-Parking: Limited to 4 vehicles. No street parking allowed. Additional parking is available 0.7 miles away at Walmart.
-Guest Limit: The home sleeps up to 28 guests. Any additional guests (day or night) over this limit incur a $50 per person, per day fee. The absolute maximum occupancy is 40 guests.
-Events & Gatherings: Events over 20 guests must be pre-approved. No weddings or large events allowed.

-Guest & Event Policy:
Maximum occupancy: 40 guests.
Overnight or day-use guests exceeding 28 people will be charged $50 per person, per day.
Events over 20 guests require pre-approval.
No weddings or large gatherings permitted.

-Housekeeping & Maintenance:
Top bunk beds are not pre-made. Linens, blankets, and pillows are provided. Beds can be made before arrival for $100 (48-hour notice required).
Check-out instructions must be followed. Guests can opt out for a $100 fee (48-hour notice required).

Propane is not provided. Guests may bring their own or refill available tanks in town.

The ice maker is not functional – please plan accordingly.

-Security & Property Rules:
1 security camera is located above the garage for security purposes.

This was such a great space to host our family Christmas Party. Something for kids of all ages to keep them active and happy. lovely large gathering space. and the back deck and view was incredible. The Hosts were wonderful to work with. would definitely recommend.

We had a wonderful visit on this property. It was everything the listing said it was. Our kids had so much fun in the bunk and game room. It was close to food and Walmart. We would stay here again.

Fun Property for Large Group
House was perfect for our group. Lots to do and everyone enjoyed to hot tub, pickleball court and pool table. Communication with owner and property manager was great, they responded quickly when I had a couple of questions/issues which were easily resolved. Only thing that is kind of hard was the 4 car parking limit but this was all made very clear before booking and Walmart is very close. We can't wait to rent again!

Great spot for our family reunion
Our group of 17, which included 5 teens and 2 preschoolers, had a fabulous time over the 4th of July in Heber. The house had everything we needed, and we loved sitting on the back patio enjoying the cows (and baby cows!) in the field behind the home while eating breakfast, and making s'mores on the fire at night. The Pickleball court and the bunk room were a hit with the teenagers. Communication with the manager of the house was excellent and immediate and we would absolutely rent here again.

Great place. Parking is tight for a large place like this (but the host was clear about that). Only one master bedroom with bathroom attached. The pickle ball court could use a real surface. Lot of flies in the house because of the cow pasture right behind the house.

Great Girls Retreat
Roomy enough for all of us. Plenty to do. Loved the pasture out back, the pickle ball court as well as the hot tub and so much entertainment. Big kitchen for meals. We wish the weather was better so we could hangout on the deck but we still had fun. Thanks so much for the great place. Oh and your neighbors were concerned about too many people parking in the driveway but we did our best to not be a nuisance.

Heber Valley Beauty
This home is very nice and the location is great. We had a few issues but the manager was quickly on them. There is one issue with the AC that while trying to keep the main floor cool, the basement is very cold. The manager was having their HVAC guy come to look at it so it may already be taken care of. Heber Valley is beautiful and all 22 of us had a wonderful time.

Incredible + HUGE!
This is probably the nicest rental my friends and i have stayed at for our annual ski trip. Incredibly roomy (3 floors!) and a beautiful view of the mountains all around. The house was so clean and stocked with plenty of towels and blankets too. I just suggest bringing your own paper towels and cleaning supplies if you want them during your stay as i didn’t find any in the place :) The hosts are quick and responsive as well - thank you so much for letting us stay in your home! Hopefully we will be back some time!

It’s complicated
We had a family reunion with grandparents and 4 sibling families. There was plenty of room, fun basement for kids, extra folding tables and chairs, the view of the fields and mountains were gorgeous, close to Deer Creek, hikes at Sundance, Heber train, well furnished and stocked. The owners have open lines of communication. The downside is this house is neighbored by homes that aren’t a fan of you being there. Also if you have more than 4 cars, it’s not an ideal situation. Even though there is plenty of room for a 5th car, and the neighbors have 8+ parked in their driveways you’ll have to shuttle people back and forth to the Walmart.

Fun stay, parking was stressful
The property is great and we had a very fun time! If you have more than 4 cars on the property, parking at the Walmart is pretty inconvenient. It made it difficult to get everyone in and out and we had to plan to have people leave so someone else could grab their car to park and load their kids. We had one car out for an hour (the individual didn’t know they couldn’t park on the street and we didn’t realize they were out there) and the neighbors immediately reported us to the owners. The neighbors had boats and cars parked on the street so I don’t fully understand why we couldn’t have any cars parked outside? The manager was great in letting us know right away though so we made sure it did not happen again. Other than the parking being difficult to work with, everything was great!

Hometown get together
The house is very spacious and clean. Kitchen is well stocked with all the things you need to prepare meals for a large group. We held a family reunion for my elderly parents with their 2 kids, grandkids and a few great grandkids. The backyard was nice with a beautiful view of Timpanogos. Pickleball Court was great! We really enjoy hanging out on the deck at night around the propane fire pit. The nights were quite cool so we used the tall propane heaters too. You do have to provide your own propane. Hot tub was good. It is kinda old and some jets don't work but the kids liked it. The only problem we had was with the parking situation. You are only allowed 4 cars in the driveway. The 3 car garage was full of the owners storage but you could get 1 extra car in there. Absolutely no parking on the street. It became a VERY big hassle to constantly be running people back and forth to Walmart to their cars and picking them up when they return from their activity to bring them back to house. It is a bit oxy-moron to rent a house that will accommodate 28 people but have no parking for everybody. I don't think the neighborhood is very keen on having a vacation rental on their street. Other than the lack of parking we had a great time and were very comfortable in the house and made great memories and it was great to be back in beautiful Heber Valley
