You can find reviews and footage of Jolly Hall Beach on all the main travel sites, as well as YouTube and (website hidden). This is the only residence on the beach.

Upstairs, the master bedroom has a king-size bed, a full ensuite bathroom with his-and-her sinks, a Jacuzzi tub, shower and bidet, plus access to the upper patio overlooking the ocean. The second bedroom, with a queen-size bed and the third, with two single beds, share a full bathroom with a second Jacuzzi tub. There is cable TV in each of the three bedrooms.

The chef's kitchen is state-of-the-art with stainless-steel fridge, stove, microwave, dishwasher, coffee maker, even a waffle maker, plus a dining table with bar stools. There is a full bathroom with another Jacuzzi tub on this level, as well as a living area with cable TV, DVD and iPod speakers, and access to the lower patio. -

Travertine marble floors, central air conditioning, ceiling fans, free WiFi and washer/dryer. Please note that wifi connectivity may not be as robust as what you might find in the US. All linens are supplied.

Just a few steps from your door will take you to the gazebo with seating for twelve or more guests and a commanding view of Jolly Hall Beach, the bay, and beyond. You can moor your boat at the private dock. There is even an outdoor shower and water tap to rinse off the sand, conveniently located by your personal access point to Jolly Hall Beach.

We love Exuma!
What a wonderful trip with our family to Exuma! My husband and I have traveled to Exuma several times and decided to finally bring our kids. We had the best time and what a wonderful experience having Jolly hall beach just steps away from the house. The house is centrally located with easy access to restaurants and grocery store. We love Exuma and can’t wait to return

Booked this property in January for a one week stay in May and the owner notified us he double booked when we were only two weeks away from our trip. Essentially, we were told we could not check in until day five of our trip, and so we had to scramble to find another place. One of the main reasons we booked this house was due to the dock so we could keep a boat we were renting. Not only did this mess up those plans, but we also had to pack up all of our things half through our vacation and change properties, which was obviously a huge hassle. The owner did offer us a different property on the island, but it was towards the northern end and did not have a dock we needed. Check-in was smooth, but the property needs lots of repairs (e.g., water came through the drywall ceiling in the kitchen when showering upstairs, toilet seat lid was broken and unusable, sliding doors are extremely difficult to lock, broken microwave over stove.) The view of Jolly Hall beach is fantastic, but there is a good amount of road noise from being right on Queens Highway. The kitchen had very few essentials (only a few cups, no pot holders). On a positive, the caretaker (Willy) was incredibly nice and helpful. After a power outage one evening, we lost hot water, and he was very responsive to come out to the house to resolve it.

Good location and beach access
The location of the house is just minutes from Georgetown and close to groceries (Exhuma market is best, Smitty's is good for little extras you forgot), gas and places to eat. It is just steps to Jolly Beach and it was mostly empty so it is like a private beach. At most there was about 10 people on it and that was a holiday weekend. The water is warm and clear. The shower outside was great for washing off the sand. The property is very secure and we felt safe the entire time. The house is nice and handled four people fine, but I wouldn't want more. Beds were decent. The decks and views are incredible. People need to keep in mind that everything is relative. The island is not built up or fancy and is not the US. The roads are okay to bad and so are many of the properties. The house has some wear and tear and can use some more maintenance and furniture is not perfect, but that is Island life. The beach chairs were broke, but the grill was replaced brand new. The big doors do slide open, you just have to figure out the trick to it. Overall, for the price, you cant beat the house with its great views and its central location. I definitely recommend renting a car and there is plenty of parking.

Great location but needs work
Overall we enjoyed the house but it needs some work. On the plus side the location and setting were great. There were a lot more people on the beach every day than we were led to believe. The bedrooms and bathrooms were spacious, well laid out and very comfortable. The house is very attractive and well decorated. The viewsto the outdoors are beautiful. On the negative side, the living room and kitchen areas need some work. There were no teaspoons and only 1 cutting knife and cutting board, The microwave over the stove was broken so a repacement was on the already crowded counter space so cooking was challenging. All of the outside doors were very stiff, hard to open and lock. The upper and lower patio folding doors were not openable at all( looks like for a long time). There were 4 of us and it was a tight space. We don't think you could manage with any more people and be comfortable. The indoor and outdoors chairs and furniture were very worn with many holes in the cushions. One of the webchairs broke through on our second day as it had many rips in it prior to our arrival. When we arrived, the barbq tank was seized shut and the master ceiling fan didn't work properly. We informed Willie and the owner and they were replaced on monday afternoon. Many of the light bulbs in the house were burnt out so we had to exchange them with some we found in the house. All four of us agreed that we wouldn't rent it again.

Everything was perfect. The on-site manager was super attentive and helpful. The local neighbors were so friendly and helped with recommendations on what to do and where to go. We enjoyed the adjacent beach which was a bonus. The house was lovely. The view was amazing. Beautiful turquoise water. We snorkeled right outside the house swimming with schools of fish and seeing large starfish. We were picked up by a boat at our dock and had a great time exploring sandbars, swimming with large sea turtles and hanging at the Chat and Chill playing volleyball, eating a great lunch, sipping awesome cocktails and watching the stingrays. We took another day trip to see the iguanas and the swimming pigs. It was incredible! The house was close to everything. I can’t say enough good things about our whole trip. We can’t wait to return!

Great location near Georgetown and centrally located, which made both ends of the island accessible. Property management bought groceries ahead of arrival and was responsive to Wi-Fi and HVAC blips. Great back porch view. Rented a boat and docked it overnight. Easy to explore and get to Stocking Island from cove. Jolly Hall beach was pretty and secluded. Recommend renting beach chairs.

The Perfect Location
We loved our stay at the Jolly Hall Beach House! The location of the house was perfect for us with George Town located close by. There are also a couple of grocery stores close by which was nice when we needed to run out and get something quickly. Willy the property caretaker is very friendly and was able to answer any questions that we had during our visit. The house was very clean and comfortable. The parking area had plenty of space for 3 cars. The beach is easy to get to with access being just off the driveway, the path is short and there is an outdoor shower area that is great for rinsing off. The dock was nice for the boat that we rented, the water at the end of the dock is only around a foot deep at low tide. The outdoor pavilion is located up the hill from the main house and is accessed via a path and steps. The view from the pavilion area was incredible. Overall, we were very pleased with our stay and would stay at the Jolly Hall Beach House again.

What a spectacular spot!
We come to Exuma a few times a year. This was our 1st time staying on Jolly Hall. The location of the home and the views are breathtaking. Especially from the pavilion on the hill. Access to the beach was right off the driveway and the shower there was excellent after getting out on the beach. The bedrooms were spacious and clean and the beds were comfortable. Plenty of towels for each bathroom. I'd recommend a few more beach towels. We don't get in the water as much in the winter, but in the summer we're in every day. The living area downstairs is a bit tight. We had friends over and it can get a bit cramped if you have more than 4 people there. The kitchen is small and is pretty well stocked for cooking. I'd recommend better cooking utensils and knives. The bbq grill outside was a plus as well as the outdoor furniture. The pavilion on the hill was great when we had company over! It has good lighting and electricity. We work A LOT while we vacation so having good internet was a plus. Willy the caretaker was phenomenal. We had only a few bumps, but he was there to care of anything. Excellent communication and a really enjoyable person. Thank you for sharing your home with us!

40 year anniversary for “first timers” to Exuma
From the minute that we were met at the airport by Willy til the time we drove back to the airport we were completely comfortable. The house was clean and completely stocked. Great Exuma is a “Long Island” so it was nice to be centrally located to food/liquor/shopping/boat rental/beach etc. We WILL promote this property to friends..

Awesome Stay
My family had an amazing time in Exuma at Dan's home on Jolly Hall Beach. The house sits up high so you have a wonderful view of Jolly Hall but still have direct access to the beach which hardly had anyone on it while we were there. The water was very calm and that was important as I had two children under 8 with us and they loved to snorkel there. I enjoyed my morning coffee on the back patio each morning. Dan was very helpful and quickly responded with all of my questions I had with in just a couple hours each time prior to our trip. He was very accommodating and easy to work with. Willie the care taker is awesome too. He was very attentive to us and was always there to help us, as this was our first time in Exuma. I had no issues with our stay and hope to plan another vacation soon at Dan's home in Jolly Hall. We rented a boat from Minn's watersports for 3 days. We enjoyed the sandbars and collecting sand dollars. Be careful if you rent a boat from Minn's though as they keep them in Lake Victoria and the only way in or out to explore is a very narrow opening under a small bridge which can be tricky if you have zero boating experience. Thankfully we live in Florida and my husband has boating experience. I just can't imagine being the first time on a boat going through that. Overall awesome trip and we will be back for sure. Lovely setting and perfect size for a wonderful week of relaxation!
Just waking up to this view and having a quiet coffee was such a treat. This small beach is a public one, but sparsely used. We were a family of 5 adults. We had plenty of space and all the amenities we needed. The rooms were comfortable and spacious. The kitchen was small - but a perfect size for our needs. (complete with coffee maker and blender !) The grill was most appreciated. We did need the rental car. Even walking the 1.2 miles to Georgetown is sometimes difficult with a small road and no sidewalks. Exuma is a lovely island! The family wanted to move there. The beaches and sandbars are so beautiful. Roberts Island Adventures gave us a trip that our family will always cherish. Thank you for sharing your home with us. PS - I loved my "wonky dock." It will get fixed soon, I know. But its tilt (due to hurricane) added a quirky charm to my sitting by the dock seaside. Willy, was seriously - the BEST.

Good location with beautiful views and beach access
Overall the longer we stayed the more my family and I came to enjoy the location and adjacent beach and views. We would definitely stay here again and recommend it. Negatives: The owner mentioned the dock was damaged but how much surprised us - it has no walkway from the shore to the end pavilion unlike the picture. We rented a boat for two days and anchored off Jolly Hall Beach near the house and waded in 2-3 ft of water which worked out fine - this may not work for some folks. Upstairs table and umbrella in one of the pictures were not there. Need a car to get to nearby locations. Positives: Willy the caretaker met us upon arrival and pointed out local stores and answered our questions and was available by mobile for more questions. Due to the bright sun we used the patio off the kitchen which is shaded, has comfortable chairs and a great view of Jolly Hall Beach and the beautiful cove. A propane grill was off the patio which we used most nights. We rented a car (Thompson’s car rental near airport) - the property is near grocery (Exuma Market), liquor store, Victoria Harbour (we rented a boat from Minns Water Sports) and the airport. The property has a gate to the adjacent Jolly Hall Beach which was very nice - the cove is somewhat protected and saw sea turtles most days - we rented paddle boards (from Dive Exuma) providing a nearby fun activity. The location is also right across from stocking island – so a short boat trip to several beaches and the infamous Chat N Chill bar/restaurant. The kitchen has a dishwasher and washer/dryer. The A/C worked well and the bedrooms were comfortable.

Just completed a week stay,! House is well equipped breath taking views! Very clean and well cared for property! Willy the groundskeeper was friendly and attentive! Highly recommend renting a car, house is well located in middle of island but a must is touring island to visit beaches and stocking island. Make sure to visit Cocoplum beach and hike Stocking Island and visit Chat and Chill! Only suggestion for owner would be to add hooks on bathrooms for drying towels and to purchase. Hairs lounge chairs and beach chairs? Other than that we love it and the house! Definetly recommend home and we plan to book again!

Perfect location
We felt like we were all alone most days on one of if not the best beach on the island. Willy the caretaker was extremely helpful! If we had an issue he was on it and took care of it immediately. You are close to town, close to grocery stores and restaurants. Take adavantage of the gazebo are as it has an amazing view. We ate lunch and dinner there as long as it was windy. Take big spray if the wind isn't blowing the bugs are biting. There was a wifi issue but Willy worked hard to get it resolved and fixed it before we left. Had my daughter not been taking online classes probably wouldn't have been an issue. If you want rest and relaxation I would highly recommend this villa, beds where very comfy.

Stunning Views, Relaxing Week
We've been visiting the Bahamas Out Islands for around 15 years, but this the first time we actually stayed in Exuma. We love the uncrowded, less touristy aspects of the Out Islands. Exuma didn't disappoint! We stayed for a week with our two college age daughters and had a great time. The house is positioned with a stunning view of Jolly Hall Beach. The patio and upper deck are perfect vantage points for gazing out at the gorgeous water. The home was clean, and very well appointed. Beds were very comfortable and there were plenty of linens and towels. We cooked in about half the the time, using the gas grill. The grill and appliances all worked perfectly and there were plenty of dishes and utensils. The dock had been damaged from last year's storms, but was completly usable. A beautiful place to enjoy your morning coffee while watching the stingrays and bonefish glide by. During our stay, we rented kayaks for the week from www.outislandexplorers.com. Dallas and Tamara (owners) have lots of great intel and advice on places nearby to explore. We also rented a boat from Minn's to explore Stocking Island and do some snorkeling. In Georgetown, there are plenty of restaurants and local joints to check out. Talk to the locals to find out what is going on and where. If you love rake and scrape music, find out when the band is playing at Edgewater, which has great food, too. Shirley's, a fish shack on the water, is also one of our favorites. Go to Catch a Fire Bar and Grill to watch spectacular sunsets. A couple of pointers...the house is hard to find. If getting or giving directions, locals know the house as "the white house on Jolly Hall." Also, the house didn't come equipped with dishwasher soap, laundry soap & only one roll of paper towels. Plan on buying or bringing. Also bring along beach towels. There are no beach chairs. There was not Internet during our stay, but that wasn't the owner's fault--there was an outage which is common in the Islands. (Owner gave us consideration for the inconvenience.) Cell service is good (albeit slow for data). Also, most restaurants have WiFi, and we went into town to use. TV worked fine, although we didn't use it but once. Any issues we experienced, the local contact for the house addressed right away. Finally, bring cash. Most businesses in the islands are "mom and pop" types & don't take plastic. Overall, it was a wonderful week and we hope to be back!

Wonderful!
Just returned from a week at Jolly Hall. The beaches and water are amazing. It was our second trip to Georgetown, but first stay at this home. We were not disappointed! View is amazing and the house is beautifully decorated. Owner was very easy to work with, as well as the care taker on the island. We loved sitting on the dock watching turtles and sting rays swim by! The pavilion at the top of the property was perfect for morning coffee and evening wine with a view! We will be back!

Perfect location! Would stay again
The location couldn't be better-not too far from the airport (took us 15-20 min to get to there), about 5 minutes from Georgetown, grocery and restaurants were easy to get to. Easy getting around, which is great if it's your first time driving on the left side of the road! One tip for finding the house-not exactly across from AID, it's just after you pass AID (we made the mistake of pulling into the drive right across but quickly realized we were in the wrong place). Willy greeted us and checked up on us through the week- very nice and helpful! The view was amazing, the beach was private, sometimes we were completely alone, never more than 10 people on the beach at once. Good length of beach for walking/playing in the sand, perfect water for swimming or kayaks, etc and some sea grass which made it great for watching fish, turtles and rays. The dock was damaged from a hurricane, but was still safe. The house was clean, there were a few things in need of repair, but nothing that impacted our stay. We saw a snake on the sidewalk one night - to be expected with all the landscaping but watch your step! If you are heading to Exuma with the intention of spending your days at the beach, this is the place! This would not be the best house if you are planning to be indoors a lot- living space is small, but watching tv was not on out itenerary ;). That said, plenty of tvs in the house. Kitchen worked for small family, but wouldn't want to cook a big meal for a large group- fine for us, as we planned on eating dinners out. As other reviews said, the picnic table area is a bit removed from the house- in a great spot for a view, but because we ate dinners out we never used it. May have been a pain to move food out there (especially w wind), but I still thought it was a lovely space and cool feature of the house. Power went out, but that happens in Exuma. There were issues w wifi- but we didn't care- we were trying to disconnect for the week (I'd advise pre planning exclusions and restaurants ahead of time due to lack of internet once you arrive). House could use more outdoor seating and beach towels, we got by and never asked for any add'l, but seeing the house accommodates 6 more would be nice. The only things keeping house from 5 stars- needs minor wear/tear maintenance, more and/or upgraded furniture, improved beach access (didn't like walking through trees after seeing the snake), and water equipment (kayaks, etc). Overall, loved it!!

Great location but the property is tired and in desperate need of an upgrade.
The location of the property is great with a quiet sandy beach. Exuma and the local islands are beautiful with many attractions and the local people were very friendly and helpful. The house is nice but dated and in need of repair and refurbishing. It has two very nice decks looking out to the ocean but did not have the proper furniture to sit out and enjoy the view or sunbathe. It has a dock that is very useful if you have a boat but was completely unusable and unsafe because of damage sustained in the last hurricane. Additionally, we were also disappointed in overall cleanliness of the house itself. But our biggest disappointment was that the internet did NOT work throughout our entire stay. I would not recommend this property.

Great property in a great location
My family and I had a great holiday in Exuma and the property was perfect for us. Would have given five stars if was not for the difficulty of finding the property. There is no signs on the road and there is a new set of villas just before the property that have a jolly hall sign on the street. Our difficulties were also encountered by the tour operator we used to visit the cays.
