Max occupancy- We adhere to our city's short-term rental rules and regulations. The maximum occupancy for our property is 8 people at any given time.
Please note that only registered guests are permitted on the property. This policy is in place to manage liability concerns and ensure the safety and security of all individuals on the premises.

Air Conditioning- Only a few places around here offer air conditioning. Mini splits are in the main living room upstairs, kitchen upstairs, Master upstairs, guest bedroom upstairs, and large bedroom downstairs.. Ceiling Fans are in the Master upstairs, guest bedroom upstairs, downstairs bedroom 2 and living room upstairs.

Heating- Hydronic baseboard heaters are found throughout the whole house. Fireplace is in the living room upstairs.

Our permit with the city only allows up 4 vehicles at the property in total.

Kitchen - Loaded with anything you could want to prepare and enjoy meals.

Guest Access - The entire home
Note- Camera’s are on the outside of the house for safety and run 24/7 and records video and audio. This includes front door, deck, garage and back door/hot tub.

Smoking- No Smoking/Vaping inside or within 20 ft of an entrance or bringing animals onto the property there will be a $500 fee plus any cost for damages.
Please do not bring or smoke marijuana, $500 fee and any cost of damages.
Smoking, parties, messing with cameras and/or bringing animals will result in being asked to leave the property immediately. we require the booking guest to be 25 years old or older, and that guest must be staying at the home. .

You agree that you will not be bringing any animals - we have a non verbal child with special needs that is allergic, this is a health and safety concern.

Estes Park has a noise ordinance from 10 pm- 7am. If you go against this ordinance there will be a $250 fine and you will need to pay any fines that we occur because of the incident.

Only the people who are on the reservation are allowed on the property unless you discuss it with host before stay.
No food, drink or smoking should be near the hot tub $250 fee plus any cost for damages. Hot tub rules are listed next to hot tub. $100 fee if you do not use the hot tub lift.
All towels, linens, pillows, decorations, games, etc - anything that is in the house needs to stay or used on the property.
Our permit with the city only allows up 4 vehicles at the property in total.
