Appletree is in the quiet Lakeside village of Portinscale (just outside Keswick) and has some fabulous views of the surrounding fells with local access to lakeshore and marinas.

On the ground floor there is a large open plan lounge, dining/kitchen area with patio doors out onto a paved patio area and enclosed garden. The lounge has two, three seater settees, an easy chair, TV, DVD, CD player and an open fire (ideal for a cosy night in). The kitchen is well fitted and has fridge, freezer, double fan oven and gas hob, dishwasher, microwave etc. Off the kitchen there is a small pantry for food storage.

On the ground floor there is a large bedroom with Smart TV and zip/link beds which as standard is made up as a super king size bed but can be made up as two single beds (there is a £15 charge for this). Also on this floor there is a fully tiled shower room with large drench shower,WC and wash basin.

Upstairs there are three bedrooms. The main bedroom has a king-size bed, is nicely furnished and has lovely views towards the fells. Off this room is a fully tiled en-suite shower room with drench shower, WC and wash hand basin (with underfloor heating to the tiled floor during the winter months). The twin room is spacious and has Smart TV, two single beds wardrobe, drawers, dressing table etc. and again has fabulous views towards the fells. The fourth bedroom has a double bed and looks out towards Skiddaw. This room is offered at £50 for a short break and £75 for a full week. All bedrooms are beautifully dressed with luxury linen and towels.

The fully tiled bathroom has a bath ( which can be turned into a Jacuzzi Bath at an additional charge if requested) separate curved shower cubicle, WC and wash hand basin.

The house also benefits from a fantastic multi-purpose garage/utility space, with plenty of room to securely store bikes, kayaks etc. as well as hanging space for walking gear, a washer/dryer, and there's even a hot or cold dog wash so your canine companion can get squeaky clean before heading inside to get comfortable after a day out exploring!

To the outside there is an enclosed garden and patio with table, chairs & parasol. Please be aware this property is not suitable for hot tub hire.

There will be no need to worry about parking as the property has a large private driveway.

our stay at Appletree
We have been coming to Keswick for about 15 years and have stayed at many different properties. Last year we decided to try Appletree as it was going to be quieter than the centre of Keswick. The location is great for going on walks near the lake. The property is well maintained and very comfortable and feels at home as soon as we arrive. This is our second visit to the property and have already booked for next year.

Lovely Property
Lovely property, perfectly situated for walks and Keswick centre. Kitchen is fully equipped with everything you need if you want to cook, but if not the pub is literally at the end of the road. Would definitely book this property again.

Home from home
Appletree has everything you could ask for and more. Decorated to a high standard. We have stayed in this property before, a number of years ago, so knew how lovely it was. Ideal base for us as we love Keswick and the 1 mile walk in is great, although not puddle free this year being able to leave car at house. Great addition for us was the dart board in the garage as entertained our boys (17 & 23)! Who still like to holiday with us occasionally.

A great place
A very comfortable base for our 3 couples holiday. We each had a shower / toilet so no waiting around. The kitchen was efficient with more than ample crockery and cutlery. The enclosed garden was great for the dogs. A great base for our walking adventures, many from the doorstep.

Great stay again Appletree
Another great stay at Appletree. Lovely accommodation in a superb setting. Easy access to the surrounding hills and into Keswick. Keswick Cottages responded to an out of hours issue with the central heating boiler within 30 minutes. Can't get better service than that. Thank you and we will be back again.

5 adults and 2 dogs in the Lake District
Our 2nd visit to this property and I’m sure it won’t be our last. The house has everything you could wish for. Very secure garden for our dogs. A perfect spot for easy walking access into Keswick. The cottage has off road parking for 3 cars. I would certainly recommend for couples or large families.

Our stay in appletree
This is our second stay in Appletree , it is a well equipped and spacious house in the lovely quiet location of Portinscale but within an easy fifteen minute walk of Keswick ,we particularly liked having two shower rooms and a bathroom with seven of us sharing ,also the dog washing fascility in the garage which we made use of .We did feel this year that the house would benefit from some redecoration but overall would definitely recommend this property .

Appletree Haven
We've been coming to Appletree Cottage for many years as it suits our needs perfectly. For a start it's in a fantastic location for access to Keswick and the surrounding countryside. There are soo many walks straight out of the door that you could manage for a week without a car! It's always clean and tidy and well presented. The views overlooking Skiddaw from the front window and Cat Bells/Barrow Hill from the rear are stunning. Easy off road parking for 3 cars and a small enclosed garden for the dog make it ideal for us. Looking forward to coming back next year.

Christmas in Portinscale
Our second time at Appletree. It has had an update since we were last there, lovely new kitchen. It's warm, cosy ,well furnished, comfy beds & hot showers. Well placed for a short walk into Keswick. The Farmers Arms just a short stroll is a lovely family pub.There is also The Derwent Hotel & pub a short stroll away. Our only negative is the oven & hob are quite complicated even with the instructions ,we did manage eventually to cook a full Christmas dinner. Will definitely be back.

Return to Appletree.
This was our third visit for a family of seven. we have always found that Appletree offers the utmost comfort and excellent facilities (the two children love the garden space!). We find Portinscale is sufficiently off the beaten track that peace and quiet is there if required and walks are readily accessible. Our only observation was that the en-suite shower was not functioning properly (thermostat?) however, George, the handyman, who had come to cut the grass, was making adjustments. A most enjoyable week.

Nice House well kept but poor location-need to say its up a slope..
The house was beautiful and clean. Any queries were dealt with promptly. The welcome pack was really thoughtful. The location is remote and the house is on an estate. Also it needs to be stated that there is a steep slope upto the property.

A LOVELY HOUSE
This was the first time we stayed in this accommodation. We have for the last 10 years stayed in a complex in Keswick centre but have found it to be getting very noisy. This was a great property to stay in, very comfortable and lovely and quiet. Dogs are allowed and there is a perfect small garden to let them out. The only very slight problem was not enough bowls and measuring jugs for cooking as we eat in every night and our stay was for 10 days. Apart from the above, it is a great place to stay and have booked again for next year.

A lovely stay at Appletree
I would be very happy to recommend Appletree. Conveniently located on a quiet estate it was well equipped with everything you would need. The secure wrap around garden was a perfect space for both our dog & toddler to explore safely. A maintenance issue we had with a leak was responded to promptly with good on-going communication from Keswick Cottages. There are so many walks straight from the house, we pretty much parked up and didn’t use the cars for the full week (& we managed to comfortably park 4 cars out front). Great views, comfortable beds - we will be back.

Return To Appletree
This was our third visit to Appletree. Each year we notice improvements to the property e.g the spacious frontage has been improved to allow ease of parking, the gardens front and back are always well maintained. The house is very comfortable with all amenities. The location is so peaceful after the hurly burly of Keswick. The walk into Keswick is no hardship, there is a pub (The Farmer's Arms) and also an adequate cafe (The Chalet) close by. Our son in law is always delighted that he can easily access the fells without having to use the car.

Excellent location, easily accessible to Keswick by foot or bus, but quiet. Space for 3 small cars on the drive was useful. It was very well presented and equipped, and had comfortable beds, (an important thing for our family!), only negative was the cost, as it felt a little expensive in comparison to similar sized properties in Northern Lakes, but understand it is the height of the season.

Our third stay in this lovely quiet property. With three bathrooms, an enclosed garden, and secure storage for bikes and outdoor equipment Appletree has everything we need for 5 active adults and a couple of dogs. The addition of an airfryer to the kitchen equipment was a real bonus this year.

Perfect, excellently equipped house
The house was absolutely perfect for our stay. We were two couples but the house would have comfortably accommodated another couple too. There was room for three cars on the drive. Everything was spotlessly clean and whatever we needed we found easily. The beds and bedding were sooo comfy. George was on hand should we have had any issues. If we were staying in the Keswick area again we would definitely stay here.

Family stay in the Lakes
The stay got off to a bad start when although following the instructions I couldn't get the key from the safe. It turned out that I needed to twist the knob, not slide it down as instructed. The other keys were not with the welcome folder (tablet) and I needed help to find the cutlery. All the bad stuff came in the first hour, once these were resolved the holiday was a wonderful experience with our son's family. It was a nuisance only having one key to the house so I decided to try to get another from the office when I walked from the town centre to Fitz Park with the children but the office is closed. Time was moving on so I didn't bother trying the phone again. The downstairs shower / toilet was cramped, but we managed perfectly well without recourse to the larger upstairs facilities. We loved the location and the views, but are unlikely to revisit as we did a lot of walking this time but have an 80th birthday on Friday!
