Location:
Lakefront is where you want to be, when visiting the Grand Lake area, and Lake Granby is the best and largest lake in the area. Rent a boat, or rent a slip on the dock that is right outside your vacation home. Bring your paddleboards, kayaks, and fishing rods - this property is perfect for all of these activities. Relax on the patio while the kids play, or take in the views from either of two covered decks. This location is perfect all by itself, but it's also convenient to other attractions in the area. The western entrance to Rocky Mountain National Park is only 11 minutes from your door, and the quaint shops and restaurants of downtown Grand Lake are even closer. If you're in the area to explore OHV or snowmobile trails in the Stillwater pass trail system, the Idleglen trailhead is only 4.6 miles away. Of course, in parts of winter, you can snowmobile right outside, on Lake Granby itself. Whatever your pleasure, this location is where you want to be.
The Property:
The Beacon Landing Condo is laid out on 3 levels. The middle level is the primary living area. Here you will enjoy an open concept floor plan that allows your whole group to gather in one space. Relax on the plush leather loveseat or sofa and feel the warmth of the gas fireplace. You can see the large TV from anywhere in this space, making it a great place to stream movies or catch the game. The dining table seats 6 comfortably, and there is an outdoor dining for 6 as well. The covered deck includes a gas BBQ grill and views of the lake and surrounding mountains. The kitchen has a peninsula and 4 high back bar stools where you can set up your laptop or serve up some breakfast. Bullnose granite counters and pendant lighting combine with beautiful hardwood cabinetry in this fully equipped kitchen. Here you will have everything you need to whip up delicious meals. This level also includes a half bathroom and laundry.
Upstairs is the primary bedroom suite. This bedroom is something special. The king size 4 post bed has high quality bedding and you'll wake up to views of the lake and mountains. This large room has plenty of space for a desk as well as a reading chair. It feels even larger than it is, thanks to the vaulted tongue and groove ceilings. A large HDTV is mounted above the fireplace, and there's also a gas firepit on your private deck. There is a large private bathroom within this suite. It features lovely granite counters, a large bathtub, separate shower, and water closet. There's even a Keurig in here, for the ultimate morning convenience. Wake up, make your coffee, and relax by the fire, or take in the views from the deck.
Bedrooms 2 and 3 are downstairs. Bedroom 2 features a king size bed, wall mounted TV, ceiling fan, and direct access to the patio. Step outside and enjoy the lake views or the grassy lawn. Bedroom 3 works for a couple, singles or kids. It has a Twin over Full bunk bed, with another Twin trundle bed that tucks away when not in use. This bedroom also includes a wall mounted TV, ceiling fan, and direct access to the patio. There is a full bathroom on this ground level that is accessible from the hallway. Like the kitchen, it has bullnose granite countertops and nice tile around the bathtub/shower combo. Also on this lower level you'll find a secret alcove under the stairs, stocked with toys and books, as well as a bean bag chair. Kids will love this unique space.
Arrival, Accessibility, and Parking:
Once you book, we're here to support you before, during, and after your stay. We will provide you with arrival instructions, local information, and answer any questions you might have. Accessing this property's ground level requires zero stairs. The condo does have a garage, but it is designed for storage of all your gear. It's a great place for kayaks or snowmobiles. Parking is outdoor and available for up to 2 vehicles. The roads which lead to and from this property are flat and generally very well maintained, easy to navigate. However, please note that your route to the area may include a mountain pass. When traveling during snow and winter weather conditions, 4 Wheel Drive or All Wheel Drive and tires with good tread are recommended.

** Lake Level - Please note, the water level of Lake Granby, Colorado's largest natural lake, does fluctuate. The Lake may not always come right up to the property's edge as pictured. A lower water level is more likely to be present in the spring and fall.
** Rental Agreements, Security Deposits, Rental Requirements - All hotels and rental properties have some rules and are subject to some amount of laws or regulations. Please look for and review any Rental Agreement terms, House Rules, and or Terms and Conditions presented during the online booking process. After booking, a Vacation Rental Agreement will be provided. All guests are required to sign the agreement within 72 hours of booking, and prior to occupying the property. There may be other requirements. For example, Guests may be required to provide additional information about the group that will occupy the property and or identification documents. Background checks may be performed, and in some areas are required by local law. A Minimum Age Requirement of 30 years or higher may apply. Guests may be required to provide a credit card and or a refundable security/damage deposit. We will be in touch after you book to gather additional information and to email you the rental agreement, which you can sign electronically - no printer required. ** Amenities - Some private or shared amenities may not be available for guest use during certain periods. Some amenities, when part of a property, may close daily, seasonally, or for maintenance. As such, all amenities can not be guaranteed to be available at all times. Please advise us when or before booking if you have questions about a specific property amenity so that we can give you the most accurate information possible for your dates.
** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.
** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups. Each rental agreement and associated rates are for a specific group size. Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.
** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. ** Lengthy Rental Periods, Cancellation Policies, & Cleaning Fees - Long Term Rentals (28 nights or more) may be unacceptable under the standard cancellation policies listed online, which are designed to be only for short term rentals. Long Term Rentals must be discussed and approved prior to booking online. A long term rental / lease agreement may be required. A Security Deposit will be required for all long term rentals, and mid-stay cleaning(s) / inspection(s) may be required. The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended. For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on.
