The beach house is centrally located on Amelia Island and recently underwent an extensive renovation. Ocean views can be seen from the entire second floor, which features a large private deck facing the beach, along with a large open concept living room and kitchen.
Upon entering, you are greeted by a bright and comfortable family room featuring a sofa sleeper with a memory foam mattress, a smart TV with cable, and comfortable seating options. In addition, the first level boasts 3 large, updated bedrooms and 3 bathrooms. The master bedroom features a king-sized bed, beautiful ocean views, a private deck, an oversized closet, and a smart TV with cable. The master bathroom is fully updated with a large walk-in shower, a double quartz vanity, and plush towels. There are two additional bedrooms with queen-sized beds and large closets that share a Jack & Jill bathroom. The Jack & Jill bathroom has been fully updated and features a tub/shower combo. The first level has an additional newly remodeled full bathroom with a walk-in shower. Both the 3rd bathroom and laundry room (which contains an additional refrigerator/freezer) are located just off the family room.
The second floor contains the kitchen, two large decks, the main living room, and an additional bedroom. As you head up the stairs to this floor, you are greeted by the panoramic ocean views and open layout. This level features a large dining table perfect for gathering with your friends and family after a long day at the beach. The updated chef’s kitchen features soft-close cabinets/drawers, quartz countertops, bar seating, stainless steel appliances, and all of the cooking essentials needed for hosting a large family or preparing a gourmet meal. The spacious living room has a large sectional couch (queen sleeper sofa) that faces the ocean and two additional swivel chairs. In addition to nearly wall-to-wall windows overlooking the ocean, the living room features a double-opening sliding door so you can enjoy the ocean breeze. Your kids will love the bunkroom that is located just off of the living room. It contains three twin XL bunks that are perfect for a sleepover after a day in the sand. Finally, there is a powder room for your convenience.
Decks and Porches
• Large Ocean Facing Deck: This large deck is the highlight of the house! Facing the ocean and accessed from the living room, the deck is large enough for your entire group to gather. The deck features a gas grill, lounge chairs, an oversized dining table, and Adirondack chairs. The deck is perfect for catching the sunrise, along with views up and down the beach - you cannot beat this space!
• West Facing Deck: This west-facing deck is located on the second floor between the kitchen and living room. It is perfect for catching sunsets!
• Shaded Front Porch w/Rocking Chairs: This deck is located on the first floor and spans the whole front of the house. It is filled with rocking chairs, including two kid-sized rockers. This shaded deck is ideal for those times when you need a break from the sun!
• Master Bedroom Deck: This ocean-view deck is accessed through a sliding door in the master bedroom. It has two chairs and a small table that are perfect for enjoying your morning coffee!

About the Property
***Duke's Beach House is a fully renovated beachfront home featuring 4 separate vacation rental units (this listing is for the largest of the four rental units which sleeps 13 people and has 4 bedrooms / 3.5 baths). You are renting one unit on the property - not the entire property.***
In addition to the four private decks exclusively for this unit, you will have full access to all common areas of the property. Oceanside, the property features a large outdoor shared entertaining space that includes lounge chairs, two grills, multiple dining areas, and an outdoor shower. Best of all, the property’s private beach walkover makes accessing the shoreline a delight and one you won't forget.
There are 3 parking spots available for your stay!

Self check-in via coded smart lock. Guests have access to their unit which includes 4 private large decks, the property's beach walkover, and the entire backyard common space.
Dog-friendly for up to two dogs! We have a 50-pound weight limit per dog and all dogs must be approved prior to check-in. The pet fee is $250.
Neighborhood Overview:
Duke’s Beach House is centrally located approximately halfway down the island and is a quick drive to all of the island's best dining and shopping.
Within a mile or two, you can enjoy dining and live music at The Surf or Slider's, or ice cream from several local treat spots.
To the north, you will find Main Beach which features the Salt Life and Sandbar Kitchen restaurants, a playground, and beachside putt putt golf. From there, Amelia Island's downtown historic district is just a short drive down Atlantic Avenue. There you will find plenty of wonderful restaurants, shopping, nightlife and local culture. Fort Clinch State Park is also located along Atlantic Avenue. The park features the 19th century Fort Clinch (still open to the public for tours), a great beach, and lots of beautiful trails for hiking or biking.
The South end of the island boasts several wonderful restaurants, the Ritz and Omni resorts, a picturesque canopy biking trail, and charming local boutiques. We recommend checking out the Ritz spa if you are looking for a relaxing treat!
Getting Around:
Amelia Island is a small area and is easy to navigate! There is free parking available throughout the entire island, making driving very easy to any place you choose to visit.
Although Uber/Lyft are not very reliable on the island (we strongly recommend bringing a car), they are available through the app on your smartphone.
Bike rentals are available at "The Beach Store" located 1 mile north of Duke's Beach House. Riptide Watersports also delivers bikes.

Duke’s Beach House – Unit C
• Check-in: After 4:00 PM – Please do not arrive prior to the check in time without prior approval.
• Checkout: 11:00 AM

• No smoking or drug use on the property
• Only registered guests staying at the property are allowed on the premises - Max. 13 guests
• No parties, weddings or events of any kind
• Pets: Dogs under 30 pounds are allowed with prior approval from management (no dogs that shed allowed) - $250 pet fee
Check In: Check-in is 4:00pm.
We do our best to have your accommodations available by this time. Peak times and holidays are especially difficult, so please understand we are working hard to have your unit available as soon as possible. We cannot make refunds for a delayed check-in time. Please do not arrive to the property early if not approved. Our cleaners are working hard to get it ready for your arrival.
Check-Out: Check-out time is scheduled by 11:00am. Late check-outs must be pre-approved, are not guaranteed, and may incur an extra fee. There is a tight cleaning schedule between guests. If you overstay your check-out time you will incur a fee of $75/hour.
Check-Out Procedure: We ask that you leave the premises in the same general condition as it was found. Please do the following upon check-out:
1) Bag your garbage and recycling and take it to the blue (trash) or yellow (recycling) bins on the side of the house.
2) Leave all sheets and other bedding on its assigned bed. Place dirty towels in a neat pile on the bathroom floors.
3) Wash dirty dishes or place in dishwasher and start the wash cycle. Do not leave dirty dishes in unit.
4) Leave all furniture arranged as originally found.
5) Check all drawers and closets for personal items. Disconnect from any streaming accounts.
6) Clean out all refrigerators and freezers.
7) Lock all windows and doors. CLOSE ALL BLINDS.
8) Set thermostat to a seasonably appropriate temperature and leave ceiling fans running.
9) Lock all doors behind you.
Property inspections will be made after check-out. There will be a charge if the above procedures are not followed or any damage is found.
Furnishings: Basic equipment and furnishings for a comfortable vacation are provided. If you move furniture while occupying the property, you must return furniture to its original position prior to departure. Do not remove furniture (including patio furniture) from the property.
