As you enter through the side door you will find ample space in the porch, perfect for walking equipment and muddy boots after a day on the fells.

The spacious kitchen/diner provides a sociable space for family, and boasts stunning views from the large picture window overlooking the garden and fells beyond. The well equipped kitchen comes complete with electric fan oven, gas hob, dishwasher, fridge, freezer, microwave, table and four chairs.

The lounge is a bright space with comfortable three piece suite; two armchairs and a three seater sofa. Here there is another large picture window with fabulous views over to mighty Skiddaw.

Upstairs there are two bedrooms; the large master bedroom has a double bed, dressing table, wardrobe and two bedside tables, and the twin bedroom has two single beds, wardrobe, and table.

The spacious family bathroom is also on this floor and has a stand alone bath, separate electric shower, toilet and hand wash basin. Gas central heating and double glazed throughout.

There is a small garden to the front with shrubs, and a large enclosed garden to the rear with a raised seating area.

Autumn in Keswick
A comfortable home from home. Beautiful views. Shame about traffic noise from by-pass. Lovely walks for dogs. Without a car it's a bit far out of town and no local shops. Patio could be a hazard and the step down to the out house is steep for those with mobility issues. But overall it was a lovely place to stay.

Great location with fantastic views
We had a wonderful stay In Roslin and were completely awestruck by the view towards Skiddaw as soon as we walked in. The cottage looks very modest from the outside, but don't be deceived - it is spacious and comfortable and had everything we needed. The garden is a bonus and was well-kept. It was wonderful to be able to sit out there and enjoy the fabulous view. The location is handy for Keswick with the benefit of having a car-parking space. We would love to return to stay in Roslin and definitely recommend it.

Lovely cottage, great location.
Stayed as a family of 4 adults, 1 baby and our dog. Cottage was clean, comfortable and tidy and the views were wonderful. Perfect location for us, just a short walk from Keswick. Parking for 2 cars outside. Lovely garden, and the side porch was ideal for storing a bike and the pram. We ate out most of the time, but the kitchen was well stocked with everything you need . Beds were lovely and comfortable. Enjoyed our stay and would definitely return.

What a view!
We all enjoyed our stay at Roslin. It's not in the best condition decoration-wise but it's clean and comfortable and the view from the back of the house over the Skiddaw range is absolutely stunning.

A Comfy Stay
We had a comfy stay at Roslin. Clean and warm when we arrived, the house suited all our requirements. Comfy, if a little hard beds, but we slept well. The kitchen was well equipped and the lounge comfy. The kitchen could use an extractor fan and better lighting, but these are minor points. Because of the weather we didn't use the back garden. The views of Skiddaw are great and the location, close to Keswick and entirely walkable is good.

Lovely last minute break
Recently returned from a last minute break staying at Roslin in Portinscale. Keswick cottage staff were amazing helping us find the ideal cottage for our needs. Roslin was warm,comfortable and clean. It has outstanding views of Skiddaw from the large rear windows. For us it had the added benefit of a large enclosed garden for our 2 dogs and parking for 2 cars. It's great for walks from the door. Have booked with Keswick cottages before and can guarantee accurate reviews and excellent service. Would definitely return and very happy to recommend Keswick cottages.

Roslin Cottage
A comfortable place to stay. Fantastic views of Skiddaw. Good location for walking to Keswick (20 minutes), walking south along Derwent Water to Catbells and also close to the marinas (we went canoeing and paddle boarding on Derwent Water from Nichol Marine). The cottage was comfortable and warm. There was noise from the A66 which wasn't a problem this time of year but may be in the summer when the windows are open.

A Lakeland Gem
We stayed in Roslin from 21st December to the 28th December.Having stayed previously on holidays it was home from home. We were welcomed by a lovely bottle of Prosecco and biscuits. The cottage has been updated since our last visit. It has everything needed for a week or more holiday. The location is perfect for getting out and exploring the lakes. The village pub only a few minutes away is very welcoming and serves great food and drinks.The weather wasn’t the best but the cottage was warm and cosy with great views out onto Skoda. We would highly recommend a stay at this property.

Comfy stay in a great location
Roslin was a comfy little cottage in a great location with stunning views, however, the property itself could do with a little makeover. The wallpaper by the radiator in the main bedroom could do with replacing or at least pasting back down, the inside the windows frames are in need of a real deep clean, a couple of spiders ran out when we opened the bedroom window. The side entrance is very unwelcoming, a lick of paint and the dead spiders removing would be a start. But saying all this it didn’t spoil our stay.

Spacious cottage in a great location - but .......
This cottage is in a fantastic location, with amazing views of Skiddaw, but it needs some TLC both inside and particularly in the garden. Old and dirty patio furniture, generally unkempt front and back gardens, brambles, weeds, overgrown plants and trees, which shaded the garden from the evening sun. We visited in early June and had amazing weather, but we didn't sit outside in the garden once. I would not recommend this cottage to others until it has been tidied up a bit

Peaceful short break
This was our second visit to Roslin. It is situated in a quiet cul de sac in the village of Portinscale. A five minute drive or a 20 minute walk into Keswick. Parking for two cars directly outside the property. The house has the most amazing views from the rear to the Skiddaw range of mountains. There is a small enclosed front garden and a very large rear garden overlooking a field and the River Derwent. The house is well maintained, warm with efficient central heating and spotlessly clean. The kitchen is well equipped. We take a small portable radio as there isn't one at the property. There is a washing machine available if needed and a secure storage area for bikes if required. The beds were extremely comfortable with plenty of fluffy towels left. We had a couple of minor maintenance issues which were dealt with swiftly by Keswick Cottages who offer brilliant customer service. This is a little gem of a property for those who love the North Lakes and offers a great resting place away from the bust town of Keswick but close enough to get to if needed.

Quiet Comfy House
Roslin is situated in a quiet cul de sac in Portinscale a 20-25 minute walk into Keswick. Parking is ample directly outside the house. There is a spacious hall leading to a modern kitchen. There is a large through living room a sofa and comfortable chairs. There is a good TV. The windows from the rear offer spectacular views of open fields,the River Derwent and Skiddaw. There is a utility room off the kitchen with a freezer, and washing machine and can be used for bike storage. The master bedroom is enormous with a large comfortable double bed and excellent views. The second bedroom has 2 single beds. The bathroom is modern although the bath is a little small and watch your head on the sloping ceiling. There is a large shower also. There is central heating which worked perfectly. A little road noise can be heard but it didn’t bother us. There is a large grassed rear garden with areas to sit outside. The village pub serving food is 3 minutes walk away. Overall we loved Roslin so much so we booked another visit on our return home.

Excellent location with superb views
A lovely cottage set in a quiet location with just a short walk into Keswick and Derwentwater. The views of Skiddaw from both the lounge and bedroom were fabulous. We had a very comfortable and enjoyable stay at Rosalin with everything provided for a self contained long weekend away. Highly recommended.

Comfortable cottage in lovely peaceful location
This was our first stay at Roslin, a well equipped cottage in Portinscale just a short walk to Keswick in one direction or Braithwaite in the other direction. It is also an easy walk to The Chalet for breakfast or a little further to The Lingholm Estate. Further on you can get to walk round the lake or along Catbells or Catbells Terrace. The cottage was almost perfect for us and our dog with two clean and comfortable bedrooms, modern bathroom, well equipped kitchen and an enclosed and secure garden. There were a few very minor maintenance issues which have been reported to Keswick Cottages but didn’t impact on our stay. For me the one thing missing was a coffee machine. I have to have my morning coffee and most places we have stayed in recent years have had basic Nespresso machines or similar. If there had been one, Roslin could have got 5 stars! The cottage is up a short steep hill with glorious views from the windows across to the Skiddaw range. The weather wasn’t great for us but it would be lovely sitting on the patio on a summer’s evening with that backdrop. It is at the end of a quiet cul de sac so no passing traffic.

Perfect position
Our second stay at this property and it is lovely, clean and perfectly positioned for us. The only quible is the garden upkeep, a bit of TLC (or even mowing the lawn) would elevate any stay to be able to enjoy those fabulous views from the garden too

A great location with fantastic views
The house is in a great location with fantastic views of the fells. The Farmers Arms pub down the road serves lovely food and the staff are very friendly and welcoming. Keswick is about 30 mins walk away and well worth a visit. Parts of the house and garden could do with a bit of TLC as certain areas are looking a bit tired but that didn't stop us enjoying our holiday. Keswick Cottages were very informative throughout the booking process. Would highly recommend!

Beautiful Cottage
So happy with this cottage and with Keswick cottages who were great when I had a few issues with my booking (my fault) cottage itself was lovely and felt like a home, could do with a bit of updating (decor a bit outdated but that's just my taste) but considering dogs were allowed it was extremely clean and the facilities were great for a family of 4 and 2 dogs! Location was perfect! Portinscale was a cute village, Farmers arms pub great and lovely cafe and only a 20 ish min walk to Keswick.

Comfortable cottage
Roslin is a comfortable cottage, with all the necessary facilities needed (such as dishwasher, washing machine etc.). Some parts need a bit of TLC, the paintwork in the bathroom is looking tired. And the garden furniture could do with updating, perhaps to something in plastic rather than the wooden furniture which definitely needs some attention. But we had a good stay, and the location is excellent, just a short walk to the local pub and a slightly longer, flat walk into Keswick itself.
