This home is equipped with a Ring doorbell camera at the front door and a Ring floodlight camera facing the side driveway. This is for your protection and ours. There are no camera anywhere inside the property.

**This neighborhood is very quiet and tucked away off the highway. All neighbors have been in their houses for a very long time. For this reason, we do not allow parties or gatherings. The maximum number of guests is all that is allowed at any given time and any person sleeping must be accounted for in your booking. Quiet hours begin at 9pm. After this time all noise must be contained within the house.**
SMOKING OF ANY KIND IS STRICTLY PROHIBBITED INSIDE!!! We have locations outside and away from the entries where smoking is allowed. An automatic $150 extra cleaning fee will apply if there is any evidence of smoking inside. This includes, but not limited to ashes, butts, smell, or obvious attempts to cover up smoking.
LOCAL INSECT DISCLOSURE:
We feel very silly to have to include this in our listing, but this is one of those cases where a single incident causes a warning issued to all:
Insects, arachnids, and bugs are common in the Midwest. Sometimes what you may see will include flies, mosquitos, bees or wasps, spiders, ticks, ants, and a plethora of other common creepy crawlies. Sometimes these creatures get inside through no fault of ours or yours. Please keep in mind that we do quarterly pest treatments on all our properties, and should one of these bugs venture inside we do not take responsibility.
Local Weather Disclosure:
We are located in Kansas City, the heart of the Midwest. Weather can be unpredictable. Storms of all kinds have been known to pop up at any time. We are not responsible for power outages, downed tree branches, or the condition of the streets during winter. (We will always shovel and salt our driveway and walkway).

This apartment is located near the Kansas City bus line.

The Kansas City Street Car is free and located in downtown KC. It runs from City Market in the north, to Union Station in the south.

This apartment is a basement apartment and the upstairs is another short term rental unit. Please keep this in mind and be respectful of our quiet hours policy. Please keep all noise contained to your apartment between the hours of 9pm and 7am.
Please take special note that there are 2 security cameras located on this property, for guest safety and protection as well as protection for our property. They are located at the main front door to the main house (Ring doorbell) and a floodlight camera located in the driveway facing the street.
Policy regarding pets:
We do allow pets on our property with prior authorization. Please let us know in your booking message how many pets and what species and breed will be joining you.
Rules regarding pets:
-Pets must be on a leash while outside.
-Pets must not be left unattended inside or outside the home. If you must leave your pet we ask that they are contained in a crate.
-Should any damages occur or if extra cleaning is required inside or outside, the owner of the pet will be held responsible for the cost of repairs, replacements or cleaning.
-Should the pet cause damage to any person in this unit or another unit located on the property, the owner of the pet will be responsible for all liabilities.
