You'll be surrounded by the area's best spots, including 1848 Bakehouse or Social Grounds below, where you can enjoy delicious coffee and pastries, Crispy's pizza just across the street, and a variety of local breweries. This apartment provides the perfect mix of urban convenience and historic charm, all within walking distance to the best dining, shopping, and entertainment Springfield has to offer.
You’ll book for the central location but will quickly fall in love (just like I did in 2005) with this vibrant, diverse, up and coming historic district!
The Space:
Spread out in this large 1 bedroom apartment complete with a full kitchen, dining room, separate living room room with sleeper sofa, and a cozy bedroom with a queen-sized memory foam hybrid mattress.
There is ample storage including closets in the entryway, bedroom, and kitchen - so this unit is perfect for longer term guests looking to spend several weeks in the heart of Jax.
Guest Access:
Guests have access to the entire apartment - you share an atrium on the 2nd floor of the building with a few other apartments home to longer term tenants.
The Neighborhood:
Springfield is amazing! It is a diverse, vibrant, up and coming neighborhood located just north of Jacksonville's downtown. You'll initially fall in love with the gorgeous late 19th/early 20th century houses but you'll want to stay for the amazing people. Join a First Friday party, check out the weekly Main Street cruise, downtown's Art Walk, Porchfest if you're in town in the fall, or one of the yearly home tours. This apartment is also literally within the St Patty’s Day block party area - so it’s a fantastic spot if you’re in town visiting during that event!

Wafaa and Mike’s Cafe for delicious Mediterranean food is a few blocks away
Tommy’s for Springfield’s famous $3 breakfast in a cup is a few blocks away
Sweet Pete’s for amazing food and sinfully delicious sweets is about a mile walk from you downtown
Coffee
Social Grounds coffee shop for the best (not joking - seriously amazing) locally roasted coffee in Jax is right beneath you!
Drinks
Hyperion - craft brewery is less than a block away
6th and Main - craft brewery is 1 block away
Getting Around:
This part of Springfield is very walkable with multiple venues within a short stroll. Jacksonville's central bus station and the Skyway are both approximately one mile to the south.
I recommend renting a car if you're going to spend any time outside of the "Urban Core" portion of the city. It is approximately a 30 min drive to Jacksonville's beaches and a 45-60 min drive to St Augustine and Fernandina Beach.
It is only a 15-20 min drive to Jax Int'l Airport and is right off of I-95's 8th St exit so is perfect if you're flying into or out of JIA.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
This apartment is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. My cleaning service is very good but you may notice an occasional dog/cat hair here and there.
I do charge a pet fee of $20/night per pet that you bring with you. This reduces to $100/week per pet and $200/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***If you neglect to inform me ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.
The apartment is in an old (100+ year old building) so you may occasionally hear noise from the apartment(s) adjacent to yours. For this reason we strictly enforce quiet hours from 10pm to 8am. If your neighbors aren’t respecting these we’ll ask them to quiet down ASAP or leave early. This applies to your stay as well - we provide one warning and if that isn’t respected we will ask you to depart early.
This apartment is on Main St so you may encounter street noise, particulary early in the morning when people are driving along Main Street to downtown Jax.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
3+ hr early arrival/late departure: $300 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
This apartment is on Main St so you may occasionally encounter street noise since there is sometimes traffic here.
There is a large Smart (HD) TV with dozens of over the air/local channels along with thousands of shows available via Netflix, Amazon Prime video, Hulu, ESPN+, and Disney+. However, there is no cable in the unit (e.g. AMC, TBS, TNT, Nickelodeon, etc.).
We have a Nest thermostat in place in this apartment and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.
***Finally, smoking is strictly forbidden anywhere on the property - the apartment, building, or rear parking lot***
***If I find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on surfaces, empty cigarette packs, etc.) I will assess a $500 cleaning fee in addition to the regular cleaning fee***
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
