HOUSE RULES:
• A strictly animal-free zone with no option policy, and no smoking due to family members, children, and grandchildren having asthma, severe allergies.
Additionally, the house is marketed to families with similar medical issues. We also host immunocompromised guests, including cancer patients before, during, and after chemotherapy treatments
Please kindly respect our policy. There are other pet friendly and smoking allowed rental properties on the island.

• No Smoking, No e-cigarette, No illegal drug inside and out of the property
• No firearms
• Must be 30 or older to reserve. You as the primary guest are required to review, sign and send it back with a copy of your driver's license within 48 hours of booking, Or the booking may be canceled without notice. In addition, you are required to be at the rental for length of the reservation
• No third party booking
• Only 4 cars. No RV, No Trailer. Please do not park on our next door neighbor. They might call the police and tow truck

CANCELLATION: Due to the nature of the vacation rental business, if you cancel, change, or move the check-in date for ANY REASONs (such as weather, hurricane, death, sickness, job loss, plane cancellation...) will follow:
• Cancel, change or move the check-in date 61 days or more prior to your check-in date will receives a full refund
• Cancel, change or move the check-in date less than 60 days prior to your arrival date WILL NOT receive a refund
HURRICANE AND MANDATORY EVACUATION: If there is an ordered mandatory evacuation due to hurricane or other events, you are required by state law to vacate the property. If you declined trip cancellation insurance, you shall not be entitled to a refund by us.
• No credit will be given for shortened stays due to the late arrival or early departure for any reason.
• Confirmation of your booking dates: Please note that we sometimes receive multiple inquiries for the same dates and the reservation is ONLY confirmed once payment has been made, a signed rental agreement and a copy of your driver's license has been received within 48 hours after the payment had been made. Unfortunately, we are unable to hold your dates.
• If you have not agreed with any terms of the agreements, you will have up to 48 hours after you receive the rental agreement to cancel with full refunds. After 48 hours, the 61-or 60-days-before- arrival cancellation rule will be applied.
Because of our strict cancellation policy, WE STRONGLY RECOMMEND GUESTS PURCHASE THE CANCELLATION PROTECTION, TRIP INTERRUPTION, OR TRAVEL INSURANCE TO PROTECT YOUR INVESTMENT, especially during the hurricane season, June 1 to Nov 31. It is not much, but it's sure to save you a lot of headaches. Please read their fine print or contact them to get more information. Because we have no control over their terms and policies.

WARNINGS: It is very important to know that All the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years. Please stay off the dunes and bushes. Stay on the dune walkover to get to the beach. Always watch your steps when you walk on grasses or the walkover.
BUGS: ants, mosquitoes, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galveston's life. Because we are in the coastal region with wetlands and open ditches surrounding.
The house has been scheduled to be sprayed quarterly and annually by our local pest control company. Per our pest company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do get in, they won't survive. You might see them unexpectedly during your stay.
Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. Because lights attract bugs.
Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables are, will attract wild animals such as snakes, ants, bugs.
NEW CONSTRUCTION:
The house is in underdeveloped communities. We do not know exactly when new construction will start or how long to expect construction on any house to last. You may reserve a house at a time when there is no construction, but it may begin prior to your arrival.
We regret any inconvenience that may result. We have no control over these situations and are unable to refund you the money.
