The Space:
This 3 bedroom, 4 full bath home sleeps 10 with built-in custom bunk beds. A spacious living room featuring floor-to-ceiling windows that flood the space with natural light, offering panoramic views of the surrounding Clearwater Harbor and Lake LBJ. The open design enhances the airy ambiance, blending the indoors with the outdoors seamlessly. An upscale chef's kitchen with a central island, equipped with high-end appliances and sleek finishes, opens seamlessly to dining room. This welcoming space is furnished with a large table, perfect for gathering guests and sharing your next meal! This home has a unique feature that most homes in the neighborhood don't have which is an internal staircase that leads you down to the lower level of the home where the poolside patio and game room are located. The third level of the home is where you will find the sleeping quarters for all guests.

Level 1 - The poolside patio is the perfect outdoor entertainment area which includes a smart TV. The private pool overlooks the lake and can also be heated during the cooler months. This level also has a propane BBQ Grill ready for your cookout, and half bathroom. From here there is a gate that will take you down to the boat lift.
Head back inside and across the hallway to the converted garage that is stocked with games! Grab your friends and challenge them to game of ping pong or test out their basketball skills with the Pop-A-Shot game! Prefer to be on the water? Take out the kayak or standup paddle board and go explore!
Level 2 - On this level you will find the fully equipped kitchen, living room, full laundry room available for all guests, and a full bathroom. Along with a closet full of board games! So, gather around the living room or dining table for family game night! Just off the living room is also a spacious patio to relax and watch the sunset after long day on the water!
Level 3 - Access the secondary staircase inside the home to the third level. Here you will find the 3 bedrooms, bunk area and 3 full baths are located on this level. The master bedroom and bedroom 2 both have en-suite bathrooms. While the 3rd guest bedroom has a shared bathroom in the hallway that is adjacent the entrance to this bedroom.

• Bedroom 1: Master with 1 King bed, en-suite full bathroom with walk-in shower - Sleeps 2
• Bedroom 2: Queen bed with en-suite full bathroom - Sleeps 2
• Bedroom 3 - Queen bed - Sleeps 2
• Upstairs also has 2 custom Twin over Twin bunk beds - Sleeps 4
A few restrictions to make sure every guest can enjoy their trip! No pets allowed. No more than 3 cars allowed per HOA rules. Parking is located directly across from the property. Boat or jet ski trailer parking is located in the front of the neighborhood and requires pre-approval to get the access code. Trailers are not permitted elsewhere on the property and any trailers parked in the non-designated lot space may be towed.
Guest Access:
Guests will have access to the entire home, private pool, boat slip, boat ramp, and amenity center which includes a basketball / pickle ball court, neighborhood pool, and volleyball court. Community Amenity Center is open seasonally from May 1st to Oct 31st.
The Neighborhood:
This home is located on the Colorado arm of Lake LBJ in the Legends gated community, close to grocery stores, restaurants, and entertainment including Legend's Golf Course and local wineries!
Getting Around:
You will need a vehicle to get to and from this property and around to local attractions.

We are available by phone, text, email, or in person if the need arises.
This home is not pet friendly. If evidence of pets are found there will be an automatic fine of $500 applied to the card on file.
Due to recent housing boom we are experiencing more construction throughout our neighborhoods. Please be advised it as may be near this property.
In lieu of a security deposit we require a $75 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.
As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Fee on your reservation.
The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.
The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Hill Country Stays will process the payment using the form of payment on file for Guest.

All refunds will exclude a 5% credit card service fee.
