Debuting in 2023, Grange Farm Barn represents an extraordinary Grade II listed transformation situated in the scenic village of Filby within Broadland. The exceptional property, characterized by its individuality, accommodates up to 8 guests across four ensuite bedrooms, each one luxurious and well-appointed.

You’ll enter the barn through a charming cobbled courtyard, leading to a spacious modern kitchen that’s designed for gatherings. This culinary haven is equipped with two under-counter fridges, a freezer, a wine chiller, an expansive electric oven in the range style, and a five-burner hob. Additionally, you’ll find an integrated dishwasher, microwave, and filter coffee machine. A cozy breakfast nook, furnished with table, chairs, a sofa, and TV, adds a touch of warmth to this communal space. Adjacent bi-fold doors provide garden access near the porch and a convenient ground-floor restroom with a toilet.

Beyond the kitchen, you’ll discover the first bedroom, a bright and airy space with twin beds that can be adjoined to create a super king-sized bed. Garden access is provided through patio doors, and an elegant ensuite bathroom includes a shower adorned with ornate pebble detailing, a toilet, and basin.

A private stairway from the kitchen leads to Bedroom 3, featuring a king-sized bed and ample storage. The accompanying ensuite bathroom has a double walk-in shower, toilet, and basin.

Proceed through the kitchen to the immense open-plan living area, where a grand dining table for 8, along with inviting seating areas, welcomes you. Comfortable sofas surround the beautiful exposed brick, flint, and timber, adding charm to the stunning home, complete with a 50″ smart TV. The high ceilings and three pairs of French doors illuminate this magnificent space, offering views of the garden, deck, and natural pond.

Bedrooms 1 and 2 are accessible through two separate oak staircases in the living area. Bedroom 2 comes with a kingsize bed, drawers, and a walk-in, walk-out ensuite with shower, toilet, and basin. Bedroom 1 offers similar amenities, plus a walkthrough ensuite with a luxurious freestanding bath.

A mezzanine level provides an inviting area to relax or work, overlooking the main living space, furnished with sofas and a desk.

The outdoor space is as enticing as the interior, with a large fully enclosed garden encircling the property. A safely enclosed pond area, complete with resident ducks, and a decking space with a glass balustrade enhance the outdoor experience. Parking for 4-5 cars is available, and up to two dogs are welcome at no extra charge (more may be accommodated upon request). Unlimited Wi-Fi ensures connectivity throughout Grange Farm Barn.
