Prime Downtown GVL 3BD Home w/ Fenced Yard & Free Parking

Enjoy the best that downtown Greenville has to offer. This charming 3 bedroom, 1500 sqft. home is within WALKING distance to almost everything (Falls Park, Fluor Field, Kroc Center, Swamp Rabbit Trail, restaurants, retail stores, coffee shops, breweries, etc.) This family/pet friendly home has a fully fenced in backyard, side entry door and off-street parking for 2-3 cars. Hardwood floors, granite counters, laundry unit, high ceilings, two separate TV rooms and plenty of natural light.

This well decorated home has a great layout!!! Plenty of room for guests to spread out and have their own space. A door in the main hallway is able to separate the bedrooms from the kitchen area for those early risers to enjoy coffee without waking others. The back sun room provides comfy seating for watching TV and sliding door access to the backyard. The front living room offers a sofa, lounge chairs and large TV for watching movies and events. Roku available on both TV's - Guests can log in to their own accounts on Netflix, Prime, Pandora, etc.

Entire 3 bedroom 1500 sq ft. house......it's all yours! Front door access with keypad and side door access with lockbox and key. Keypad code will be sent the day of move-in. Plenty of room in the fenced in backyard to lock up bikes, toys, equipment, etc.

Host residence is located about 5 minutes away. Available as needed and happy to help!!!

- Home is located in the West End Historic District, which is a mix of residential and commercial development
- Fluor Field, hosting minor league baseball, is a few blocks away and celebrates with a firework display after every Friday night home game
- Crossfit Reaction is a few steps away
- Swamp Rabbit bike trail is 2-3 blocks away, past the Kroc Center
- Kroc Center has a great indoor swimming pool for kids and nice tennis courts
- A church is located next door with service on Sunday

All rules of this agreement are not suggestions, they are mandatory for any guest staying on the property, and failure to adhere to them can lead to fines and/or eviction from the property without refund depending on the severity of the infringement. There will only be one warning before immediate eviction from the property.

PROPERTY ISSUES
Please contact us immediately if there are any issues during your stay. We will deal with any issues in a timely and professional manner. Please note that we cannot address issues to your satisfaction if we are notified after your stay. We can’t fix what we don’t know about.

HOUSE OPERATION
This is a lodging-only property. No parties are allowed in the house except if approved by the owner prior to your arrival. This home has a 7 guests MAX. Linens and towels are only provided for 7 guests. Additional guests will need to be APPROVED in advance and charged an additional fee of $50 per guest.

The TV is a Smart TVs. You can use and log into any app you'd like on the TVs, just be sure to log out before you leave. We provide live cable using the YouTube TV app (not the YouTube app).

We offer biweekly mowing service and snow removal when snowfall is greater than 2 inches.

This is a no-smoking property. Please fully leave the grounds if you need to smoke. You may not smoke anything of any kind anywhere on the premises, inside or outside. You will be charged a $300 fee if you smoke at the property.

Please respect the quiet hours of the neighborhood between 10pm to 8am. Our neighbors help make our place safe and homey, please return the favor. Please do not trespass on our neighbors lawns for any reason.

The bath products and basic amenities are there for you to use, but please do not take them with you.

We understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 68 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee which is around $200 per repair. The downstairs fans have a summer and winter rotation to lift air up or keep heat down. Feel free to adjust this with the remote as needed.

TRASH
Trash pickup is every Monday. Please place all of your trash bagged into the bins.

PET RULES
You must received owner approval to have more than 2 pets on the property and payment must be made for each pet and submitted prior to your arrival. Please do not let pets on the furniture. Any damage or excess cleaning due to your pet will result in a fine. Please pick up after your pets in the yard and put all waste in bags in the trashcans in the driveway. Feel free to leave your dog off the lease around the house, but please be mindful to not let into the neighbors yard and keep them on a leash when walking through the nearby neighborhood.

EARLY CHECK-IN/LATE CHECK-OUTS
Please observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. You will be charged a $30 fine for every 30 minutes stayed past checkout if not communicated.

CHECK-OUT INSTRUCTIONS
We would appreciate if you please help pick up the home after your stay. No checkout instructions are requirement as it is your vacation after all and we want you to enjoy your time and relax with us. If you do so kindly wish to help at check the following items would be very much appreciated:
--start cycle of any dirty dishes in the dishwasher
--place all trash in outside trash bins
--place each bed set of used sheets, pillowcases, comforters, and blankets in a black trash bag for us to send to laundry service
