POOL REMODEL PLANS:

The Villa was completely remodeled and updated in 2022 and features 4 bedrooms, 3 bathrooms, 2 sun rooms, entertainment kitchen and massive 35x35 ft living room.

The separate 1-bedroom Penthouse Cottage (guesthouse) offers stunning mountain views from the oversized balcony and every room.

The Villa & guesthouse are perched atop the avocado grove hill in an absolute climate sweet spot: Far enough away from the ocean to escape the annoying marine layer (a layer of fog and clouds that covers beach towns much of the year), but close enough to enjoy the ocean breeze.

The Hilltop Villa has been WOW-ing guests since its comprehensive 6-month remodel in 2022:

ABOUT THE OWNERS:
We (Simon and Jodi) are not a vacation rental company or vacation rental managers. We own, love, and maintain this very special property and avocado farm and happily share it with you for your special moments.

LIVING ROOM
The living room is the center of the Hilltop Villa. Well over 1,000 sf, high ceilings, and expansive panoramic views turn every gathering into a memorable experience. The living room connects to the gourmet kitchen, billiard nook, two sun rooms and an outside entertainment area where you'll find even more expansive views. In the living room itself, you will find a formal dining table for eight, comfy couches and lounge chairs by the fire place.

GOURMET KITCHEN
The kitchen was designed to accommodate your favorite gathering of friends and family. The comfy bar stools around the center island and granite counter top flowing into the living room easily seat eight guests.

MASTER BEDROOM
The huge master bedroom comes with a king bed, ceiling fan, TV, huge master closet, and direct access to the 'tree house' sun room and outside relaxation/entertainment area. As soon as you step foot into the sun room, you'll feel like you are in a tree house. The master bed room connects directly to the master bathroom, which feels like your own personal spa.

BEDROOMS #2, #3, #4.
All 4 bedrooms are fully furnished and equipped with king beds, high-end mattresses (see picture description if you want to know which type and brand of mattress is in each bedroom), ceiling fans, and TVs.

Additional twin size memory foam mattresses (up to 4) are provided upon request to accommodate extra guests.

MASTER BATHROOM
The master bathroom features a walk in shower with double rainfall shower heads, bath tub, changing lights, electric fire place and big walk-in closet. You won't want to leave your own personal spa.

BATHROOM #2
This bathroom features a large walk in rainfall shower, modern double sink cabinets and direct access to the sun room.

BATHROOM # 3
This bathroom sports a designer shower and sink.

'TREE HOUSE' SUN ROOM
This sun room is connected to the master bedroom. As soon as you step into the sun room, you'll feel like you are in a tree house. Take a few more steps and you are on the artificial lawn with fresh avocados within reach (when in season).

ENTERTAINMENT SUN ROOM
This sunroom can be accessed from the kitchen or living room. It is protected only by mosquito nets, which allows the gentle but consistent breeze to come in and brighten your day. This sunroom includes a table for 8.

OUTSIDE ENTERTAINMENT/RELAXATION AREA
This area is right outside the living room. It features outside seating for 10 (or more), artificial gras, fire pit, heater, over-sized umbrella and access to the hot tub.

GUESTHOUSE
The guesthouse (Penthouse Cottage) is a separate 2-story building about 100 feat away from the Hilltop Villa. This unique setup allows you to have friends and family nearby while still allowing as much privacy or alone time as you desire.

The Penthouse Cottage is spacious (950 sf) with high ceiling and incredible views. The kitchen and bathroom were completely redesigned and upgraded in 2022. The bedroom hosts a king bed. The living room features a hanging chair, two sofas and twin memory foam mattress upon request. Enjoy expansive views and morning coffee or evening cocktails from the magnificent balcony.

HOT TUB
The hot tub is always ready to be used. Unlike other places, you don't have to schedule your 'soak' and you don't have to pay extra to heat it. It's always hot and ready for you.

SWIMMING POOL (to be remodeled in Jan 2025)
This over-sized pool will feature a Baja shelf for lounging in the sun while in the pool and a unique built in round sitting area. The pool will be heated so it can be used during the off season. And of course your pool experience is enhanced by views of our avocado grove, vineyards and mountains.

AVOCADO GROVE
The Hilltop Villa is surrounded by a lush 5-acre avocado grove. We sell the avocados commercially (harvest time is usually in June) to help pay for the water bill (every tree needs about 300 gallons of water per day), but you are welcome to roam around the grove and pick avocados or citrus (we have white and pink grapefruit, tangelo and satsuma tangerines, kumquats, cara cara and navel oranges, pomegranates, cherimoyas, apples, passion fruit and Macademia nuts).

PETS
We allow certain pets but only after prior permission and usually for a reasonable extra fee.

NEARBY ATTRACTIONS
Our Villa is the perfect location if you want to visit Los Angeles (Disneyland, Universal Studios, Hollywood, Beverly Hills, etc.) and San Diego (San Diego Zoo, Sea World, Wild Animal Park, Legoland, Old Town, Gaslamp, etc.) as we are located between San Diego and Los Angeles).
Ocean & beaches and Camp Pendleton's main gate are only 18 miles away.
The newly opened Monserate Winery is only a 10 minute walk away.
Temecula wineries are only 14 miles away.
The San Diego Wild Animal Park is 30 miles away.
LEGOLand is 32 miles away.
The San Diego Zoo is 51 miles away.
San Diego Airport, Downtown San Diego (Gaslamp Quarter, Old Town, Little Italy, San Diego Harbor) are 52 miles away.

CLIMATE
The Hilltop Villa is far enough away from the ocean to escape the marine layer. The marine layer is acloud cover that covers the coastal region and obscures or entirely blocks the sun for days and weeks at a time (even during summer). Temperatures at the Hilltop Villa are warmer than at the ocean, but we get a pleasant ocean breeze that makes even the hottest of days enjoyable. Due to our location and elevation it cools down at night, which allows for a good night's rest. You can sleep with the windows open and listen to the soothing sounds of the night (including howling coyotes).
You will have access to the entire property
The Hilltop Villa is perched atop a 5-acre avocado farm in an exclusive neighborhood with few homes.

HOUSE RULES (when you book our Villa we assume that you consent to our house rules):

- NO DRUGS OF ANY KIND
- NO GETTING DRUNK
- NO EVENTS, PHOTO-OR VIDEO SHOOTS UNLESS SPECIFICALLY PERMITTED IN WRITING BY OWNER
- NO LOUD NOISE (INCL. MUSIC) AFTER 10PM
- ONLY THE NUMBER OF BOOKED AND PAID FOR GUESTS ARE ALLOWED ON THE PROPERTY. ADDITIONAL GUESTS OR BRIEF VISITORS REQUIRE OWNER’S PERMISSION (AND POSSIBLY PAYMENT OF ADDITIONAL FEE)

- NO CANDLES
- NO GLITTER, GLITTER POWDER, OR CONFETTI BALLOONS
- NO HOT TUB USAGE WITH SPRAY TAN

- IF YOU BREAK SOMETHING, PLEASE LET US KNOW RIGHT AWAY

SHORT-NOTICE BOOKINGS
We try to always have our Villa available for short-notice bookings. However, for short-notice bookings we recommend to send an inquiry before booking (I usually respond within 5 minutes) to make sure the Villa will be spick and span for your arrival.

CHECK-IN/CHECK-OUT
The regular check-in time is 4pm, the regular check-out time is 11am. However, if there are no guests coming or going on the same day we are happy to offer early check-in or late check-out.
