Parking available for up to 2 vehicles.

***DOG FEE is $250 and max weight of dog allowed is 40 pounds. Dog fee is NOT included in the total. You will need to let us know after reserving that you are bringing a dog so the fee can be added.***

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• DOG-FRIENDLY PROPERTIES: If you are staying at a dog-friendly property, you MUST notify us and pay a non-refundable dog deposit. Failure to do so will result in us charging your card for the entire amount authorized for damage.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

The property was in need of some repair. The bathroom ceiling Sheetrock was peeling from ceiling. I’m assuming there was a leak from upstairs unit and repairs to downstairs unit was not completed. In a previous review black mold was mentioned in the ceiling in living room/kitchen and that was not removed. They tried to cover it up . The pool and hot tub were pretty but the hot tub had a waterfall into the pool and both the pool and hot tub were hotter than air temp. I was there in aug so the pool was not refreshing. The hot tub jets were very weak we ended up not using either the pool or the hot tub. Kitchen had pots and pans that definitely needed to be replaced. One nonstick fry pan was soo burnt you couldn’t use it.! On the positive side the king bed was very comfortable

Flood and dirty pool
Checked in Saturday. It rained on Sunday, and we had multiple flooding issues. We contacted Beach Ball Properties to let them know about the flood, and asked to get the pool cleaned because water was running into the pool during the down pour. 2 maintenance guys came out and said it floods when it rains. Additionally ,we sent Beach Ball videos pictures of the flood as well as the green pool (we sent daily pictures of the pool!) There was a river running from the living room to the kitchen. The water also started seeping into the bedroom during the flood. We specifically chose this property for the backyard and pool and usage of the pool. The following day it was more green, and not usable until Thursday, we called every day and so did the upstairs tenantsAlso the yard had old pool toy and trash scattered around. It was a very disappointing experience.

Will Stay Again!
Perfect getaway for a family of 4 with our pup. We loved the pool and backyard area. It felt like our own private oasis, which was exceptionally wonderful while the beaches were closed. The management company was friendly, responsive, and helpful whenever I had questions. We will definitely stay again.

Nasty Green Pool & Hot tub!
My spouse and I stayed there for about a week. We picked this place cause we’ve stayed here before and really enjoyed it. This trip, the pool was green, the hot tub was green, both full of slime. So we couldn’t use these primary features. The lights around the pool wouldn’t turn on nor would the waterfall for any water circulation. I paid extra for a late checkout of 2 hours past the 10am check out. The owner did not communicate this with anyone else as the cleaner arrived at 10am wanting to come in and clean. My husband tried to explain this to her. She proceeded to wait in her vehicle the extra 2 hours while he loaded the car and I was in the place throwing up blood, only to be hospitalized in a coma for days! Needless to say we didn’t get to make all checkout procedures perfect as we usually leave a place. He just couldn’t do it all while his wife was puking, passing out, and loading up with a pre-paid audience. . . . However the company did charge us an extra $300 cause we had our dog as the place is PET FRIENDLY WITH NO PLACE TO PAY A PET FEE ONLINE when booking. Oh and upon arrival the master bedroom drawers were full of another man’s underwater and socks. Gross!!!

Everything was pretty good except the hottub wont get over 92°. Told maintenance, they shrugged shoulders. It was the only reason we booked fhis place because of the semi private pool and hot tub. And we couldnt enjoy it. Also, out little yorkie couldnt walk around in the yard because of all the sticker bushes. He kept getting them in his feet.

Amazing!
This is probably one of the nicest places we’ve stayed in! It was very clean well equipped with everything we needed In The kitchen. It is convenient to the beach, restaurants, and shopping. The pool was the perfect size and the hot tub was great! Our puppy was safe inside the fense. we will definitely stay here again!

salty duplex
we loved our stay. there was a few small things that require attention. such as security lights inoperatable, pool lights and motion sensor lights never worked. Ice dispenser doesn't work at all. We noticed a leak above loveseat. stove light didn't work. Again we loved our stay and will hopefully return next year if god willing. Barry Witcher

Pool dirty, filter not functioning. Yard not well maintained.
This is a great location, close to everything but not in the main traffic. We booked specifically for the pool. When we arrived it was very dirty. There was a lot of debris in the water, including bottle caps, sand, leaves and trash. Called to report and was told the owner would be notified. Did not hear back. The next morning the filter on the pool had stopped working. Called again and was told the owner would be notified. The next day a pool service employee came out and drained the hot tub, worked on the filter, filled the hot tub back up and left. Did not clean the pool and the filter still did not seem to be working. We never got to use the pool. (The pool is much smaller than it looks in pictures) The grounds were not well maintained. The yard was mostly weeds and brush. (And some trash) You could tell the owner planted many nice plants but just did not follow through with the upkeep. The bottom unit that we rented seems to have been the previous breezeway under the original house on stilts/pylons. The finish was not great. Very cheaply done. This had a lot of potential but did not live up to it.

Its a nice house but cleaning people have no care and having careless people upstairs was unpleasant .having dogs barking upstairs was something i was not expecting or a powerout bacause they didnt know how to work a hot tub 😒, and last but not least a broken chair and dirty cleaning rugs in a living room not what i want it to walk in to.

Enjoyed little on lighting overhead or nothing maybe floor stand or something pool needed cleaned from storm no show till day we left 3 days from guy upstairs called understand I guess save money money overall got the rest I needed and really enjoyed it ☺️ recommend hope nobody messes it up
