Popular beachfront apartment on the West Coast of the island in St. James.
Outstanding views of the sea and right on the beach. The Beach Pavilion is as close to the sea as you can be. Tropical setting located among many palm trees, garden and extra large deck which is where you will spend most of your time gazing at the ocean. Also, wonderful sunsets. Excellent location, cable, WiFi, parking , kayaks and the place to be for your island stay. One air conditioned bedroom, one bathroom, limited cooking facilities but everything you will need in the kitchenette and to make your holiday a wonderful experience. Electronic gate at entrance of James Bay (Beach Pavilion) so security is not an issue.

This property is right on James Bay, a lovely west coast location. The two staff members we met worked hard to make it as nice as it could be, and those are the only two positive things we can say. It is old, smelly, and ill equipped. If you were hoping to experience a stinky cottage experience, then you won’t be disappointed. The amount you are paying for this accommodation does not reflect the value. We made it 2 nights, although booked for 2 weeks. The ‘kitchen’ was a challenge, the rotten wood smell was difficult, but it was the cockroach that finally did us in. You should also know that the pics on this listing are very old, and not all of the studio. Some are from the other apartments. I don’t think I’ve ever left a bad review of a place we’ve stayed, but we felt duped, and disappointed that VRBO hasn’t acted on the apparently numerous, similar complaints on this property.

Beach house in a beautiful setting
We booked a beach house and that is exactly what we got,bedroom/kitchen is very compact but comfortable.we did not spend enough time in there to worry about it.most of our time was either spent on the decking or on the beach which was less than two yards away and what a beautiful beach it was.each night at approx 630 we would set our chairs up on the beach under the palm tree with a couple of beers and watch the Beautiful sunsets that the west coast is famous for,and we were not disappointed.The beach is so quiet with hardly any other people walking by apart from a few local fishermen with their nets trying their luck,it was great just watching them and seeing what they had caught.Also seeing sea turtles swim by was lovely,and the early morning swims were heavenly.The gardens behind the beach house were kept beautifully.There were also paddle boards and kayaks to use if you were that way inclined.we were lucky enough to meet a lovely couple staying in the apartment behind us and have some lovely nights just sitting on the beach and we had the good fortune to meet the owner who was a very interesting man and had some great stories to tell.The only small criticism I would have would be the fence around the decking but even that did not spoil what was a great 10 day stay at this property,you forget it is even there.If you fancy going out for a meal the nearest restaurants are a short bus ride away.We will be back kevin & Beccy

Not For Everyone
This extremely small and tired unit is right on the beach with great water/sunset views, BUT through the barbwire fence. My wife and I have high tolerance for somewhat shabby, primitive facilities, but the Beach Pavilion really tested us, especially arriving in hot sun of late afternoon. Once the 8-10 door bolts are removed to open up the tiny interior to the much larger deck that practically touches the water, the place has a great ocean-front feeling with the sound of the waves all night. But when you go out, you have to repeat the time consuming re-bolting process, or snake the chain and padlock through the cyclone fence gate, a real dexterity challenge, especially in the dark, even if you have hands free! The Beach Pavilion has much greater potential if the owner would just spend a few hundred dollars to fix it up, remove the barbwire from the fence surrounding the deck and get a real latch/lock for the gate, and advertise this unit for what it is, including honest pictures, rather than mix the pictures with the other two larger, nicer units in a separate building in a way that is completely misleading. Read the reviews carefully and come with the right expectations, and you can have a great time anyway. We did, after our jarring arrival. But we wouldn't recommend it to anyone we know. Jack

Very romantic
We had a fabulous time in the Love Shack on the beach. It is cosy but has a great deck. Shame that it has fencing right round which impairs the view of the sea but the beach is right there. The fish market is 5 minutes walk along the beach and we sampled black snapper, red snapper, kingfish and shark all prepared by Smokie and Natalie who served us well. We skied every day with Andrew Beckles and snorkelled in the bay. We have booked our return trip!

Perfect location, apartment needs some work.
Waking up to the sound of the waves, eating breakfast on the deck after an early morning swim, all fantastic aspects of this property. The beach is quiet and has good swimming and snorkeling spots. In regards to the room itself, I have to agree with the previous comments that its a bit tired. I also find it a bit strange that the pictures on this site nearly all relate to the apartments in the 'main house' rather than the beach pavilion. I think the owner would be better served being honest and displaying the accommodation as it really is which, for us, was perfectly fine.

Amazing position on the beach butvin need of some TLC
The accommodation had an incredible position on the beach. The sound of the waves was amazing with the sea 5 yards from the decking. The beach pavilion is wellequiped with towels, crockery and kitchen equipment. Storage space is limited and the whole place has a dated and cluttered feel. Dismal Bed-sit masquerading as a "Luxury apartment"
Months ago we booked the ground floor aparment at James bay, expecting to have a special holiday as part of my 60th Birthday year. I am a chef and we planned to produce some fabulous meals in the apartment. We'd researched food markets and other supplies and even thought of menus for particular evenings. Back in December Mr Ward sent a strange email saying there had bee n a mix up with dates and the apartment was no longer available. I complained to home away that we'd had our booking confirmed and had paid a deposit back in April. Then I had another email from Mr Ward asking us to withdraw our complaint and confirming that we had the dates we wanted. Very strange. What we didn't notice was that this latest email said we had booked the beach pavilion when in fact we had booked the ground floor apartment. When we arrived at James Bay we were horrified to find we were confined to a dismal, bed -sit style room with the most basic cooking facilities imaginable. One electric ring, a microwave and a toaster.The "Bathroom" was a toilet with a stainless steel sink not fit for a prison cell. There was a separate, very basic open air shower, and the decking, surrounded by barbed wire, gave the feeling of being couped up in a prison camp. Our holiday was totally ruined. I confronted Mr Ward and received no apologies. No one should go near this man's businesses in my opinion.

Amazing situation on beach
The situation of the Beach Pavilion right on the beach is amazing and the sound of the waves crashing at night is lovely. The decking outside is a lovely place to be with comfy sofas, an eating area and beautiful views. The reason for only three stars is as follows: 1) The photos for the Beach Pavillion Property ID 8036619 are largely of the main house apartments (separate listings), not the Beach Pavillion. The listing is therefore misleading. Photos including the poster bed, hammock, desk are not of the Beach Pavillion. The owner needs to remove the pictures as the listing is misleading. 2) The air conditioning unit outside is bolted directly to the wooden wall behind the head of the bed. The compressor is very noisy and may disturb getting to sleep. I encourage the owner to actually try to go to sleep in the bed with the air conditioning on! 3) The fabric camp chairs around the main dining table on the dech are worn and some ripped. They need replacing. 4) The Beach Pavillion is listed as 825 sq ft. Including the external living space this may be true, but I think the owner should make people aware that the bedroom is only 5m by 3.5m (about a third of the 825 sq ft, I think the Beach Pavillion could be outstanding but the owner should address these issues.

Carribean Paradise in a perfect location
My fiancé and I (from Toronto, Canada) stayed in the Beach Pavilion at James Bay from April 6-15, 2018. We learned of this luxury villa by way of a chance encounter with Marc Ward in July of 2017 while we were on a vacation in the south of Barbados (PJ and Marc own and operate the property). The location is absolutely perfect. It is situated on the famous gold coast of Barbados with dead west exposure, unbelievable sunsets every night and is perfectly located right in the middle between Holetown and Speightstown. The location is referred to as "The Garden" and it is within the Parish of St. James. We rented a mini moke for our 9 day stay, so were mobile to hit all the of the many great restaurants in the area, shop, site see, etc.. As far as restaurants go, The Tides, Island Plates, Da Outback, Mertons (in Moontown), Santi's and the Cliff Beach Club were among our favourites. There was a very handy fresh fish market just a 5 minute stroll along the beach to the north. We had perfect weather throughout our stay, with the only rainfall happening throughout the night, cooling things down just right. The beach pavilion has a very large deck (~ 500 sq ft) nicely laid out with a bar / cooking area, dining table and 2 comfy couches. It is literally 40 feet from the lapping, calm ocean waves! I actually slept outside a couple of nights, with the sound of the ocean waves as close as you could get. Up and down the coast, we never saw a property that was as close to the ocean as our beach pavilion. Very, very cool location really. The large outdoor shower was a nice touch too in a completely private area immediately outside the main entrance. Particularly important to mention, the property has ~ 40 coconut and palm trees, like no other within site when you are out on the ocean looking inland. I water skied frequently (Rupert was awesome - had a Malibu ski boat which was converted from a stock mid drive to a 225HP Yamaha outboard). Rupert was a great driver and was very reasonable and reliable (he operates out of the above mentioned fish market area). We met awesome people that also stayed on the property in the larger two bedroom apartments, set back from the beach pavilion. These too were great accommodations, fitting for a family of 4-6 for sure. The Ward's were great hosts, attentive, etc. and kept the property spotless. The property is very secure & safe. James Bay Luxury Villas attracts a lot of repeat customers as we will be!!

Location, Location, Location
You can't beat the location for this beach bungalow. It is literally a few feet from the water, right up against the small beach. The sound of the waves lulls you to sleep at night. The large (approximately 20' x 30') wooden deck/living room was comfortable and effectively covered for the not infrequent rain showers we had during our stay (although the rain conveniently fell mainly at night). The bedroom was comfortable and clean. You should know that the minimal kitchen in a corner of the bedroom is not convenient for major cooking duties. There is a full-sized refrigerator, microwave, coffee maker, 2 hot plates, an electric frying pan and basic kitchen utensils, with minimal counter space.. A smaller refrigerator, extended countertop and an updated design could make it much more efficient. The private shower room is open to the outdoors on one side which was fine for us; the bathroom was clean and functional but could also use a minimal update. We had a bit of trouble finding the gate to the property when we arrived in the dark; make sure you get specific directions and be prepared for a quick turn into the drive around a bend in the road. All in all, we enjoyed our stay very much.

Great spot, love cooking food right on the beach and falling asleep to the sound of the waves!!
This was a great rental spot and I would highly recommend the beach house of the other 2 rental properties as well, they all looked nice!! Great hospitality and always there to help us if needed! The only draw back was that they did not have candles in all of their candle holders as advertised.
