Our beautiful luxury villa is situated in Cumbrian Lakes Resort, a 24 hours gated community in a quiet location, next to 120 acres of conservation area and backing on to a lovely lake. Its ideal situation only four minutes from Highway 192 and 10 minutes from Disney, means it is perfectly located for all attractions and amenities in Central Florida.

Our home has four bedrooms, three bathrooms, lounge with formal dining area, fully fitted kitchen with breakfast bar, utility closet, screened private pool with deck area and lanai, and double sized garage finished as game room with Pool table.

There is free secured wireless high speed internet connection to all our guests - just bring along your laptop to log on, unlimited phone call to USA and Canada. All towels for use in the house and linen are provided and are laundered after each visit.

Local Professional Management - A Phone Call Away: We have a professional and dedicated manager who strives to make our home a comfortable and affordable alternative for your Walt Disney World vacation. If our villa is not available for the dates you need, we have other similar high standard homes in the same community available for your consideration. All our homes were custom decorated by the owners and was furnished to a high standard. All bedrooms have linen, towels, hangers, and blankets. You can find extra linen, blankets, and towels in the closets. Laundry facilities (a washer & separate dryer) can be found in the utility area of the villa.

The property could use a little TLC. Some maintenance issues would make the property even better. We had a good stay played a lot of golf. The owners are good communicators and helped anyway they could.

Checking in and out was a breeze. The villa is close to all the major and minor attractions . The beach is an hour and a half away but I dont mind driving.

Really well situated but a little tired
Really nice villa. There were a few touches which we've had elsewhere which would have made such a difference. First off the directions to the villa were wrong. Without Satnav we would have been lost all night. Also arriving at 1.30 in the morning with two kids a welcome pack, some tea coffee even a beer ! etc would have been lovely. We've had this elsewhere and it was so nice to arrive to. But overall a lovely villa, close to everywhere and great time had by all...

They said it had BBQ and it didn't.
They said they had a BBQ and it wasn't. The beds are very old and not good. They don't have a cable system and the TVs are very small. The trash can was full of trash when we arrived.

Great Little Gem
All in all we thoroughly enjoyed our stay, albeit short! The property was clean and tidy upon arrival but we did notice a lack of crockery, pots and pans in the kitchen. We were a very small party but if we had been at full capacity it would have been a little bit of a struggle to cook for 8 people and all eat at the same time simply due to not enough crockery and cooking pans and dishes being few. The pool area was lovely although we did notice that some of the chair legs had eroded over time and made for wobbly and potentially unsafe seating but again not an issue for us as we could pick 2 chairs and not worry about the others. All in all we had a lovely time and any time I needed to contact the hosts, Jim & Judy, the were very quick to respond and answer my queries. I would definitely book to stay here again.

The only issue we had was ants & roaches in the kitchen. We did not see any other bugs in the house. We called property management and left a message with no reply. We only cooked 1 night. Beds were very hard. Overall it did serve our purpose and the family enjoyed the pool

Holiday at Orlando
The location was nice but local traffic makes it difficult to get to the property in the evening between 5 and 6:30 PM. The location was nice and it was in a very nice gated community. The property itself is dated and could use a good cleaning, especially the carpet. The beds are low end and not very comfortable. Honestly, I got what I paid for but will fork out a little more to get something a little nicer nicer and closer to International Drive next time. Make sure you read the rules for the house as there are a lot of them and very detailed instructions on trash, recycling, etc. Also, expect to buy supplies as they only leave a minimal amount of TP (1 small roll) , towels are fairly used, paper towels etc and what they provide is definitely low cost.

The House is in a great location a gorgeous house I would even buy it for myself but the house was dirty and has low quality furniture. The pool was green I contacted the property manager and they said that the pool get cleaned every Wednesday but there was a lot of hair on the bottom of the pool I let the people manager know about the hair but I got no response. The couches had stains all over them and the curtain for the back door that goes to the pool was broken when we got there hopefully I don’t get charged for something I didn’t broke. Filled with cockroaches the beds are so hard no one was able to sleep on them. The pool table was missing a ball and the garage stank super bad. The front yard was dirty and the floors where nasty too my son was crawling and his hands got dirty right away.

Nice but...
House was nice, it was big and had plenty of room, the private inground pool was perfect! There are two down falls to this property, the pots and pans are Teflon and have been scratched to pieces by people using the metal utensils on them instead of having plastic ones. 😳 The metal ones should be out with the grill. The second is that the beds/mattresses are the cheap mattresses and hard. They are very uncomfortable. Other than those two things, the location is perfect and near restaurants, grocery stores and depending on traffic about 20-30mins from Disney. The owner was super nice and amazing to communicate with. The property manager was a little hard to get a hold of.

The house is in a great location… plenty of room for a large group. House needs deep cleaning..floors need replacing, baseboards , whole house needs painting … furniture is old and nasty… beds are hard and uncomfortable …. the pool table was missing a ball and both pool sticks were broken … couldn’t play ping pong… net broken and no paddles. Leak under kitchen sink … there was a bucket catching water…, door kept going dead…so it wouldn’t lock …air filter was extremely past nasty… pool was ok … but patio was in need of cleaning and repairs to screen door …. I know the owners are aware of these things and they need to hire these things to be done or sell this property to someone who can really make it nice

Lawn high, garbage next front door swarming with large flies, room #1 blinds missing others outside can see inside, total house carpet looks like someone through a party and pour red punch and mud all over (can’t walk on without shoes), sofa set looks like someone picked up off the side of road. One tv not working, beding disgusting(had to purchase sheets and towel) total disaster.

The property was as describe (4br/3b), wonderful pool and Lani. The house would be nice if it was update. Beds are old and hard, no extra sheets or bedding (I suggest you take additional blankets and pillows.) No updates have probably been done since it's become a rental property. The carpet have numerous and large stains. The game room has no air curriculation and was not usable (no equipment, broken, missing pieces.) Several of the lamps did not function nor the TV remotes. 😑 The couch was broken and needs replaced. Several of the window blinds were broken and could use a good clean (died flies/bug guts.) Overall the pool was the best. We would rent again but not this location. Property manager was very responsive when the locks needed new batteries. Owners were very responsive until I sent a message about items of concerns.
