One story ranch home has 3 king bedrooms and a bunk room to comfortable fit a large group - perfect for families. Three bathrooms and kitchen were remodeled in 2020. The kitchen is fully stocked for eating in. There is also a bar with wine fridge and ice machine and a large dining table to comfortably fit up to 12 people! The kids can relax in the separate media room with a large TV, foosball table, and a pull-out sofa. There is a large porch with an outdoor couch and chairs to relax and view the lake. This east-facing home gets great shade in the afternoon. Both gas and charcoal grills to cookout.
The lake frontage is the best part of this property with 100' of beautiful Lake LBJ with frontage with jet ski ramps and boat dock. A beautiful lawn that spans over almost a 1-acre lot is fantastic to spread out and enjoy. Watch the sunset from the table on top of the dock, relax on the swinging chairs, play on the Lily Pad, jump off the dock, fish, or paddle around in the kayaks. There is also a private temperature controlled pool. The pool temperature is controlled via a heat pump set to 82 degrees from Spring Break to Thanksgiving and has does a great job keeping the pool warm when high temperatures are above 70 degrees and cool when temperatures are above 100 degrees. The pool is fenced for safety with 2 loungers, 4 Adirondack chairs, 2 umbrellas, a basketball hoop, and a pool box with miscellaneous pool toys.
We do our best to keep our place clean and well maintained. We do this by frequently checking in on the condition of the house between guests and addressing any issues as they arise. Another thing that helps is we personally use the house every few weeks which allows us to stay in tune with its condition. We also take past feedback from guests seriously and try keep up things folks enjoy and adjust where needed to make future stays better. This lake house is truly our home away from home where we can unwind and enjoy the lake, pool, and large yard with friends and family. We hope you create great memories here too.

Bedroom 1 (Master bedroom): King bed, spacious, attached bathroom with ADA-accessible shower, TV, walk-in closet, view of lake, door to back porch
Bedroom 2 (blue room): King bed, spacious, attached bathroom, pull-out desk for work from lake, TV
Bedroom 3 (north): Private room in back of house with king bed, separate bathroom, desk, TV, view of lake. This room is separate from the rest of the house so extra quiet and great for 'work from lake'.
Bedroom 4 (bunk): Bunk room with 2 bunk beds, pull out trundle available under one bunk bed so you can sleep up to 5 in this room, often we pull the trundle mattress to another room for another bed.
Rec Room (pull out sofa): Queen size pull out and another full size couch.
Living Room: Large windows with full view of lake. Offers a large dining table that can accommodate ~10 people and a adjacent wet bar area.
Kitchen: Remodeled in 2020 and is well stocked for eating in. Double oven, electric stove top, microwave, coffee maker (Keurig and regular), two fridges, a wine fridge, and separate ice maker are available. A small kitchen table with great views of the lake is also adjacent to the kitchen.
Washer/dryer room also available.
Back Porch: Spacious outdoor porch with outdoor sofa and chairs, and overhead fan. Great view of pool and lake.
Dock/ Lake Front
Our house is located on the main body of water along the Colorado Arm of Lake LBJ. We have a concrete bulkhead that runs along the lake with rock riprap running along it on the lake side. The water is deep at about 3' along the shore to 6'-8' of depth at the end of the dock and then quickly dropping to about 20' of depth roughly 50' from shore. The water is well circulated and thus of higher quality than some stagnant areas of the lake. Great for swimming and the fishing has been good off our dock too. We routinely catch perch, bass, catfish, and an occasional drum.
For access to the water. The dock includes two ladders and the sea-doo ramp, which can be used for entering and exiting the water. The dock also includes an upper deck for lounging, fishing, or enjoying the view.
For boating... we do routinely get ~2' waves from surf boats and other boats that go by. For this reason lifts and occasionally mooring whips are commonly used along the lake to protect boats and docks from wave impacts while docked. We have a tritoon, which is not available for guest use, which we keep on a hydraulic lift on the south side of our dock. For guest or rental boats we have two options.
Option 1 - Our dock includes a cable lift that can accommodate small V-style hull boats up to 4,000 lbs. The slip is limited in height with only ~7' of clearance from the water to the lowest beam. So if you have a canopy, a larger boat such as a pontoon/tritoon or surf boat then it will not fit in this slip.
Option 2 - Next to the sea-doo ramp on the south side is a ~22' straight pier that can be used to dock a boat. The primary wind pattern from the south pushes boats away from this pier. The dock has bumpers and is okay to dock boats with use of the cleats and bumpers. But if further protection is desired then this pier also has the bases for mooring whips installed. The mooring whips can be used to create a safety zone between a boat and the pier, to protect both your boat and the pier from impact. The mooring whips are stored in the garage and are available upon request. They are Dockmate 12' deluxe mooring whips that can accommodate boats up to 23' and 5,000 lbs.
Note, there is a public boat ramp at 710 Williams Street in nearby Kingsland, which is 2 miles away from the house.
Lastly, the dock also includes a sea-doo ramp that can accommodate two sea-doos/jet skis. The sea-doo ramp can also be used to launch one of the kayaks. But watch your footing on the sea-doo ramp as it can be quite slippery.

There are a number of excellent courses nearby -
Legends Golf Course (5 miles) - Legends is a fun and fair course. You can see 221 Elm Lodge between the 3rd and 4th tees. This is our go-to course when we play.
Lighthouse Country (4 miles) - A more challenging course with some local knowledge required. Not overly difficult and still fun.

El Grande Tacos - Our favorite breakfast taco joint! This is a food trailer situated on FM1431 (take a right at the 7-11 and Grande is just on your right hand side about 100 yards up the road). Open Monday to Friday from 7am - 1pm and 7.30am to 1pm on a Saturday. Cash only!
M&M Donuts - Great apple fritters. However, sometimes they sell out of their most popular items so plan to get there early in the mornings.

The H-E-B in Kingsland is located a short drive away (1.4 miles) and has all the essentials; a much larger H-E-B is located in nearby Marble Falls (13 miles).
