This the definition of "Wild and Wonderful West Virginia! magical place, a former rock quarry now lagoon. There is no public access to this property. The only access to the Lagoon, Beach and other amenities is via booking or owners explicit permission.
This is a complete unit that is on its own level, own access, own parking, own amenities, Owners live on upper level with fully separate entrance, parking, access, etc. No shared internal spaces. Double sound insulation, no noise worries.
The space
This is a completely private property, only you and your group, the owners, and occasional maintenance staff and guests of the owners will be on the 22 acre property.
This space has 9' ceilings and windows, sliding doors, etc in all rooms.
A beautifully appointed interior and amazing outdoor spaces for guests right off the unit including covered dining and BBQ, boardroom (Karaoke room for late nights) multiple decks, the "Lily Pad" is a hidden floating oasis, full cross fit gym, sauna and other amazing amenities!
We provide most everything, most guests only bring clothes and food.
There are a ton of great restaurants in area so we encourage you to try them and are happy to give recommendations!
The villa is a 3 bedroom, 3 bath unit has 2 king beds and 1 queen bed.
It is fully outfitted with living area, dining, kitchen, and in villa laundry.
This is a completely separate and self contained unit with lake views and sperate exits and entrances from main house which is above.
It has 9' ceilings. And is on the "Lake Level".
It has double acoustic ceilings and little noise transfer, but we ask people to keep to "reasonable" noise levels after 10pm. But we have never really heard our guests or vice-versa.
All linens are included including bathroom towels and separate beach towels
There are numerous sitting and chair options for the beach and dock.
We have Kuerig Coffee Maker, and filtered drinking water faucet and "Insta-hot" faucet for boiling water for Tea, etc.
There is a fully outfitted cross-fit gym on the property that is available to guests.
There is also a full Pilates reformer, elliptical, rowers, etc.
Please re-rack weights and clean up after use.
There is covered outdoor dining space, 3 lounge spaces and a covered patio that comes with the rented space.
There is additional parking a short 3 min walk away lower on the property.
There is a .7 mile loop around the quarry for walks and work-outs.
2 grills- One up by the villa and two charcoal grills down by the beach.
There is a fire pit close to the unit (wood is provided) as well as one on the beach (wood provided).
All water toys are included. (except boats with motors)
There are group toys like canoes, peddle boats, floating yoga boards, etc and individual toys like stand-up paddle boards, kayaks, and floats.
DO not bring your own boats, canoes or kayaks, we do not allow them as they have the potential to spread invasive environmental elements in the lake.
There is a Beach cabana.
There is a fully kitted picnic area with picnic tables.
There is parking near the beach in addition to by the villa.
We are 10 minutes from downtown Harpers Ferry, Charlestown, Shepardson and Ranson.
10 Minutes from Walmart, and 4 other major grocery stores.
The Canal Bike Trail and the Appalachian Trail are in Harpers Ferry.

All aspects of the property with the exception of the owners quarters, garage and supply sheds
Other things to note
Due to the unique nature of the property, guests may be asked to sign digital liability waivers before arriving.
There is a corporate board room for guests to take VTC's and small meetings in.
This is a 22 acre piece of private property which is shaped like a rectangle and includes an old rock quarry entirely contained in the center.

The quarry is 1,000’ long from beach to cliffs. The water is 105’ at its deepest.
Water is home to Bass, Trout, Bluegill and Catfish, turtles, etc.
History:
This was once a working stone quarry where gravel, and other stone materials were removed to help build a booming DC metro and West Virginia area. The huge concrete gravel “Hopper” at the end of the property by the picnic area was built to allow train cars and trucks to drive under and have the gravel loaded into cars to take to construction sites. Every now and then at the bottom of the 22 acres we get to see an incredible freight train pass and appreciate the commerce, industry, jobs, and vibrancy it represents.
The “Hopper” which is an incredible concrete marvel, was built in 1920, so it is over 100 years old! And still as incredible and stable as it was. Many guests like to do events, long-table dinners and others activities under the Hopper.
As the stone was removed using big equipment, explosives and other means, and the depth got down past 90 feet, the natural water table was breached and a few small “springs” started to fill the quarry, the company tried to mitigate the water and direct it as they continued to mine, but after the 5th natural spring, the water rose too quickly, and the lake was formed. Those 5 natural springs still feed the quarry today. The water level does not change much, outside of torrential rains. On any given day the quarry reflects the weather, wind, and topography, sometimes the water is still as glass, some days ripples, on some days the wind dances invisibly on the surface.
