DEAR GUEST! PLEASE FOLLOW THE HOUSE RULES:
-If you book the house, you must stay unless you have discussed this in past with us and you will be personally responsible for the house.
-This Property is in deed restricted Homeowner association and most HOA don’t like short term rental places (Air B and B /VRBO) therefore we don’t want to rent and get red flagged by HOA therefore help me by following the instructions .

-NO Random invites without prior permission.
-NO Throwing party or Parties.
-NO Loud music inside or outside , please respect our neighbors and if we get a complaint from neighbors , we will have to cancel the reservation and ask you to leave .
-No hanging out outside the front door
-Don’t just leave the front door open, we have nosey neighbors will call the police just to harass you and me.
-NO smoking inside the house or front of the house. We allow smoking in the back of the house area and at least 5 feet away from the door.
-NO Pets without prior permission.
-upon check out, please follow all check out instructions list.
-If you have more people staying at the house then listed on reservation, you will lose your deposit.
-Anything missing upon Inventory upon check out.
-Missing garage door remote.
-Late Checkout without prior approval.
-Don’t have anything shipped to the house without prior permission.
-We provide make up wipes/remover, please do not use towels as the towels get stained and we cannot use for the next guest.
-Make up stains on pillowcases/bed sheet and comforters.
-Don’t use towels or wash clothes to clean or wipe down your shoes .

Nice places are not cheap and cheap places are not nice . Think about it . That’s why we have so many positive reviews. Houston area ,High end upgrade ,corporate living, close to shopping, the city center, parks. Kitchen fully equipped , good for couples, business and families. Short term and long term available. Not available for any type parties . 2 car covered garage. In sugar land and close to everything. The Property has everything , all you need is food and your clothes .

Property needs updating, neighborhood is ok, landscaping and grass unkept. Accommodation were accurate and met our needs, but house has seen better days.

The house was very clean, very comfortable beds, very spacious had everything we needed our family loved it. Thank you and will definitely recommend it would stay there again. Nice, beautiful, clean home
This house is beautiful clean and spacious. It was enough room for everyone in my family including the little ones. The crib was perfect for our one year old. There are several roll-away beds throughout the home. We didn’t do a lot of cooking but the kitchen is well equipped. Mike always responded quickly whenever I had a question. This home made my visit to the Houston area more enjoyable and pleasant; it was home away from home. I definitely recommend this home to anyone and would stay here again.

Good Stay Overall
Spacious house, photos of room setup can be misleading. Bunk beds are in master, crib is upstairs. Checking time was pushed back an hour for cleaning services but he allowed a late check out to compensate. Garage opener is very hard to work, has wrong sized battery inside.

The house was clean and large enough for the whole family. There were some hiccups, it was not ready in time for check in and someone had been smoking in an upstairs bedroom. But overall it was a comfortable and clean home.

Great house just outside sugar land
House was clean. The owner manager was responsive. The house had everything we needed for our trip to Houston. Great location to go new house shopping. Very close to many new developments in the area. Took the kids to NASA and it was 45 mins away and the Astros are 30mins.

Excellent services and very easy to access and Mike was always available for any issue that came up and was solved immediately.
