We have a culdesac home that we built between 2004 and 2008 at various stages of inside to outside development and landscaping. The interior of the Villa is spacious, and bright with 20' ceiling family room, gourmet kitchen, and colors that bring joy with upgraded linens and Arhaus, RH and Pottery Barn furniture as well as first floor suite, 1000 sq ft Primary upstairs bedroom suite and all bedrooms have direct access to a bath! Recreation galore, and separate grotto with sand floor and billiards, darts. Interior: 5 bedrooms- 5.5 Baths 1) First Floor Suite - RH King Bed w/ access poolside - Bath Suite with jacuzzi tub & brass-trim shower. - screened porch with chaise. 2) Primary King Suite - King Bed w/ sitting room. Bath Suite with dual sinks & jacuzzi tub & brass-trim shower & vanity. 3) Tropicana Suite - Arhaus Queen Bed & private bath - tub/shower walk in closet - dresser - rocker double window wood blinds. 4) A King Bed - Private Sink Shared bath - tub/shower - walk in closet - dresser - desk - ottoman. Adjoins with Room 5. 5) A Queen Bed - - Private Sink Shared bath - tub/shower - walk in closet - dresser - ottoman. Adjoins with Room 4. * Full bath with shower. Access Recreation Room & Pool Room. History in the Land: We had masons on property for years. There is a rock island at the end of the trail in the River! Hence our name River Rock Villa. In addition there is river lock/canal from hundreds of years ago - most often dry so fun to walk through the sandy bottom it is jaw dropping as you imagine how it could be built so many eras before.! Canal maybe 60-100 feet deep 15 feet tall and 20 feet wide - it's like the eighth wonder of the world! So the rocks are hewn to like 3' x 2' blocks stacked to make the lock to carry the boats up or down river. Then there are beautiful rocks on part of the shore and along the creek. Construction: The pool has a 6000' lb. dive rock along with others which we placed with a crane. And then the rocks that were chipped and placed to build the pool walls and water fall. The granite 4' wide steps to exit the lower pool & the 40' granite bar to sit at & the 10' swim up bar too! All of this makes that! It is certainly something Frank Lloyd Wright would enjoy. And we haven't even spoken of the inside yet. Please Join Us: Great time of year for hiking, fishing, picnicking and hot tub! Gorgeous views and comfy spaces. We have digital lock on front door. Works great. We also have security cameras outside by the driveway, side porch , and pool for safety concerns. We do not access this equipment except in emergency. There is a ring doorbell at entry. We have the house available and ready for your comfort and readiness. You will have full use of refrigerator and freezer, and 4 medium shelves in the pantry. We have plastic and formal dishes. You are welcome to use any as you like, if something breaks or does not work please advise. No glass out by pool. No glass in pool. We want to make sure there are no shreds of glass for upcoming guests. We have plenty of all types of dishes - feel free to look around. We have spices you may use and basic oils, coffee, sugar, tea, etc. We have utensils, saran wrap, aluminum foil, and storage containers. I You can have deliveries from most services like Amazon, Shipt or Door Dash. We like Wegmans, Total Wine, Lidl, CVS, or Giant Store deliveries. They generally leave on the front porch and may ring doorbell. Internet is wireless calling, and/or Verizon Extender available. Wifi guest password will be given at arrival. There is a desk at each level (upper bedroom, common area on first floor, and full office at lower level). We use wifi for our Zoom classes - we rarely have outages but everyone has some, sometime. Please mind the quiet hours and be polite and respectful to neighborhood. Wellington Chase has 31 acreage properties and are extremely neighborly. The community borders the Rappahannock River Easement which is on both sides of the River. When going to the river, follow the trail(s) on our property, we are one of the few that have access. Please be kind to the environment in every way. We have games and river chairs and cooler - in garage guest areas near garage door. Do not walk around garage this is a non-guest area. You may hear controlled target pistol practice in the 22406 area and peninsula. No shooting on River Rock Retreat under any circumstance. We have fantastic wildlife from birds, butterflies, squirrels, frogs, skinks, deer all active. Also deer and foxes and some things I don't know about. Snakes are spotted occasionally, walk cautiously especially in evening not too close to vegetation with the feet. There are toys and games in pool room. Nice access for bathroom use through the lower level sliding glass doors, off the pool pavement. The theater and television have a system of operation which you will receive in writing. SMART TV! Apple TV available on main level. Pool Rules: Jump or dive only at the deep end, no running, no jumping on top of other swimmers or rafts, no walking on edges, or leaning over edges - expecially mindful of infinity edge. Keep lower half of your body submerged to not tip - walk on the decks, or sundecks, stairs only. If weather appears windy let the umbrellas down! Sitting on front porch during rainstorm is recommended. Keep your dogs leashed and front door closed or locked if you have pets as there are lots of people walking dogs or running in neighborhood. Trash and Recycle are at the curb on Thursday mornings - there is a separate pick up for each on same day. Please bring cans back to side of house. Sunscreen in the lower area pool room with attached bathroom. Some dive toys, floaters, use blow up things, or balls. Games and towels too. Have fun. Out front you will find commercial 10' tall swings, good for adults too! Pool Slide is for kids and adults up to 300 lbs. We have picnic area tucked into woods just a bit for the natural bbq charcoal lovers! We may have or will have shortly a fun pull up bar in picnic area along with a short "little bit" balance beam just for fun. Stay tuned and return next year we may add zip lines! Enjoy! If you have pets Certificate of Good Health and Rabies Certificate are required. Dogs must be on leash. We do have a room lower level great for crates. Back yard views and serenity and waterfalls are priceless. If you have any questions about pool use during your stay, please text before changing any settings or hitting any buttons. Will be at your expense, if something does the opposite of what you intended, so call first. Basically, pool should not need your attention. We shock it prior to every guest and have automated vacuum and heating of hot tub... if you wish you can skim pool with handheld net and empty vacuum bag occasionally. No pets in pool.
