COZY 3500 sqft, 5 big bedrooms, 3 baths on only 2 floors, 4 miles to Winter Park

Our home is perfect for family reunions or a few friends with their kids. The Round House is located in a quiet subdivision 4 miles from Winter Park town. There is no train or highway noise, just tranquil sunny treed views and peaceful mountain surroundings. We take great pride in keeping our home updated and love to hear our returning guests comment on any changes. We just remodeled all 3 bathrooms and replaced 5 windows. We also added new mattresses and now have 2 king beds. We strongly prefer no more than 10 adults and 16 people is the maximum. Additionally, this is our only rental, we won’t direct you to ‘other listings’ and we are not after maximizing our bookings. Weekly stays offer the best rate. - The Round House sleeps a maximum of 16 guests all on comfortable beds: 2 King, 3 Queens, 1 Full, 4 Twins, 1 crib, there are NO Bunks, Futons, or sofa sleepers
- Hot water heating system has 6 separate controls for your comfort (cool bedrooms, warm living areas)

UPSTAIRS (1750 sq. ft.): NO STEPS to this main level with 3 bedrooms and 2 baths, SUNNY & COZY
- Great room with sunny panoramic meadow views, wood burning stove, intimate seating for 9 (think sipping hot cocoa around a crackling fire)
- Gourmet fully-equipped kitchen with large pantry (appliances ‘19)
- Large slab table seats 10+ comfortably plus 5 bar-stools at the kitchen bar
- Deck off kitchen with fire pit table, 8 chairs in summer, umbrella and barbecue grill
- Master bedroom (moose): new King bed, TV, and twin bed with full bathroom (shower and separate tub) remodeled May 24' and walk-in closet
- 2nd bedroom (fish): new Queen bed and a double bed
- 3rd bedroom (tree): new King bed, plus hotel sized crib (sheets supplied)
- Second full Bathroom, with shower, remodeled Jan '24

Great House - Great Location
This was a great house with modern kitchen, comfortable bedrooms and quiet neighborhood. It’s near Winterpark and the town of Fraser for easy shopping and entertainment.

As always, a great Spring Break stay at the Round House
Our extended family has been spending every other spring break at the Round House for well over 25 years. By this time it really does feel like we are coming home. The house is always clean and well equipped for large groups of varying ages. It looks nice, but is also cozy and comfy. Our host is quick to reply to our texts if we have questions. We wouldn’t stay anywhere else. Thanks again for a great time.

Beautiful Natural Setting
Once you enter the house the windows surrounding the living area create a sensation of being in nature. Beautiful views of the snow covered meadow and mountains in the distance. The house is well furnished with a very well organized kitchen. The labeled cabinets and drawers help to efficiently find needed items. The property owners did an excellent job of communicating throughout our stay, and responded to our needs quickly. Overall the house was a good choice for our family’s gathering.

Christmas with our family in Colorado
The house was very cozy and nice. It was big enough for our family. The owner decorated the house for Christmas , they even had glasses and mugs with Christmas design. We felt right at home. The view was very nice and the fireplace was awesome There was a spa, but we didn’t used it because of our activities. Overall we were very happy with our choice.

There were 10 of us plus an overnight visitor or three, the property was well suited for such a crowd. The arrangement of extra beds in most rooms is great, dad and grandkids had a room, couples had rooms, and the singles bunked in together. Perfect.

The roundhouse is fantastic! Well-stocked kitchen, ample storage space, and comfortable sleeping and living areas. It felt like all our needs were anticipated and it was so clean! Great to have natural open space for moseys through the snow. We loved our stay!

A Wonderful Family Getaway!
Our group was on a church ski retreat! We had 5 families ranging of all ages. There were several activities at the cabin for kiddos to keep them busy (sledding down the hill, ping pong, movie room, and more). We cooked our meals while there and had no problems. We'd happily stay here again!

Wonderful Home to Stay In!
The house was perfect for our large group. We had 4 families and our adult children. The common space was just great for gathering and dinners. Kitchen was well stocked and everyone had a comfy bed to sleep in. Worked out great! Driveway was a bit challenging for those without 4 wheel drive and snow. Would definitely stay again! Thanks!

Perfect Family Getaway!
My family just wanted a space where we could all be together. There are 14 of us across four states, so togetherness is a rare occasion and therefore all the more treasured. The accomodations and supplies at the Round House was more than we could have hoped for. Plenty of room for parents and grandparents and littles! A kitchen big enough for baking day, a table large enough for family meals, and plenty of room for a game night or two! The hosts were incredibly communicative and the house was clean and beautiful. Made our momma cry! Anyway, we couldn't be happier with our experience at the Round House and everyone is already anxious to plan a revisit soon!!

Very roomy nicely appointed home for 5 guys. Overall we enjoyed our stay. Unfortunately, one of the thermostats did not work and the primary BR and bath were not at a comfortable temp. Additionally, the internet was spotty and slow and there were no working TV channels. The TV dish was not working as advertised. Communications were great but no resolution during or after our stay.

Our family has been spending every other spring break at the Round House for more than 10 years. My brother commented that the house was always nice. He is correct. Everything is always clean. The kitchen is well equipped for large groups. The sleeping accommodations are roomy and comfortable. The location is great for getting to the slopes, tubing hill and sleigh rides or just sitting in front of the big windows and watching the falling snow and resident fox. We even saw a moose in the driveway during this visit. The description of the property on website is quite accurate. After so many years, it feels like our home too, we don’t want to stay anywhere else.

Just like home
This house is beautiful. We could not have found a better place to accommodate our get together. We had 10 adults and 8 children. The great room was perfect - plenty of space for everyone to eat and relax and chat later in the evening. The downstairs was perfect for watching movies and playing ping pong which we did a lot of. The hot tub was enjoyed by all of us. The bedrooms are spacious and accommodated us well. There were so many activities in Fraser and Winter Park and we were only a hop, skip and a jump away. Kitchen was fully stocked and we used the grill several times. Can't say enough about the house and our vacation. Highly recommend for large groups. Just like home - very comfortable!

Perfect house for our large family
The Roundhouse was absolutely perfect for our large family - 8 adults and 7 small children. The house was immaculately clean, and the kitchen was very well supplied. Loved the 14 cup coffeemaker! Plenty of pillows, blankets, towels, sheets! And the beds were super comfortable. We shopped for groceries at the Safeway in Fraser - about 10 minutes drive from the house. Loved the central location for our excursions to Winter Park, Georgetown, Granby & Grand Lake. We even managed a trip to the top of Trail Ridge Road in RMNP. Tom & Alicia were so easy to communicate with - even checking in with us to make sure everything was okay. And the surroundings are just beautiful! I would definitely recommend this property for a large group. Nothing I can even think of to suggest to make it better! Thanks Tom & Alicia!!!

Perfect Winter Wonderland Setting
Round House was just perfect for our family Christmas vacation. There were 16 of us, yes you read that right! And, there was a bed for everyone. No having to sleep on couches or sofas. The kitchen is totally equipped and supplied. We did not eat out any of our 6 night stay. We were able to cook in for all of us. The pantry space is underrated, not to mention the pots/pans, plates, etc, etc, etc. And we were there in some pretty cold weather. The house was always warm, comfortable and inviting. With the 2 separate congregation areas, there was plenty of room for conversations, movies, or just quiet time reading. The hot tub was a hit. We used it nightly, extensively. Enjoyed the heck out of it, even with it snowing outside. We even cooked on the grill, which worked flawlessly. And hot water, we had plenty. This place is phenomenal. We will definitely stay here again should the family decide WP is the place for a future vacation.
