Breakaway - Exclusive Escapes

Just a short stroll to main beach, and ocean views to die for, Breakaway is the ultimate down south beach house. With four bedrooms and 2 bathrooms, this house can comfortably sleep 2 families for your next staycation.

Make the most of the of Cowaramup Bay...with South Point, Huzza's and North Point surf breaks so close it would be a crime not to walk. Also within walking distance is the boat ramp, delightful swimming beaches and the famous Gracie's General Store for your morning coffee. After a busy day exploring, retreat to Breakaway to kick back, relax, and maybe a game of billiards or ping-pong.

Enjoy the stellar view from the main living and dining area upstairs with wooden floors and ample natural light. Open the doors to the large balcony and let the outside in, whilst you cook a meal in the well appointed kitchen, complete with gas cooktop, coffee machine and dishwasher.

Fully appointed to accommodate up to 8 guests, there are two upstairs master bedrooms both with queen beds and a shared bathroom. Downstairs you will find two additional bedrooms, one with three single beds and the other with a bunk-bed and a single bed. A bathroom, laundry with a toilet, and a second lounge area are also on this level. All bedrooms have fans, heaters and extra blankets.

Breakaway has everything you need for a chilled down south stay.  All you have to do is pack your bags (and boards), come on down and enjoy this wonderful Gracetown classic. A bottle of wine, a cheeseboard, and all your favourite people on the deck - you can't beat it!

Please note: This property includes all linen and towels.

This property is self-catering, however a starter pack of toilet paper, hand soaps, dishwasher tablets, dishwashing liquid, sponge & bin bags is provided.

School Leavers: We do not accept any school leavers bookings at any time of the year.

Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm.

Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced will be closed down immediately.

Family Getaway
The house was amazing and had everything we needed for a fun relaxing stay. The pool table and table tennis were a hit for the kids. The rooms were great sizes and the house was lovely and well equipped with exactly what you needed. First time we stayed in Gracetown and it was magical. Could definitely live there. We loved everything about this spacious property and it suited our family perfectly. We gathered our grown up children and partners for a weekend of surfing, lazy lunches with a view from the balcony, cosy meals, wine, board games and more. It’s 5 stars from us!

I pleasantly found that since my last stay in the house, last January, the gardens, whether because of the rain or renewed care ir both, had improved significantly. A proper fence, or a goid hedge hiding the back property, would be very welcome though. - One of the bedside tables’ lamps in the room near the toilet and one if the fans light need a new globe. - we were unable to open the glass sliding door downstairs. - the coloured knive set need sharpening Otherwise, a pleasant stay, well managed. A lovely house, tasteful and comfortable upper floor, including the verandah. The kitchen is very well stocked in crockey, glasses abd kitchen utensils. The view is good in spite of the house being at a low level of t own and the verandah extremely pleasant. Overall we had a great time. Some things could be improved for the rental price to be commensurate with the house on offer. The matress in the bedroom next to the staircase needs changing. The present one is a makeshift back breaker. The oven does not work well enough. I ended up working almost exclusively with the pizza setting. The bottom floor’s billard and pinggpong table are great additions, especially for teenagers. The bunk bedroom is fine in the sense that it is practical for teenagers and children. The extra bedroom, though is very basic and not quite suited to adult guests as a result. The beds, in particular, need an upgrade. All bathroom need a deep clean around the taps. Alternately those taps could be modernised. I do fully appreciate the issue of lack of water in Gracetown. It would not take much though to plant a few more native trees or bushes in the front garden, which feels somewhat forlorn compared to others in town. The back yard could do with the same or, alternately a good privacy fence between it and the next house at the back.

Great house in a great location
Excellent location to explore Margaret River. House is very well appointed with something for everyone. Easy walking access to beach, great surf or just chilling on the balcony enjoying the fresh air. We would definitely stay at this property again. Only nice addition would be to have towels included, some basic soap and shampoo essentials and basic tea and coffee starters. Otherwise 10/10.

Plenty of space, with everything you need. Beds comfortable, the balcony overlooking the ocean was amazing! Short 5min walk to the bay too and 2mins to a great general store/cafe. All round this was q great 3 night stay... loved it!

Perfect quiet family holiday home.
Breakaway has everything you need for a quiet family holiday within walking distance of the beach and cape to cape track. Great for kids with the pool table and table tennis. Away from the crowds elsewhere in the region.

Wow Thankyou so much for a beautiful place to relax& unwind We adored your location north facing close to Melaluca beach& Gracie’s store & the architecture Delightful high ceilings , cross breezes ,outdoor deck table taking in the vistas across to Cowanup Bay & kitchen with all amenities We loved the close proximity to the vineyards & Margaret River & sunflower kids petting farm & the amazing beach 🙂🙂Your friendly locals too Sorry we couldn’t take your delightful complementary wine as we are almost Luddite s with technology 🥴What a peaceful graceful village 🌸
