This is your opportunity to enjoy a stay in a recently remodeled ranch home. Rest assured that your expectations will be exceeded. The Ranch House is a Rancher's residence on the quiet 280 acre Sevier River Ranch & Cattle Company in Hatch, between Bryce Canyon (30 mins) and Zion National Park (60 mins).

The 1800 sf single story house has been recently remodeled with travertine and oak wood floors throughout (no carpet), travertine bathroom with granite counter tops and handmade log beds. The Ranch House sleeps 6 in comfortable beds. The master bedroom features a log King bed and an ensuite bathroom with walk-in shower. The two smaller bedrooms feature a Queen bed in one bedroom and 2 Twin beds in the other bedroom and share the second bathroom, with a tub/shower combination.

The Ranch House also features a fully equiped kitchen with stainless steel appliances, a dining area, laundry room (washer and dryer), a comfortable living room with wood burning fireplace, and an enclosed sun terrace to watch the wildlife (deer are frequent visitors), the cattle and horses (June thru December) on the large pastures with the Sevier River meandering throughout and the majestic sunsets. An separate open air terrace makes the perfect outdoor dining area and features a gas barbecue. The Ranch House has central heating and air conditioning.

High speed Internet service (free wifi) and DirecTV satellite TV service are available. WiFi service was upgraded to the new and faster fiber optic network in late 2019.

In the garden, you will find a children's play area with a trampoline (to use at your own risk).

There are 5 small cabins on the property, within 200 feet or so from the Ranch House: Wranglers Quarters, Ranch Hands Bunkhouse, and The Barn have been rented for several years. Farriers Quarters and The Tack Room are new and became available for the 2020 season. These cabins may be reserved together with the Ranch House (through separate listings) for your large group gathering. Be advised that other guests will usually be staying in some these small cabins during your stay at the Ranch House - they book nearly 100% during the busy season.

You will enjoy a good night rest in eery silence. If you're from the big city, it will take some getting used to!

The property is equipped with state-of-the-art electronic locks so that guests can check themselves in at any time, and late check-in is not a problem. Guests can roam freely on the ranch as well as fish (with a Utah fishing license, that can be purchased online) and swim in the Sevier River.

We are always available to answer any questions or give you tips for daytrips or restaurants. Do not hesitate to reach out with any question, prior or during your trip.

You can explore the natural wonders of the area. The Ranch House is located between 2 of the most visited National Parks in the country. Animal lovers can see cattle and horses on the property during the summer and fall and many deer roam the property. You can watch a large array of birds right from the deck, and we have the biggest animal sanctuary (Friends) in the US 45 minutes away.

The Ranch House is located on the Sevier River Ranch in Hatch, a small rural town of 200 people. Locals are very friendly and helpful, and you shouldn't hesitate to ask anyone for tips and recommendations.

The Sevier River Ranch is very private on the edge of town. It sits on 280+ acres and is traversed by the Sevier River and there are typically 100+ head of cattle and 10+ horses on the property during the season.

Note that there are no grocery stores in Hatch and you should plan to bring at least some food with you. The nearest grocery store is in Panguitch (15 mins) and you will find a Walmart Supercenter in Cedar City and a super market in Kanab (1 hour). There are two convenience stores and 4 restaurants in Hatch, but they close from about October 15th through April 15th. There are several restaurants on the way to Bryce Canyon and some are open year round.

There is no public transportation. Youneed a car (4x4 or high clearance is recommended for off road exploration) in order to enjoy the surrounding trails, but a regular low-clearance sedan is sufficient to access the Ranch House itself.

Unique UT Ranch experience
The Ranch House was great! It was very clean, and very cozy (important since it was 13 degrees at night). There are tons of outdoor activities available and it’s about 30 min from Bryce. The house is just like the pictures- rustic decor but all the comforts of home. (Great hot shower!) if you go in the off season (like we did at end of Oct) be aware that almost all businesses/ restaurants in the area are closed for the season.

This was a great cabin to have as base for our adventures to Bryce Canyon. To get to the cabin you have to go over a gravel road with lots of holes in it, but once we got there, we were greeted with deer in the backyard. The cabin had basic essentials and was plenty spacious enough for us to play, eat, and sleep. As it’s in a small town, the power went off at one point during our stay, but Gordon was very helpful and communicative with us. If you’re going during off season, be advised that many places in Hatch are only open seasonally. Overall a fun place to be- extremely clean and off the beaten path.

Perfect Hideaway!
This property is fantastic. We traveled with 2 young kiddos and they loved the big open field with prarie dogs and ample wildlife that came through (wild turkeys, cows, deer). This house is about 30 minutes from Bryce Canyon. The house is perfectly laid out for 2 couples with plenty of space for everyone to be together. Thank you so much! We had the best time.

What a view!!!
Property has stunning views with wildlife all over the property. We seen deer, rabbits, chipmunks, groundhogs, and birds everyday. Property is centrally located to so many amazing places to hike, fish, and ATV. So quick pro’s and con’s on actual property. Pro’s Comfy beds, plenty of room, amazing screened in back porch, grill with propane, plenty of picnic tables and yard swings. Con’s Backyard deck needs repair and yard work needs to be up-kept. Very little back yard was mowed and former flowerbeds have let go and are overgrown. Do not walk through the marsh to the river. Misquotes will attack. Drive down to the river by the road and get in there. Overall this place is a special spot and see us coming back.

You are in your own little world. The house is located on a ranch 20-30 minutes away from the touristy area of Bryce. Very quite. Very secluded. The house had everything we needed and was very spacious for our family of four. Slept with the window open and heard the cows (that blocked the road when we came in) mooing. I love that! Internet is spotty if that matters to you. Would definately stay here again! Hatch is small. No groceries. Must go to next town to get supplies. We knew that coming in so we were mostly prepared.

Great location near / between Bryce & Zion
Beautiful location with stunning views. The property is spacious inside with lots of room to spread out. There is a large enclosed porch overlooking the river and an uncovered patio with a grill. There is a beautiful grassy area with benches to enjoy the views or for kids to run around. We were a family with adult children but this property is very kid friendly. Owner is very responsive. Great stay.

This property is just 4-5 minutes outside of Hatch proper - far away enough to create space yet close enough so that town (and area attractions) are within easy reach. The home itself was quite spacious and well-equipped. The master bedroom has a very comfortable bed and surprisingly large bathroom with a wonderful shower. The place has great character and served us exceptionally well. Gordon was an excellent communicator - responsive, quick, and courteous. This is a great choice, especially with larger parties. I appreciate the opportunity to stay here, and recommend others do as well.

Great Location Between Bryce and Zion
Great central location for our family to spend multiple days in Bryce and Zion National Parks. Easy access, plenty of amenities, awesome home away from home. Plenty of separation from other guests. Wish we had more time to use the fire pit and more of the outdoor facilities, but we spent most of our time in the parks.

This place was awesome. It was very spacious and way nicer than I expected from the photos. Beds were super comfy and the place was very clean. The only thing I would suggest is to bring your own pillows, we didn’t love those. Otherwise it’s 30 min from Bryce and it’s on a beautiful piece of property. Would definitely stay again. (Especially since they have a TV with a VCR and we watched Lion king, so that was top notch.)

Fun in the snow
This is our 2nd time staying here in winter. Although there wasnt as much snow as we expected it wasnt a far drive to play in the snow. The house/beds are comfortable. There is a cozy fireplace if you get or bring some firewood. Also we drove an hour north to a great hot spring!

The Ranch House was just as described. One person in our group left behind a set of earrings which we didn’t realize until we left. Even though the owner was 7 time zones away, he still helped us resolve the problem. That was above and beyond the standard of care. Highly recommended this property.

This was my second time to this property. Love the remoteness of the location. Property has everything you need, including a washer and dryer and BBQ. It’s a very tranquil spot to relax and take in the views. Highly recommend.

We stayed at the Ranch for 2 nights. We spent the majority of a day just hanging out by the river (a short walk across the pasture) and our kids LOVED it. My husband tried to fish a little but didn't catch anything. Setting was extremely beautiful and tranquil. We also really enjoyed being able to walk to town for dinner/coffee (seasonal available can vary apparently but was still going in late October). House offered plenty of space for our family of 5 and I liked the layout which meant that the kids were slightly separated from the primary bedroom.

At Home on the Range
We had a great time at the Ranch House, which we found to be spacious, well-equipped and comfortable. The property is massive. We enjoyed morning walks where we were greeted by wild turkeys and grazing cattle. The ranch is between Zion and Bryce, making it a perfect place from which to launch on our National Park adventures. Would recommend it highly as a peaceful and authentic alternative to the touristy lodging options right beside the Parks. Gordon was easy to work with, helpful as we planned our trip, and available for questions during our stay.
