automatically shuts off after 3 hours
✔ Please note, our pool team will be on site on Friday for weekly maintenance and cleaning

★ PETS ★

✔ We are a dog friendly property 🐶
✔ There is a $250 flat fee for your pet (to be paid prior to arrival)
✔ Please clean up feces/hair prior to departure (cleaning fees may apply)
✔ We reserve the right to charge additional cleaning fees

★ INDOOR RULES ★

✔ NO SMOKING - Any smoking violation will result in a $350 fee
✔ Our septic system is sensitive! Do NOT flush anything other than toilet paper
✔ Do not move furniture
✔ Fireplace is NOT for guest use
✔ Lock all windows and doors when you leave the house
✔ No moving the foosball/pool tables
✔ Turn OFF all appliances and BBQ after use
✔ Indoor wood burning stove is NOT for guest use (smoke odor fee $500)
✔ No climbing on tables, cabinets and countertops
✔ Wash all dishes prior to departure
✔ Clean any/all spills, food waste from floors and appliances
✔ All trash must be bagged before taken to bins
✔ Trash bins located next to garage
✔ No trash permitted on driveway
✔ Please leave all tv remotes on their velcro attachments

★ GRILL ★

✔ Close propane tank after each use
✔ Please clean grill after use ($50 cleaning fee)
✔ Do not leave grill unattended
✔ Additional propane tanks available

★ FIRE PIT ★

✔ Wood provided for guest use
✔ Please extinguish fire after use
✔ Matches and lighters available on site

★ NOISE COMPLAINTS ★

✔ Please be respectful of our neighbors
✔ Quiet hours: 9pm-8am
✔ Noise complaints surpassing 1 notice will result in a $125 fee

★ DAMAGES/UNSANITARY CHECK-OUT ★

✔ Guest on reservation will be held liable for any damages and resulting charges caused during the reservation
✔ Unsanitary check out fee of up to $550 - clean up resulting from drug use, paraphernalia, waste, feces, blood, bodily fluids

★ GUEST ACKNOWLEDGEMENT ★

✔ We operate under the assumption that all house rules and guidelines are read and understood by each guest. By reading these details you are acknowledging and agreeing to adhere to our house rules

Additionally, due to a limited supply of the natural gas that heats the pool and hot tub, excessive use of these amenities by previous guests or by your party may result in the depletion of the tank. In these circumstances, we will order an expedited delivery of natural gas but cannot guarantee a gas delivery timeframe (however, typically gas is delivered next day).
