The Space:
Welcome to Burnt Mill, a woodland haven for large families and nature lovers, just 6 miles from downtown Chattanooga!

Tucked into secluded wooded acreage at the foot of Lookout Mountain, this Contemporary Craftsman home has ample room for large groups of up to 16 guests, with amenities and fun for all ages.  The large, covered front porch beckons you into the open, airy three-level living space. On the main level is a newly appointed living, dining, and kitchen area. There are three bedrooms on this level featuring queen beds and a full bath and laundry.

Upstairs, you will be amazed at the sprawling game area with ping-pong, pool and foosball tables, TV, kitchenette/bar, and half-bath. A generous master bedroom adjoins this area, boasting a king bed, double-queen bunk beds, and huge walk-in closets. The master bath features a shower and whirlpool tub.

In the basement, you will discover a movie area with overstuffed beanbag chairs and twin-size bunk beds and another bedroom with a queen bed. This level also has its own full kitchen and laundry. There is plenty of space to enjoy time together or to spread out and have privacy.

At the rear of the estate, two levels of exterior covered decks look out on the pool (pool will be closed and winterized mid-October through mid-March) and back yard with a hot tub just steps from the back door. Don’t forget to explore the acreage, especially the rewarding ridge-top overlook that awaits you just a short hike up the hill.

The location offers easy access to the excitement of downtown Chattanooga just 6 miles away and many other points of interest, outdoor adventures, and sightseeing. Less than 6 miles to Ruby Falls, and less than 7 miles to Lookout Mountain and Rock City. Hiking and mountain biking trails abound with enchanting passes surrounded by intriguing rock formations, mammoth hardwoods, and phenomenal overlooks.

The entire home is for your private use with an easy self-check-in process to accommodate various arrival times. Ample parking is available in the 5-vehicle carport, the circular drive, and beside the house.

Awesome getaway
We booked this cabin for a quiet couples getaway. The property was beautiful! It would be nice to have curtains in all the windows (one of our couples said they could see us in the window upstairs upon their arrival). There were planks of wood on the front porch, paint tools left out in the open on back porch to as well; as if work was being done. But the location was private and really nice. The 3 fridges were a big help. We will definitely come back.

Great location, plenty of room!
We had a great stay at this hillside home. Pulling in, the driveway is a little rough but if you stick to the far left of the drive its not as bumpy. The house had plenty of room for 4 adults and the 3 teens/children we had with us. The kids took adantage of the pool, and we loved the hottub. The light to the downstairs porch flickers though, so we kept it dark. Oh, and if you see the black and white cat, don't be fooled by it's inital sweetness. It rubbed against me and wanted pets,but when I did it bit my hand.The best part is that its located pretty close to everything. We loved going to Rock City and Ruby Falls. Our favorite restaurant was 1885......

Overall, great experience
Posted pictures were a good representation of this property. We had plenty of room for our group. There were a couple issues with the hot tub and a leak under the main kitchen sink during our stay which were taken care of promptly by property mngmnt. I would recommend hair dryers be placed in the bathrooms. The gravel driveway up to the property had several deep pot holes which were rough to navigate. Would love to see more spices in the kitchen. Overall, we were happy with our stay and would stay there again.

Great house for large families
This house was a great find for us. We had a total of 3 families during our stay and there was PLENTY of room and activities for everyone! Property mgmt was very quick in their response to help with an issue with the A/C not cooling properly. The only issue we had was the cleaning crew didn’t seem to do a great job. (laundry left in the dryer, wet towels hanging over the railing and dirty mop bucket left on back porch) I wasn’t able to find any cleaning supplies to wipe down counters or anything during our stay. Other than that this is a great house for large groups.

Nice Big House with Plenty of Room.
The house had enough space for our 3 families. Plenty of games to play for the kids. Great location to lots of places to visit. Kitchen was mostly stocked with everything we needed. Wish they had a working gas grill.

Room for everyone but….
Needs a little TLC. It was just two of us: my husband and I and we enjoyed staying here. Plenty of beds if you need the room. 3 separate bedrooms downstairs and 1 bedroom with 3 beds upstairs! Home was close to hiking, all the tourist attractions, and downtown. No mold seen as others stated but a couple cracked floorboards could definitely cut your feet, those should be addressed. Broken bumpers on pool table made for some sad games but we still had fun….and ping pong too! The hot tub was wonderful after very long days of walking. We dipped our toes in the actual pool - too cold for us! Decks are so pretty. Moon and stars at night a delight. Very quiet. Driveway up to the house needs deep holes filled in. Drive slowly!! A car with a low clearance will not do well. Some critters, that’s expected, but finding mice poop on the kitchen counters every morning was NOT! Exterminator needed. Overall a nice place needing a few minor upgrades to be a great place.

Outside doesn't match the inside
When you first pull up it's beautiful but once you go inside the home and they are supposed to have cleaners that come and clean and dust and take care of whatever else needs to be taken care of the floors feel like they're sinking in there's open gaps in the wood there was a visible screw on the floor that the maze did not pick up and I know if they clean the room they would have seen it they need to update the furniture because it's nasty with water stains and look like cigarette Burns also seen a couple of roaches as I picked up plates as me and a friend were sitting in a kitchen there was a fat rat that ran under the cabinet and I'm glad I had put the food in the refrigerator before I had went to bed because they would have had a field day eating on that food there were visible spider webs everywhere and spiders in the corner so that also lets you know that they're not cleaning like they're supposed to I had to kill several before my mother would even go to bed and there was a slight smell downstairs in the basement on the bottom floor and half of the remotes wouldn't even work with the TV you had to turn them on by hand I was so amped about wanting to rent this place again until I seen that rat run through the kitchen

Pictures are better than it is!
House smells musty and moldy, basement floor smells the worst. Main bathroom shower is full of black mold. Floora are all uneven and soft and instead of redoing the floors the new boards they did put down all have big gaps in them. The pool had a tampon in the bottom. Maim gloor ac did not work came out and brought portable units for the 3 bedrooms but never came back to fix ac. Cleaners were still there when we were supposed to check in and said they were waiting for floora to dry but when we all removed our shoes as they requested our socks were black from dirt. This house needs a lot of TLC that it is not getting. When i let unique stays know all of this they said thank you like they didnt know but they do know because previous vacationers told them as well. Will never book anything through them again.

Just don’t
While the listing makes everything look amazing when you enter the property you’ll first notice the light smell of mildew permeating through the air, smashed chips in the rugs, holes in the furniture and light fixtures hanging off the wall. If you take a shower you’ll enjoy the joy of black mold filling every crevice of the tile. Please be careful while walking through the house as most of the flooring is gapped and also not level. Take your time to go into the basement to smell even more..you guessed it..mold and mildew. Now that you’re imagining your less than enjoyable stay you wake up to no water in the house and message the host for them to not send maintenance out to fix the issue for 4 hours and an additional 4 hours for them to have it fixed. You heard that right, no drinking water, no bathing, no toilets. We had to use a bucket and use hot tub water to flush the toilets. When you ask for compensation the host will ask you to not leave them a negative review if the refund you but here’s the catch..they’re not willing to give you proper compensation. In fact it’s a laughable amount that you would much rather just leave a honest review to save the next victim to fall for this less than honest listing with owners who could careless for the people paying their mortgage. I hope you enjoyed this review as it is a tragic tale of my stay at this property.

Spacious getaway tucked away in the woods
The location is great! You are not far from all that Chattanooga and Lookout Mountain area have to offer. The house is spacious with ample ways to stay entertained or relaxed. There are some issues that need attention/repair such as flooring, doors sticking, humidity/water damage, etc and the main kitchen could use some more dishes and utensils. Overall, we had a great time and enjoyed the pool, hot tub, ping-pong, and pool tables. There was a maintenance issue that needed attention upon our arrival and communication was easy and help arrived within 20 minutes.

Great last break before school
This property is BEAUTIFUL! The house's location is tucked away but easy to get to main roadways. It had all amenities + a pool table. Big beautiful magnolia tree in the front, rocking chairs. Literally 3 floors each had bathrooms, 2 of them had microwaves and fridges lol. It was genius and a great stay. Great for a peacefull retreat. Will choose this location again if we are back.

Nice home in a rough neighborhood
We booked a great home with plenty of space, but it was situated in a rough area. Initially, we had planned a small party, but as our girlfriends' prior arrangements changed, the guest count increased to 12. We were transparent with the hosts about the additional guests, but we were charged a fee for each person beyond the original count.

House Review
I'm not even sure where to start on this. Honestly we will start with the worst issue and move back into a few smaller issues. First off this home has a MAJOR septic issue. The home smells disgusting. Some spots are worse than others. The worst spot inside being the upstairs shower. I work in healthcare so I have a strong stomach, but i literally almost vomited when I opened the shower door.The smell is unbelievablely bad outside near the exposed septic pipes, and yes you read that correctly. The owner was obviously more than aware of the problem prior to our stay, as evidenced by the septic pipes having already being dug up and exposed. The owner failed to let us know about this issue prior to our stay and played dumb about the situation for days. We had to contact vrbo every day of our stay and even after for a resolution, which was eventually provided as 20% off of our stay. The most frustrating part is that the owner refused to send out a plumber or anyone to look at this problem since it was the weekend. Completely unacceptable. If this was my personal home, I am confident I could have someone come out on a weekend. Would it cost more? Yes, but it is definitely possible. Next off the floors are very unlevel. The flooring is missing atleast one plank in the bathroom, and there are huge gaps where the flooring was put together poorly. My other issue is the listing itself. It is not accurate. Upon booking this is stated 6 bedrooms each with a queen bed. Upon arriving the listing had been changed and it now said a different configuration. The home has five bedrooms, and a small bunkbed in a common space. We were able to make this work but depending on your party this may not be possible. The home listing also states the price per guest and it is completely different from what vrbo charges and what the contract that is sent after you book says. Overall I will never stay in a home managed by unique stays, due to their poor communication and lack of response to a major issue.

Managed by Unique Stays in chatt and address provided was wrong- drove 1 hour in wrong direction. 1 remote control for all televisions in 3 story home. Wifi password not disclosed. Overcharged for amount of people staying despite having disclosed to VRBO upon booking. Had to contact host 4 times during this stay. Otherwise, house was clean, hot tub was warm. The management company was the problem.

Not quite what you expect
The house is set back amongst the trees where you get a nice serene feeling of isolation. What the pictures fail to convey is the air vents are full of dust, the furniture is stained and the wood flooring has huge gaps all throughout the house. A huge safety issue is that almost all smoke detectors were removed and the ones left had no batteries! The floor is not level and full of dips so bad that one of the bedroom doors won’t even open all the way! There are 3 kitchens but only one has any plates/silverware/cups/pots/pans some of the pots and pans have so many scratches or burnt food crusted on them they are unusable. The pool was nice but it is a standard circular above ground pool with a water level too low, stairs held in by a sand bag that busted, and a gate door that does not latch properly. We were given two propane tanks for the grill but after the third day the first tank ran out and the second one was empty. All six trash bins were full when we arrived and no one had turned the air on so we arrived with babies to a house that was 90 degrees inside. Our contact was quick to respond with all communication and was able to address some of our concerns. We had a nice time but don’t think we would return.

perfect for multiple families
This home was perfect for our needs. We had multiple families staying for a wedding and there was plenty of space for everyone which included 10 adults and 3 children 14, 9, and 3yo. The patios, pool, hot tub and ping pong were nice amenities and activities to have during our stay. The property manager was easy to work with, and I am certain has followed up with 2 small issues [every non stick fry pans was at end of life and missing or non functioning smoke detectors] thus rating it as a 5 across the board.

Great place for big group
Excellent house with lots of space. My friend group had plenty of sleep options along with bathroom space. Beds and bean bags were comfy. Communication was fast. Would return again!
