(Unlike other homes whose pools are near 100 degrees in the summer, our pool will be cool and refreshing on those hot summer days.)

35x18 private pool with a 12 person hot tub and another 6 Person hot tub on the deck with spectacular views. Sit by the pool side in our 8 pool lounge chairs or lay back in one of our four hammocks with a book or take a good nap.

The kitchen has 2 full sized fridges, a double oven, a 6 burner induction stove, 2 microwaves, and 2 dishwashers. Every small appliance you can think of is provided for guests in our kitchen.

There are plenty of dining seats for the whole group! Two tables and 6 seats at the bar. Plus, additional seating on the patio.

- Snow Canyon State Park - Search the lava caves, petrified sand dunes, or Snow Canyon's red rock paved trail all within 25 miles of the home.

Other Things to Note:
**POOL HEATING IMPORTANT INFORMATION**
- The cost of heating the POOL SYSTEM (Pool) at this property is not included in the nightly rates. After you book the unit, please notify our team IF you want to heat the pool or have any questions about pool heating.
- The cost to heat the pool is $75/night.
- Heat requests must be made 48 hours in advance.
- We set the system to heat between 83-85. Actual temp. varies due to air/ground temps and is not guaranteed.
- Both hot tubs can be heated during your stay without an additional charge. The hot tub temperatures are set at 100 degrees. You can adjust the temperatures or down on the hot tubs.
- The pool is maintained at temperature of 70 degrees while not is use. If you want to use the pool at this temperature you are able to do so. We can monitor the temperature of the pool remotely and if it raises above the 70 degrees you will be charged the nightly pool heating fee of $75 per day you heat the pool.
*** Waterfall and Slide Information***
- To prevent the pipes from freezing, the waterfall and slide are not able to be used through December to the mid February.
We are excited to present our brand-new home to you and your loved ones for you to create memories. Because this home is brand new and is one of the first homes available on its block the agent/renter acknowledges that the subdivision is under construction and construction noise will be present at the home.
But sit back and relax, turn on the waterfall, play your favorite tunes on the Sonos speakers and you will feel like you are somewhere in the Caribbean. The owner has no control over the time of day that construction crews show up to work on other homes nearby. No refunds will be given because of excessive construction or other noise related to this construction or its workers.
