Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time.
Smoking - Smoking inside or outside on the patio/balcony, parking lot or within 50ft of the property is STRICTLY prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $300.00 to cover the cost of deep cleaning and ozone treatment.
Parties and Events - Parties and events are STRICTLY prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. Noise detection monitors present.
MISSING PROPERTY ITEMS:
Any items that are lost or inadvertently removed from the unit after your check-out time will be deemed lost, and a reimbursement request will be made for any missing items. There are no exceptions to this rule; you are responsible for any lost or damaged property during your reservation.
Building Security & Access Policy
To ensure a secure environment for all guests, please do not allow anyone into the building who does not have their own means of entry. Every guest or visitor must buzz themselves in using their personal access method—whether through the buzzer system, QR code, or the app provided.
Important:
• First Violation: You will receive a formal warning.
• Second Violation: Your reservation will be cancelled without a refund. Unfortunately, there are no exceptions to this policy.
MAIL AND PACKAGE POLICY
Ordering mail or packages to the unit is strongly discouraged. There will be a fee of $40 per package we have to retrieve for you, which must be paid prior to receiving your package. We recommend the use of post office boxes or UPS drop boxes.
Guests MUST let us know at the time of booking if additional visitors will arrive during the stay or reservation will be cancelled. No exceptions, no refunds
For certain guests, we may request for an ID to be uploaded or presented during check in, at our sole discretion.
Exterior Cameras
Rule: Guests are prohibited from obstructing or tampering with exterior cameras.
Enforcement:
First offense: A warning will be issued.
Second offense: Reservation will be canceled without a refund.
Purpose:
To protect the safety and security of the property.
To ensure guests are informed of the rule before booking, helping avoid negative reviews.
Inappropriate garbage disposal will result in a $50 fine as a violation.
VALET TRASH RULES AND REGULATIONS
• A container will be provided to each resident and must be used in conjunction with the valet service. If you do not have a container at move in please contact us through message thread for us to know.
• Containers with bagged trash should be placed outside front door ONLY BETWEEN THE HOURS OF 5:00 PM - 7:00 PM.
• Service will begin 7:00 PM
• ALL trash must be in bags and securely tied.
• Bags must be placed INSIDE the container
• NO loose trash will be collected
• ALL Boxes must be broken down and flattened.
• Containers must BE BACK INSIDE THE RESIDENCE BY 9AM THE NEXT DAY.
