Bring your whole family and take an escape of a lifetime to our mountaintop home situated on 19 private acers. Located in much desired upper buffalo river only 3 miles from Steel Creek and Kyles landing! The Perch Family cabin is one of a kind with a spacious 3,400 sq ft layout including full chef kitchen and two living rooms. It boast a massive deck overlooking the beautiful Horseshoe Canyon Ranch. The view of the Arkansas Grand Canyon and Vendor Valley are breathtaking.

Goetz Family Reunion
The three Goetz siblings and their extended family of 18 total slept comfortably at the Perch! Beautiful view of Horseshoe Canyon! Near to the Buffalo River and Lost Valley Trail plus others. The kitchen had everything we needed to cook our family meals. Spacious dining tables for eating and games! Outdoor fire pit was lovely! Very clean and well kept facility. Would highly recommend! Communication with the host was quick and easy!

The house was stocked. Enough plates, firework, soap, bedding and towels. Actually pots and pans you could use. Pool was clean. We had family together for 50th birthday. It worked great and everyone had a good time.

Beautiful Ozark Getaway
This cabin is a hidden gem in the Ozarks! Very spacious and clean, enjoyed by all ages in our group. Excellent location for recreating on the Buffalo River and surrounding wilderness. Would definitely stay here again!

The Perch Family Cabin hosted my sister's wedding reception after their micro-wedding in the Ozarks. Everyone raved about how beautiful the property was and how perfect it was for the setting. The cabin was clean, comfortable, beautifully decorated, and the owners were so helpful and welcoming. We hope to be able to visit again!

Painter Family Vacation
Beautiful view and very accomodating host! Our group of 16 ranged in age from 1 to 65 and all had a great time. The pool was used all of the time and was very relaxing on these hot summer days. It was also nice to have a short trail to the cave with scenic overlooks right on the property. I was a little nervous with the bluffs and young kids but just keep them close. Locally we went to Twin Falls and Lost Valley for hiking and although there was just a small stream of water this time of year they were still worth the walk. The boys especially liked the caves and rocks in Lost Valley. Swimming hole at Steel Creek had ropes and awesome views of bluffs. I was very impressed with our host and his enthusiasm and engagement in making sure we had an enjoyable stay. Thank you David and your team of helpers. We would definitely recommend this VRBO Aug 2nd thru August 6th 2023

Home Away from Home
Considering that we spent three days with five grandkids, ages 10, 17, 18, 19 and 23 and their parents and are still sane means a lot. The Perch home is fantastic! It's layout is perfect for our group of eleven. The nice pool kept them busy. They didn't even watch tv until the last night. We all spent most of our time outside enjoying the beautiful view. Very pretty and close to waterfall hiking
We really had a wonderful family time. This was a large group of adults and plenty of seating for dinner together yet enough space that afternoon naps were not interrupted. Pool was refreshing and hot tub was relaxing. If you are a wine drinker bring your own wine glasses. I’m guessing guests accidentally break them and it’s a constant battle to address. David Kay is very responsive and is you need anything Danielle is right up the road. I would recommend this beautiful home.

Best. Cabin. EVER!
We take and annual guys trip since (since 2006) to camp and river float. This is the first year we have ever stayed in a cabin, and because of the quality and great communication I do not think we will ever go back to tent camping. Because it was so awesome, we even talked about going ahead and booking this cabin for next year. Owner communication and all information provided was absolutely incredible. He even provided details/maps on nearby hiking trails, must-see sights, outfitters, and restaurants. Then cabin itself was very clean, spacious enough to sleep 12 people, had everything we could have needed (and more), and had a gorgeous view of Horseshoe Canyon Ranch. When we were there it was too cold for the pool, so the hot tub was essential! I have already recommended this place to many people that I know, but I will continue to do so for years to come.

Great cabin and great location
We had 3 families staying with us and everyone had plenty of room and a great time. The spacious open floor plan on the main floor was perfect for a large group and the cabin itself was very nicely done. We enjoyed hiking the short trail behind the house which had great views and interesting rock features to explore. Having easy access to the Ponca and Jasper areas (and in between) made it easy to pick between great hiking and dining options. Our property host was great to work with and provided all the information we needed in a timely fashion. Can’t wait to stay again!

We booked the property for a friends' gathering over the holiday weekend and couldn't have been happier. The property is overlooking a beautiful part of the state and has easy access to the HCR so our group could climb when the weather cooperated. Large family spaces allowed for great group meals and game time.

Amazing family trip to remember!!
This property was so perfect for our family gathering. The house is open and spacious. We have extended family and friends and it did not feel crowded at all. Very clean and comfortable. Worth every penny. The area is beautiful and peaceful, be sure and walk the trail behind the house, amazing views!! Wake up and have coffee on the deck, so scenic!! I highly recommend The Perch, you won’t be disappointed!!

Excellent home for our large group
We had a group of 15 ppl with ages ranging from 8-50. Everyone had a bed to sleep in which can be difficult to find with larger groups. This home is beautiful on the inside but then you step out onto the deck and that view is absolutely breathtaking! Location is peaceful and quiet. The younger kids enjoyed the pool while the teenagers hogged the hot tub. The owner messaged me about a trail in the backyard that leads to a cave which became a highlight for the kids that checked it out. Everyone enjoyed our stay at the Perch Cabin!

Exploring Arkansas
It was our first visit to Arkansas and it did not disappoint. The Perch Family Cabin is as amazing as described. Getting to the cabin was an adventure. Do not follow Google map for directions. Follow the hosts instructions. Also be aware that you are in the mountains and will not have reception in some areas. Make sure you print or download driving instructions. As you pull up to the house, there's a carport and fire pit with plenty of wood. Most impressive was the VIEW. It overlooks a valley! There's also a hiking trail right behind the house. Once you enter the house, there is a huge mud room where you leave your shoes, luggages, and gear. The washer and dryer is also conveniently right by the door as well. It was fully stocked. Through the mud room, you walk into the rest of the house which is open and spacious. The kitchen is nicely furnished with everything you could possibly need. There's so much room for eating and dining. The living area has two pull out sofas for extra sleeping room if needed. The master is cozy with an amazing bathroom. We loved the double shower head and the homemade soap. All the rooms were cozy and clean. The bathrooms were fully stocked with towels and amenities. There is so much room. Rooms to eat, to sleep, room to look out yonder in the beautiful valley. We also enjoyed the hot tub. Most impressive was the communication from the Host. From the beginning of the booking, they were very helpful and responsive. They texted us immediately when needed. They offered suggestions for trails and local markets. Thank you to the Perch family for sharing their amazing home. We thoroughly enjoyed exploring Arkansas and couldn't have done it without having a wonderful place to stay.

Amazing Get Away!
We enjoyed our weekend! It was the perfect place to relax with friends. The view from the pool, deck, and hot tub was amazing. The kitchen was well stocked and there were plenty of towels. The house was very open and a great for a large group to gather and connect. Overall a great location with great hikes close by as well. We will be back with either friends again or our family!

Relaxing vacation spot
We had a terrific time at the cabin. We had six adults and two kids and there was plenty of room for everyone. The dining table had seating for everyone and plenty of space to spread out. The kitchen is really well equipped and had everything we need to cook several meals at the cabin; it was actually one of the best outfitted rental kitchens I’ve used. The grocery store in town is small but more than sufficient and take out from Low Gap Cafe was delicious. The water level was too low for a canoe trip but we went to the swimming hole at Steel Creek and had a great time there. The pool at the cabin is bigger than it looks in the pictures and was really clean. Keep in mind the office bedroom doesn’t have a door so whoever stays there can’t be a light sleeper. David was a terrific host and was available by text if we had questions. Definitely recommend The Perch

This cabin was all that is listed and more. The inside had everything we needed! The space was amazing to fit the hole family. The location was perfect with climbing, hiking and canoeing a short hike or drive away. We will be back again!

The Perfect Perch
The Perch was a perfect location for two families to vacation! The space was more than enough for 12 people, beds were comfortable and house was spotless. Hiking, the river and zip lining are all super close. The main attraction was the impeccable views!! They were worth every penny! Communication was prompt and friendly! The house was stocked with all the necessities and everyone fit at the dinner table. We will definitely stay at the Perch in the future!

By far one of the cleanest rentals we've stayed in. The views from the deck were amazing. Total open concept on main level. Easy to gather at the end of the day to play cards & games. Gas grill had plenty of propane for cooking evening meal each day. The property owner was very easy to communicate with. If your on motorcycles, you won't find any better roads. The under cover parking was a plus for the bikes.
