Villa Bellissima is situated just up on a little hill overlooking the valley with very beautiful views of the Umbrian countryside.
The wonderful city of Orvieto, with its impressive Duomo, is only 25 km away, here is the high-speed Train station connect either with Rome or Florence is 1 hour.
The property is reachable by a 4 km of well-maintained gravel road which takes to the parking spot, the outside consist in a large covered patio with a fireplace barbeque, pizza oven and large table for al fresco meals. There is a second paved courtyard equipped with garden furniture which offers amazing views. Complete the ground a fenced swimming pool, infinity with a walk-in step and a Jacuzzi with water falling into the pool. It will be possible to heat the Jacuzzi water at the extra price.

The property on its interiors is about 500 sqm. And develops in two floors. The entrance leads into a spacious living room with fireplace sofas, and a flat screen Satellite TV. Comfortable dining room with a table up to 20 people, fully equipped kitchen with two fridges, ice maker, dishwasher, microwave and all appliances needed.

The Director of the International Wine Academy himself has agreed to come to villa Bellissima and lead wine tastings (if he is available- if not there are plenty of excellent staff members at the Wine Academy who speak perfect English whom you will love as well).

The owner lives on the adjacent private property, enhancing guests' experience with her knowledge of the area and her friendly hospitality. She can organize babysitters, grocery deliveries, massages, chef services, wine tastings or special visits tailored to her guests.
Two minivans are available for rent — a Mercedes Sprinter with 9 seats and new leather upholstery and air-conditioning, and a Mercedes Vito Automatic that seats 8-9. Please inquire for details of having a driver pick you up at the airport, drive you to the villa and then rent a van. Or you can arrange for a driver for daytrips, dinner or wine tasting.
Rental Rules:
A 30% of non-refundable deposit is required upon confirmation, while the final balance is due no later than 75 days prior to arrival date.
For bookings exceeding 2 weeks 50% of the total amount no refundable and balance 90 days before arrival (no refundable)
Check-In time is from 15:00; Checkout is by 10:00.

A cash refundable deposit of 1000 € will be required upon arrival, it will be returned at the time of departure less any charges in case of damages.
If the house rules will be ignored, some penalties will be applied according to the specific cases.
