○ Parking is limited to 6 cars in the driveway at the property.
○ Standard occupancy is 16 guests, and maximum occupancy is 21 guests. Each guest exceeding the standard occupancy will be charged an additional guest fee of $30/night per guest per night.
○ Up to 2 dogs allowed for an additional fee with prior approval.
○ Renter shall not store/park any trailer, boat, mobile home, RV, camper, machinery, equipment, or commercial vehicle on the driveway or street.
○ Early check-in/late check-out may be available upon request for an additional charge. Written approval is required.
○ For bookings made within 48 hours of check-in, we do our best to accommodate regular check-in time of 4pm but it could be as late as 6pm.

Best Large Family VRBO house ever!
Our family of 20 (8 kids ages 1-12) celebrated Thanksgiving and Christmas at this amazing house. Lots of space to hide if you needed to. Kids had a blast in the playroom and all the outdoor spots. Adults had a lot of fun in the game room when the kids were asleep. The back sunroom was great for morning coffee and conversations. Having multiple washing machines and dryers was great with this group. We had a few questions and they got back to us immediately. I can't say enough about this place. Lots of laughter and memories were made. Thank you!

What a great experience
I can't say enough about this property. If you have kids they will have the greatest time playing with all the toys, costumes, games, and playground equipment. A fence to keep them from running off into the 5 acres is even better. Once the kids are in bed the adults can play for hours in the crazy game room or the huge hot tub. The interior design is the best allowing everyone their own space but also huge rooms to bring everyone together. I couldn't be happier with our stay here.

Perfect location for family gathering
This property is amazing! We had our children and grandchildren (ages 8mo to 5) and had literally everything we could want or need. The playground and toy room kept them busy and happy - we had pickle ball tournaments with the older kids and enjoyed the hot tub and large yard space. The house is the best stocked home we have ever stayed in. Exactly as described - if not better.

We booked property for three nights for a party of 20. Property had everything for families and kids to enjoy. Spacious rooms, big kitchen, second kitchen, awesome game room, outside play yard for kids, basketball court, pickle ball court and a hot tub. Very well maintained. Thoughtfully furnished keeping in mind the families, kids. Highly recommend the property. Seamless communication and excellent support from property manager. Would love to be back here again.

Family pre- Christmas visit
I had a fantastic experience at this VRBO rental house! It was absolutely perfect for our multiage family get together. The ample space in the home allowed us to enjoy a beautiful dining experience while cooking together. The movie room and fireplace were a hit, and we used them every evening. The location was great, with easy access to the North Pole experience and grocery store. The outdoor play area and basketball court provided endless entertainment for the little children, who had a blast running around. The home was set up nicely and had plenty of space for everyone to enjoy. I highly recommend this rental and would love to stay here again in the future. PS. The game room was impressive and loads of fun too.

Great Home Base for Arizona National Parks Trip
Four families (8 adults, 10 kids) stayed at the Flagstaff Retreat for a week, using it as home base while visiting the Grand Canyon, Petrified Forest, Antelope Canyon, Sedona and more. (Lots of driving, but amazing scenery made the miles fly by). This is without exception the most well-appointed rental home any of us have ever stayed in. Beautifully decorated, the house included every kitchen item you could ever need (even a crock pot and rice steamer), and it also offered spices, tons of both high-end and plastic dishes and glasses, detergent, fresh sponges, soaps, garbage bags, spare tooth brushes, tampons, shampoo, shower gel, tissues, etc. So, kudos to the owners/management team for making it incredibly welcoming. The 8-person hot tub (which allowed for excellent stargazing), pickleball court, basketball court, shuffleboard, corn hole, fire place and poker table were all in great condition and were well used. Our only noteworthy criticism would be an odd configuration of the bedrooms and bathrooms that we had to figure out. The upstairs could benefit from another bathroom. Overall though, it's a great rental unit for just about any big group.

The perfect weekend
Everything about this place is perfect and exceeded our expectations. The photos don’t do it justice - it’s even more impressive in person. We played pickleball, basketball, used the hot tub, had a birthday dinner celebration, watched movies in the home theater, played pool and poker in the game room, and watched football. It was a perfect weekend.

We had family from around the country join us for Son’s wedding at a venue in Flagstaff. This home was a hit with all who stayed with us and visited during our time there. Ideal for our family and although we didn’t have any young kids in our group, the home has plenty of activities for them. Elk around the property on most mornings added to the charm of our stay.

This property was amazing for our 10 adults and 3 children group. The outside entertainment was awesome and we used the kid’s play area, pickleball/basketball courts, spa, grill & cornhole during our stay. The adults loved the game room- shuffleboard, pool & cards were played nightly after the kids bedtime! The kids (3 and 1.5 years old) had a blast with all the toys in the playroom. Melissa & Doug high quality sets, plus Barbies and trucks/cars. The bedrooms are gigantic and the linens/towels/supplies ample. The property manager reached out before check in and after check out, and she was available via text the entirety of our stay. Truly, a wonderful experience. 5 stars!

Fantastic Home!
Rented this house for an extended stay . . . it was fabulous. It is completely stocked with amenities and games. The pickle ball court was especially fun. Bedrooms are large. Kitchen has all the amenities and the dining room table is large and elegant. Outside porch saw much use due to awesome weather and beautiful view. The support was equally good. Had two small issues at the beginning of our stay. Chelsea was right on top of it and the small issues were fixed, nearly immediately. Can't recommend the home or the property managers enough. Thank you!

Wish we could stay longer!
This house was fantastic. We went for my mom’s 70th birthday celebration. We had 19 people and never ever felt cramped. The house has so many zones. The game room was a huge hit for all the kids. The outside space was also fantastic. There were many games of pickleball, basketball, and hours of fun in the killer playground area. The only downside was the length of our stay; we could have easily doubled the amount of time of our vacation. There was lots to do for everyone, including walks to see a herd of huge deer! The kitchen is massive and was well equipped with all essentials. The “in-law suite” was a whole house of its own with its own big kitchen. Three sets of washer/dryers? Yes ma’am. Thanks for the stay!

Beautiful Property!! Perfect For Families and Children! I Wish I could Give it 6 Stars!
We booked the Flagstaff Retreat for three families in February. The property blew away our expectations. I wish I could give it 6 stars. It is by far the nicest vacation home we've ever stayed in. First, Chelsey and the RSVH property management team were very attentive and responsive. They went above and beyond what is expected. The house was exceptionally clean and clearly well maintained. It felt like we were the first group to book the place. We had 6 children ranging from 3 to 8 years old. RSVH has thought of everything. There are pack-n-plays, baby gates, high chairs, and strollers (All very clean). So that reduces how much you need to load up in your car. The upstairs loft area is basically a humongous play area complete with vet clinic, market store, teepee. There is a permanent baby gate at the top making the room very secure. The cabinets seen online are full of toys and games. The kids would have been happy to stay up there the entire time. On top of that, the property is huge. The kids bundled up to play in the snow and on the property's private playground. At night the kids would watch movies and eat popcorn from the popcorn machine. All of the kids crashed in the awesome bunk room. There was also so much for the adults to do. The game room is awesome. Pool table, shuffle board, card table, two side-by-side flats screen TVs, and a refrigerator. There is also a gym with full weight rack, tread mill, and peloton bike. The place is so big that the 3 families felt close but we still had space to be by ourselves if needed. There are more than enough bathrooms to go around. One family took the mother-in-law suite which is essentially its own house complete with laundry room, kitchen, bathroom, living room and 2 bedrooms. Another family stayed in the master suite upstairs adjacent to the loft. Another stayed in one of king bed rooms next to the kids loft which got its own bathroom. Nobody felt short-changed. Every congregated around the kitchen which is completely stocked. You don't need to bring anything. On top of expected items (pans/plates/utensils/tupperware/mixing bowls/cooking utensils) they had trays, waffle maker, air fryer, mixer, and much more. The coffee maker was awesome stocked with disposable and refillable k-cups. Our favorite spot was the Arizona Room with oversized couches and tons of natural light. We all relaxed with a book. Amazing experience. Highest possible recommendation!

This home was absolutely gorgeous!! Everything room was spacious and decorated so beautiful!! Our kids enjoyed the kids play area upstairs! This home had everything you need! Definitely recommend the home! The game room was a big hit for the guys! And movie was a hit for the girls! Views was amazing everyone had a beautiful view! Super clean.
