Secluded Luxury Riverfront Ranch on 13 Acres for Bryce & Zion Fiber Internt

-- 3D walkthrough: https://my.matterport.com/show/?m=bchPd66Qwyg --

The Sevier River Retreat is a secluded and luxurious ranch house for the discerning traveller that sits on 13 acres surrounded by the Sevier River on 3 sides, and close to Bryce Canyon and Zion. The house looks directly at the back of Bryce Canyon and the Sevier River. Most windows in the house have a view, and there are no neighbors.

The property was decorated and furnished with an neo-industrial/farm style mixing wood and metal. The house features accents of barnwood (most of it from the property itself) and many of the furniture pieces and lighting fixtures were custom made from local artisans using reclaimed barnwood. The house has 3 bedrooms, 2 full bathrooms (the master bathroom has a large tub and separate tiled walk-in shower, while the upstairs bathroom has a large tub / shower combination with a view of the river) and a half bath, with a size of approximately 1800 sf.

The house offer all the amenities of home including free wifi (1Gb fiber connection) throughout the house, four LCD flat screen TVs that offer Netflix and Amazon Video streaming service (no broadcast, cable or satellite channels), as well as Pandora for music and ambiance. We provide many extras for our guests, such as a printer to print out itineraries and boarding passes, cellphone chargers, reverse osmosis drinking water, locally made artisan soaps, shampoo, coffee from the region and much more. The gourmet kitchen features stainless steel appliances and is well equipped for cooking lavish meals and baking treats in the convection oven. A German style wood barbeque is available outside for grilling. Washer and dryer is also provided. Note that the Retreat does not have air conditioning, as summers do not get very hot at the higher elevation in Hatch, but all windows have screens so they can be opened to take advantage of the breeze.
The downstairs master bedroom has a split king bed, ie two separate twin natural latex mattresses side by side. The second bedroom has a normal california king bed with spring mattress, and the third bedroom has two separate twin beds also with spring mattresses.
You will enjoy a good night rest in eery silence. If you're from the big city, it will take some getting used to!

During the winter, cuddle up around the automatic pellet stove in the living room, which provides radiant warmth with a cozy fire (sufficient supply of pellets is provided for your entire stay), and watch the snowy landscapes outside.
During the summer, open up the double doors and blur the lines between inside and outside, as you watch the pink cliffs light up during majestic sunsets, and animals and birds using the river while you have dinners on the wraparound decks. Or watch horses or cows grazing during afternoon tea on the outdoor rocking chairs.

The property is equipped with state-of-the-art electronic locks so that guests can check themselves in at any time, and late check-in is not a problem. Guests have access to the entire house, and can roam freely on the 13 acres as well as fish (with a Utah fishing license, that can be purchased online) and swim in the Sevier River.

We live 3 hours away near Las Vegas, and will leave you in complete privacy. However we are always available to answer any questions or give you tips for daytrips or restaurants. We speak fluent French, German, Spanish and English.
Do not hesitate to reach out with any question, prior or during your trip.
There is no public transportation. You will need a car. 4x4 or high clearance is recommended in order to enjoy the surrounding trails, but a regular low-clearance sedan is sufficient to access the Retreat itself.

We have a strict no-pet and no-smoking policy.

If the property is sold out for your prefered dates, check out the sister property "The Lookout", also located on the Sevier River and newly remodeled with an urban industrial style.

About our cleaning fee: you may wonder why our cleaning fee is so high. Due to the rural location of the property, there are few reliable professional cleaners available, so good cleaners are able to charge a premium. Many competing vacation rentals use spotty cleaners or family members to clean. We do not compromise on cleaning services because we want you to find the property spotless, just like you would expect at a high end resort. We also use only eco-friendly cleaning products and laundry detergents (as well as 100% cotton bedding), so that the bathroom doesn't smell of bleach and guests with alergies can feel comfortable.

Wonderful stay
When we arrived at the house it was night time so we didn’t know exactly what to expect for the outside views but that next morning the views of the red rocks with the river was just beautiful. when we got in the house it was beautiful! A lot of room, very clean. Everything about the house was beautiful and was furnished with about everything you need. I would definitely recommend staying here and would love to come back here.

Beautiful views!
The property is absolutely beautiful! The views are spectacular. The owner did an amazing job telling us everything we needed to know plus more. The decor was beautiful as well. Our only complaints were that the pillows were uncomfortable, the sinks also did not drain well.

Perfect UT Getaway for Enjoying the Parks
This property was perfect for our family’s trip to visit Zion and Bryce Canyon National Parks. It was exactly as advertised…clean, updated, fully stocked, and very welcoming. The time the hosts spent preparing detailed information about the house and surrounding area made our stay even more comfortable. I highly recommend this home.

Well appointed lovely and centrally located house.
Ever gotten to you air b&b and wondered how the listing descriptions and photos could be so different from the actual property? Not Sevier River Ranch! This house actually more than lives up to the owners descriptions and photos. The kitchen is so well appointed that we were able to make any meal we wanted. The inside space is lovely, open, and SUPER CLEAN. When we had a minor issue, the owner had the property manager at the house to remedy it right away. The outside space is lovely with lots of porch furniture to be able to enjoy this space. From the house we were easily able to visit Zion, Bryce, Kodachrome State Park,Red Canyon, and many other spots. This house is a winner.

Great Location and wonderful accomodations
This location is right between Bryce Canyon / Red Rocks and Zion NP.plus only a couple of hours from North Rim Grand Canyon. The house is beautifully furnished and the kitchen well stocked . The house was extremely clean. The river retreat has lots of interesting furniture pieces. A beautiful wrap around porch to watch the bluebirds and the Mule deer in the yard. The area cools off nicely in the evenings. We just opened windows as temps got down to mid 50’s in the mornings. The Sevier river runs through the property which adds another nice touch. There is a very unique fire pit for either cooking or an evening camp fire. Went to Joe’s market in town and picked up a few things. I felt the selection was good and the pricing was fair. If your planning a southern Utah trip why sit on a motel bed for the week when you can enjoy The Sevier River Retreat. Having exceptional accommodation like this adds so much more to your vacation. I loved Bryce Canyon the best plus we ate at the lodge and the meal was wonderful.

Lovely property
The house was nice and clean and easy to check into. Utah is vast and there were no near neighbors (which we like). The house had everything we needed and the property owner communicated with us promptly both before and after the rental period. I would recommend staying in this house if you want to be close to Bryce Canyon, Escalante, or Zion.

Amazing views
This was our base for two days while we explored Bryce and the surrounding area. It was simply amazing. The house was in fantastic shape and we loves looking out the huge windows, sitting in the rocking chairs and exploring the river. There was so much to look at outside, the kids never even turned on the TVs. We stayed during one of the hottest heat waves to hit the area all year. The first night was a bit hot as we had to shut the windows to keep the bugs out. The anti-mosquito machine did it's job great though. Just could have used a few more fans (and maybe a fly swatter). The second night, thunderstorms came through with rain and cool wind. The inside temperature was much nicer. Communication with the owner was amazing. They had a 40+ page Google Doc that listed out everything you could possibly ever want to know about the house, area, etc. Amazing level of detail. Would have loved to stay longer. Winter there must just be fantastic. Couple notes: "Turn at the Post Office" is something that we laughed at because the Post Office is a single portable unit and very easy to miss. Also, bring your own shampoo / conditioner. Lastly, if you are coming up from Cedar City, hit Lin's Grocery. It is right on the corner of Main and 14. Great selection of everything you'll need.

This Beautiful House Is Itself a Tourist Attraction
We booked this house to visit Bryce Canyon, but the house-stay itself ended up being one of our top experiences. The location is amazing, with a nearby lazy river, an incredibly starry sky, and spectacular views across the prairie and over to the mountains. The minimalist interior decor combines European design sensibility with American West themes, while the exterior offers very pleasant places to eat or just to sit. The nearby Outlaw Saloon serves excellent food, decent cocktails, and free pool tables. The house is not so close to Bryce Canyon, but we did the drive two days in a row, and it was always interesting. If you are a cosmopolitan traveler with an appreciation for aesthetics, you should stay at this property. It was one of the high points of our trip.
