Newly refurbished and located on the stunning Lime Avenue drive to Arniston House Elm Cottage is one of 4 charming stone cottages which housed the foresters for the Estate in days gone by. Set in a sunny tranquil courtyard the cottages overlook fields to the north. The cottages also have an area of peaceful garden for visitors' use. A timeless place to relax in the country yet only 30 minutes from the center of Edinburgh with all its attractions. An ideal base for families with pets.
Elm Cottage has one double or twin room and shower room on ground floor level. Upstairs is a king bedroom with a shower room. The kitchen is fully equipped including an electric oven and hob, microwave, washing machine and dishwasher. The cosy sitting room has a wood burning stove with logs and kindling provided free of charge by the estate woodlands. A Freeview TV, DVD player and Wi-Fi are provided to entertain you during a relaxing break.

The property exceeded my expectations and was very good value. Everything was there that I needed, and as a result I had a very comfortable stay in beautiful and peaceful surroundings. A rare find and I will be back.
The property was as advertised and the people who handled the listing were amazing. The cottage was located near the train station so getting to and from the city was very easy. The cottage was very comfortable and met our needs. If we are ever back in the area we will stay here again.

Another Great Stay
Another great stay. Beautiful cottage, Stunning location.
Wouldn't hesitate to recommend, have told friends to check it out when they are looking for somewhere to stay in the area.
We had the best stay. Property was immaculate and the host Henrietta was so helpful in helping us find the shops we needed.

Stayed here a few times now. Working close to the city and prefer to travel in rather than stay there. Lovely cottage, very homely, everything you need and beautiful surroundings.
Would not hesitate to recommend, excellent value for money.

We had such a lovely 4 night stay here, very peaceful and quiet. Very spacious for 2 people and 2 dogs and had everything we could possibly need. Fire was pre prepared for getting there and the host was very contactable. Even has 2 pet pigs around the corner you can feed :) would definitely stay here again!

Another Fantastic Stay
Another great stay at Elm Cottage. Customer Service goes above and beyond.
Re-booked, will be staying in Gardener's House, and we have another booking for Sycamore Cottage.
Could not have been better, period. Several most enjoyable days in every way, living history that celebrates the past with no excuses needed or called for. Most helpful management, excellent accommodations and appointments, honest charm and gorgeous surroundings.
had a great few days in a fantastic accommodation, though a little remote on rainy days for places to go...maybe we were out of season. Nevertheless, we enjoyed it thoroughly. One minor point, the accommodation would benefit from a security light, when returning from a night out. Only a small walk from the car, but so much easier had it been lit.
We stayed at the Elm Cottage/Arniston estate during a Christmas time visit to Edinburgh. We enjoyed the cottage and especially the working wood stove. Very cozy. There’s lots of open space on the grounds to walk a dog or take a stroll. You are out in the country - you’ll need a car. Getting into Edinburgh was easy by train or car. The house is about 30 minutes or so by car from the Pentland Hills, Rosslyn Chapel or the beaches.
Comfy cottage although very compact - only one in the kitchen at a time!! Lounge with comfy sofa and log burner. Beds fine, TV good and beautiful surroundings. Feb/March not a good time to visit as we were very cold, the log burner turned out a good warmth but hadn't been on for a while before our stay. the free logs were a real bonus. I should think in spring and summer it is idyllic stay. Whist there we visited The Restoration Yard which is very interesting and has a great restaurant. Kids would love it as it has a magnificent play park with castles and tunnels etc. Also has a 'GoApe' - I was quite jealous!

July at Arniston Estate
Arrived a little later then we expected but still in daylight. The outdoor key-safe contains the door key but was a little fiddly to enter the code.The key-safe was quite high and , with no external light, would be difficult to use if arriving during the hours of darkness. Having entered the building, which we found slightly chilly, we were pleasantly surprised at the size and roominess of the house. The hot water for the radiators was provided but powered by lighting the wood burning stove. I noted that all the indications suggested that the immersion heater was on, but proved not to be and I don't know why (I am an Electrical Engineer but I didn't have any test equipment with me). On the last evening and the following (last) day did we light the stove, and it did heat the water filled radiators reasonably quickly. All the wood, kindling, matches and paper required for the stove are provided, and plenty of extra wood in an outbuilding if required. The on-suite showers were electrically powered with plenty of hot to very hot water supplied and at mains pressure. The two bedrooms contained two single beds which I found comfortable. I was using the downstairs bedroom which had windows at both ends of the room with plenty of daylight when the blinds were opened. My bedroom also had an electrical heater but I did not need or use this (other than to test it for a very short period). The kitchen, albeit very small was adequate with all the usual facilities and equipment, cutlery, pottery etc. The on-suite bathroom was small but adequate. The "big house" associated with this estate is open to the public but we had insufficient time to visit it. It is only open between certain hours for visiting.
There are five "Flats" available but ours required a little maintenance and I therefore slightly overpriced but all in all very enjoyable and certainly comfortable - we will be back !
Comfortable cottage with roaring wood stove. We were surprised by a morning of snow which added to the beauty. Kim, our host was the best, helping us when needed, even suppling candles at last minute when a predicted windstorm threatened power outage which luckily never came.
