clean room, hotel in a pleasant area of Edinburgh. Cooked breakfast, table service.
Rooms were clean and updated.
Breakfast isn't worth while. However the lunch and dinner menu is very yummy! Just make sure u eat before 8 as they stop serving food at 8:30 pm.
had to walk past the dirty laundry to get to my room. Room was tired, bed uncomfortable as mattress was solid and pillows too thin. Shower was cold water only (sorry about that was the reception response). Couldn't sit where I wanted for breakfast. I was stuck in the throughfare with my back to the rest of the room. Breakfast was 1 each of egg, bacon, sausage, haggis, tomato.
Book elsewhere, I will never stay here again.
Cheap rooms are awful. Attic with a tiny hole in the roof as a "window". Toilet was a sani flow and was so noisy and room was far too hot. I can imagine the better rooms are quite nice though.
We stopped one night in a family room. Spacious, comfortable, clean. Big bathroom with powerful shower. Louvred window needed attention. Meals were served in the conservatory - breakfast was good and evening meal very good. Restaurant is worth a visit in its own right. Would stay again.

Fine for overnight
This hotel was fine for overnight as we attended a concert and went shopping. The reception area, hotel toilets, bar and conservatory restaurant were lovely and well looked after. The staff are friendly and helpful. service was great in the restaurant- we had breakfast and food was great and plentiful.
The only problem was we booked a twin room which was even confirmed by reception on arrival but it was a very cramped double room with the smallest bathroom I've ever seen. My mum and I are petite and really struggled to move at all. Despite this it was very clean and the room did have everything we needed for an overnight stay.
We were upgraded to the James Suite which was lovely with plenty of room for my wife, daughter and myself. Reception staff were good as was the wautress at breakfast but I can't say the same for the afternoon bar staff who were just ( and only just) going through the motions to serve us.
Really nice grounds. The beer garden and bar area was alot of fun. The wait staff was excellent. The bad was the room. No windows but had a skylight. Front desk guy did not know how to close the blinds so we had light streaming in all night.
Hotel a bit battered and in need of refurb in some of the rooms. I paid same rate as a double but got tiny single room with no bath. Walls scuffed and marked carpet old and worn. Bedding v clean and pleasant. Bathroom tiny, sink cracked, could all do with refurb. Overpriced in general.

City Break
The hotel was really nice and we really enjoyed our stay, however anytime we went to reception we had to wait a minimum of five minutes for someone to see to us. We also saw staff members lying in the middle of the hall outside our bedroom on their phones. Breakfast could also be bigger and on later.
Excellent stay, nice hotel, comfortable and an easy walk to the city centre about 1 mile away. Good breakfast, and parking. Wifi was poor strength in our room.
The Royal Ettrick would of been a grand place to stay at some point in its history, but no more.
It was advertised on hotels.com as a 4 star hotel but when we arrived it is now a 3 star.
The room we stayed in was run down which is much like the rest of the hotel.
In the room the paint is pealing off the walls, lights don't work, hair in the shower and little information in the room guest book.
We stayed 2 nights and only had breakfast there one-time on the second day.
The food was good.
We never ordered anything off the menu as it is overpriced.
If you are just looking for a bed for the night this hotel would suit but I wouldn't like to stay here longer then that really.
Disappointing, and the pictures on hotels.com must of been taken when it was first decorated.
Great experience staying at this hidden gem.Would return again the public areas are great with everything you need for a stay in Scotlands capital.The staff are on hand.at all times and are very attentive iin carrying out their duties which made for a welcoming stay.
