Spacious villa with lovely views over the Bay Of Kotor

This comfortable and very spacious 3 bedroom villa is in the picturesque village of Prcanj nestling at the foot of Mount Vrmac. It has two large terraces both with lovely views of the Bay of Kotor (Boka Kotorska) and surrounding mountains. The bedrooms and bathroom are on the ground floor. The main bedrooms both have air-conditioning with doors on to the lower covered terrace. The smaller bedroom with bunk beds also has air conditioning. The open plan upper floor with air-conditioning has a large living/dining room, kitchen and separate toilet. The upper terrace is reached via 2 sets of french doors.There is also a small east-facing "Juliet" balcony on this floor. Car parking for 2 cars. The house has a spare water-supply in the event of water shortages. There is secure private WiFi access to the internet. The house is well-equipped for a relaxing holiday in a tranquil and convenient location.

Very misleading property advert however great location
The location and views from the property were amazing however the photos that were taken to advertise the property are very misleading and must have been taken some years ago. The property is very dated, and very unkept outside, the bbq area is unusable as it is disgustingly dirty, the cutlery and cups were also really dirty, the duvets supplied were all stained, the communication from the owner and their representative was really poor.

Stunning setting.
Prcanj was an ideal location to explore the area and 2 day trips to Croatia (Dubrovnik and hired a boat in Cavtat) Both recommended. View from balcony was incredible. Could watch the yachts all day. Very well equipped kitchen etc. Spacious villa. Very small outside space beside BBQ. Overall we had a wonderful holiday and would recommend this particular villa and location. Several lovely restaurants in walking distance and close by. You can hire kayaks and paddle boards which was cheap €10 per hour and good fun.

Wow! Location location location.
The views from this lovely house are totally mesmerising!! We could have sat on the balcony watching the mountains, the sea, the fishing boats, the super yachts and the occasional dolphins for hours! It is a magical location, with its own mini beach at the bottom of the hill that is only a few minutes walk away. There is a great little shop almost opposite the beach that sells all you could need and the shop keeper is very friendly. Otherwise there is a large supermarket in Kotor, about a 20 min drive away. There is a woman who wanders along the waterside selling amazing freshly made chocolate donuts that are to die for and definitely worth a mention. Just what's needed after a hard day swimming and floating in the fjord or sunbathing! There are some great restaurants within walking distance, one is on a concrete jetty right next to the sea and serves fresh seafood with a view. The house itself apart from being in a fantastic location, is very comfortable and welcoming. It is equipped with everything you could want, including comfortable beds, great reading, TV and DVDs, local information, children's toys, all cooking utensils and spare bedding etc. Alot of thought has gone into ensuring that all your needs are taken care of. The house was very clean and well looked after. Thank you for a great stay!

Ferienhaus mit Panoramablick
Das Ferienhaus liegt in ruhiger Hanglage mit einigem Abstand zur Küstenstraße und bietet von der Terasse vor dem Wohnzimmer einen wunderbaren Blick auf die Bucht von Kotor. Das Haus selbst ist gut ausgestattet und verfügt über alles, was man für den Ferienaufenthalt benötigt. Ich würde wieder dorthin fahren.

Wunderbare Tage in Prcanj
Ich war dort mit meinen drei Kindern im Alter zwischen 11 und 15 Jahren. Wir wurden sehr nett begrüßt, u.a. auch mit kühlem montenegrinischen Bier. Das Haus ist groß und geräumig, lediglich die Küche und eines der drei Schlafzimmer (das mit dem Etagenbett) fällt ein wenig klein aus. Besagtes Schlafzimmer verfügt übrigens als einziges der drei Schlafzimmer nicht über eine Klimaanlage - gut, dass die Temperaturen während unseres Aufenthaltes zumeist unter 30 Grad blieben. Absolut unvergleichlich sind die beiden Balkone mit ihrer traumhaften Aussicht auf die spektakuläre Bucht von Kotor - an diesen Anblick würde man sich wohl selbst dann nicht sattsehen, wenn man dort für den Rest seines Lebens dauerhaft wohnen würde. Es gab nichts Schöneres, als dort nach der Rückkehr von herrlichen Ausflügen den Tag ausklingen zu lassen, derweil die Kinder unten in der Bucht noch mal eine Runde im klaren Wasser schwammen. Ein unvergesslicher Aufenthalt - wir kommen sehr gerne noch einmal wieder!

Sehr schöne Aussicht auf die Bucht
Großzügiger Wohnraum und noch wichtiger: zwei schöne Terrassen mit tollem Blick über die Bucht. Meine Frau hat Kopfkissenbezüge vermisst. Für uns kein Problem, sollte man aber wissen: Kommunikation mit den Eigentümern und dem Hausverwalter nur in Englisch. Wichtige Empfehlung: Essbares muss sofort in den Kühlschrank, ansonsten ist nach einer halben Stunde eine Ameisenstraße quer durchs Haus unterwegs. Für 6 Personen kann der Kühlschrank dann auch schnell zu klein sein.

Nice hous and beautiful location
Nice hous with al equipement needed also for children. Air conditioning was really useful and we had two great stay there. When we arrived we were surprised by Nicky with local wine and beer and for that we would like to thank Nicky again for his hospitality.

In relation to the size of the house the kitchen was far too small
The house was equipped with beds for six people and for that cooking food was almost impossible as only one person could be in the kitchen at a time. But apart from that the house was very nice, beautifully situated, quiet and with walking distance to the beach and small supermarket.

Killer views and an amazing house
Our stay in Prcanj was absolutely lovely. Upon our arrival property manager Nicky met us in town and took us to the house so we wouldn't get lost and then gave us some lovely fresh fruit, and local beers and wines from the owners. It was such a warm welcome to our week in Montenegro. The house itself was even better than anticipated. The location is great - fabulous restaurants and good little shops nearby and just 10mins drive from Kotor. The views of Kotor Bay are absolutely incredible and you're just a 4 min walk down a hill from the beach. The house has everything you could need from a wellstocked kitchen to bbq to DVDs (which came in handy when one of us got sick) to beach equipment like bamboo matts. All in all we couldn't have asked for a better week or a more convenient, friendly and comfortable stay. Highly recommend!

Das Haus hat eine wunderschöne Lage, direkt an der Bucht von Kotor. Die Aussicht ist phantastisch.
Das Haus hat alles an Ausstattung, was man so benötigt, bei der Schlüsselübergabe bekamen wir noch Verpflegung für den Urlaubsbeginn nebtst leckerem Wein. Einzig eine Spülmaschine haben wir vermisst, da mussten dann die Kinder etwas mithelfen, was ihnen nicht schadet... Der Strand war zwar schmal, aber das Wasser sehr angenehm, auch prima zum Paddeln. Die Straße rund um die Bucht ist einspurig bis Kotor und somit das Fahren mit einem größeren Auto gewöhnungsbedürftig...

Nice comfortable house
We really enjoyed our 2 weeks stay in this nice house with such a great view over Kotor Bay. We were two adults and three children/youths. The house is spacious and contains all you need for a great and comfortable holiday. Everything worked perfect. The keys were handed to us as agreed and we got all information needed from the manager, we even got a bag of fruit, wine, beer and softdrinks. We used the kitchen about every second day for making dinner. The other days we ate at different restaurants located about 5 minutes walk from the house. Most of the time we enjoyed the chill atmosphere in the village but also drove to different parts of Montenegro and even a day trip to Albania. In the evenings we mostly sat on the balcony enjoying life. This house made us have a great summer in Montenegro.

Homely house with stunning views
When we arrived at the house we were amazed at the stunning views! Such a great base to explore this pretty part of the world. Lovely welcome pack of local goodies to pop in the fridge! The house was clean and well fitted out with everything needed for a super relaxing holiday in a peaceful location. The outside terraces were spacious to sit out on and enjoy any time of day or night. Loved to stroll down the hill for a swim and shops and waterside restaurants all within easy walking distance. An hourly bus service runs at the bottom of the hill to 'hop' on to Kotor to explore the old town and climbing up the old fortress wall is a 'must' at twilight! All in all a great holiday experience! Hope to return!

Superb Property
This is a lovely property, so bright and airey and very tastefully decorated, situated in the lovely, peaceful, village of Prcanj. Access is off the main road via a very steep but, relatively, short hill climb but this gives the property unrivaled views across Kotor Bay and the Black Mountains. Would highly recommend this accommodation

The perfect spot
We stayed in this house in high season 2014. What a delight. The location was perfect for us (family with three children). Just a short, but steep, two minute walk to a friendly and well-stocked shop and the waters edge. Although the beach at the bottom of the drive is small, it is clean and the water was beautiful. The children spent hours every day snorkeling; they saw a seahorse and so many fish. We were even lucky enough to see a sea turtle. Kotor is only a short drive and is really worth a visit (or two). We considered leaving the car and taking the very frequent bus which stops at the bottom of the drive...didn't quite manage it though. The house was very spacious and well-equipt. The living room and kitchen are upstairs, making the most of the spectacular views from the balcony. We ate on the balcony everyday, looking out on the mountains and water; an unbeatable experience. The property was clean and tidy and had free wi-fi and a good t.v. which came in handy for the kids. We ate at various restaurants all within walking distance. All were relaxed and good value. Particularly liked the one that served local beer although can't remember the name. We had a great 10 day holiday here. I would recommend it to anyone, although the steep driveway might prove difficult for people with reduced mobility. We cannot believe that this part of Europe is not better known, my children are already asking to go back!
